31st May 2025 (18 days ago)Service was wonderful at first in my sales process -listing the house, great photos, board up promptly. But as soon as the house was under offer, the service fell off a cliff. The estate agents representing the house I'm buying can't get hold of CDC, even for urgent queries, so come to me. My buyer had a survey 6 weeks ago which sparked a bit of renegotiation. This could have been relatively straightforward with prompt communication but over a month of chasing CDC and we're no nearer resolution (and almost every time I call I speak to a different team member who is now covering it with no idea of background or what is going on.) I've tried establishing deadlines - those Im buying from are getting nervous- but these are ignored. I've told them since I've signed a gazeal for my purchase I need to keep moving forward, but this is ignored too. I dont know if its lack of capacity, or competence, or simple disinterest, but their inability to offer the most basic support is pushing me to the point where I'll have no choice but to walk away from an advanced sale and start again. I'm only hanging in there because were got so far down the line, and its not the buyer's fault. But that can't go on forever. I genuinely feel this process would have been less stressful and moved more quickly had these estate agents not been involved at all. Such a shame.

Following on the team as a whole very helpful, eased a stressful time of selling. Made viewing easy if I wasn’t around showed prospective buyers around for me. Would certainly recommend them to family friends. To top it off sold stc very quickly

I spoke with Matt initially to seek advice to ensure I reached the maximum value of the home I'd lived in for 19 years. Once I'd made a few changes, Matt visited and took brilliant photos of my home. My home was then entered onto the market via RightMove later the same day and achieved an offer over the asking price within 3 days. The communication I received from Kinghts and the recommend solicitor throughout the process was excellent and took a total of eleven weeks from listing to moving day. My neighbour has also just listed their property with Knights following my recommendation. Happy, happy, happy ????

The sale took longer than expected, and the eventual price achieved was less than forecast. However we acknowledge that this was a property with potential, but requiring considerable modernistion, so would have appealed to a limited audience. Our 5* rating was in no small part due to Amy Lillistone, the Oakheart Sales Progressor, who did a brilliant job "chasing the chain" to ensure that completion was effected before the increase in stamp duty.

We are far too early in the process to review in entirety, but I wanted to call out the photos that were taken of our apartment. James was forward thinking, took direction and ensured our flat looked the best it could. His experience is clear and the pictures turned out great. Extra star for taking a pic of our doggo and sending the pic over. Really lovely touch- thanks James.
6th Jun 2025 (12 days ago)Six Months of Rodent Infestation Six Months of Rodent Infestation – No Real Resolution We’ve endured six months of rodent infestation in a property managed by The Chant Group, and the experience has been appalling. Despite countless emails, pest control reports, and even rodents getting into our bedroom and personal belongings, the issue was never taken seriously. Instead of acting on clear professional advice for structural proofing, we were sent a handyman who carried out poor patch-up work — which pest control later confirmed was inadequate. The problem has repeatedly been downplayed, communication has been inconsistent, and there's been no meaningful accountability or urgency. We’ve had to throw away contaminated items, constantly disinfect our home, and live with stress and disruption for half a year. For a premium rent, this level of mismanagement is unacceptable. I would strongly advise others to think twice before renting a property managed by The Chant Group.- 22nd May 2025 (27 days ago)I have just finished my journey with colubrid and I can say what a great journey it was there professionalism was second to none they kept me informed about everything that was going on, I was so lucky to of had Luke to help me he was professional attentive and truly dedicated to helping me with all the ups and downs that we went through, what stood out for me with luke was how proactive he was in keeping me in the loop about everything, honestly Luke you were truly an inspiration to me and reassured me that all would be ok, and ???? it all was now I’m off to my new property and very happy would absolutely recommend Coulbrid to anyone that’s thinking of moving and thank you also to everyone at Coulbrid too for all my viewings and everything absolutely perfect keep up the good work thank you ???? ????????
