I instructed them to sell my house they told potential viewers they didn't know anything about it and had never heard of it after they told me to pay for a floor plan. The lettings manager didn't do 1 inspection and screamed at me down the phone because I was trying to find out if my rent had been paid over. I made a formal complaint. James Hawkesford had complete disregard for my concerns. I am suing and will go to the ombudsman

9th Jul 2024 (18 days ago)Atkinson satilgoe have been amazing to us! We needed to move from 1 property to another pretty quick, and Ben made that happen. They are very efficient and quick to get us into the new property within 2 weeks all checks and paper work was done within a couple of weeks communication is great. They also gave us a moving in gift whitch is a very nice touch. I would highly recommend Atkinson stilgoe in balsall common.

18th Dec 2021 (2 years ago)INTERNATIONAL STUDENTS BEWARE! This agency is atrocious towards tenants, especially international students because they know they can get away with it. They'll bug you when they want your money but will ghost you and keep you guessing until you pester them when you need their help. They're unnecessarily strict to the point of troubling everyone, even themselves. My landlord wanted to charge us £400+ just for overgrown grass and they blindly sided with the landlord, despite market price of grass cutting being around £100 - £200 max. Had to go through so many hoops and many months of dispute just to get our deposit back. Would give them a lower rating if I could.

1st Aug 2022 (1 year ago)With all the things that moving house can throw at you, don't make it any harder than it needs be. Choose the best estate agent, and in the case of Balsall Common/Shirley that's Ginger. Carl and his team have brought a refreshing step change approach to the traditional estate agent offering. Within the space of a week he had sold both mine and my mothers house, within 3 weeks found another house for my mother (we moved out of the area so he could not help there) and then managed the whole transfer process, including recommendations for solicitors, surveyors, removals etc. But beyond the process of moving it is the team dynamic, culture and engagements that make the real connections and ease the transfer through. We felt supported and in safe hands at every stage, almost as colleagues as part of a team rather than a client supplier relationship. Truly we cannot recommend them enough,

Why they are still on Rightmove and nothing on description and on top not even asked what properties I wanted to enquire . Not even professional or polite about it .
18th Mar 2024 (19 weeks ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!
3rd Apr 2024 (16 weeks ago)So, Henry's Estate Agents – the real estate equivalent of procrastination. Their confirmation statements are as late as a teenager's curfew, and their accounts are MIA since March 2023. But fear not, they've dodged the strike-off bullet more times than a clumsy ninja. And with directors switching roles like actors in a soap opera, it's like Shakespeare meets "The Office". If you're into real estate adventures with a side of paperwork chaos, Henry's Estate Agents might just be your jam.

28th Mar 2024 (17 weeks ago)Have just sold a rental property through Assured Residential - it wasn't entirely straightforward (buyer issues) and James was a big help in communicating with the buyer and the solicitor to move things forward as well as supporting the final completion in my absence. James managed the sales process and kept me fully informed throughout. Would definitely recommend.I have had a long relationship with Assured who have assisted with renting my property on a let only basis and have been very happy with the professional service given.

17th Jul 2024 (10 days ago)Had to sell my Mums flat as she moved into a care home. Had several quotes from estate agents. Danny from Crabb Curtis came out to value flat. Gave very good advice and didn't put me under pressure to sign up there and then unlike to other agents. So after a week we rang Crabb Curtis to proceed with the sale . We were looked after by Danny and Jessica until the sale completed . They have been excellent keeping us updated all through the sale. sorted out any issues that occurred . I would have no hesitation in recommending them First class Dave

She always got back to me if I had any questions with a quick response and nothing ever felt like too much trouble. I would definitely recommend :)
