Why I chose Circa (and would again): • They understood exactly what I was looking for very quickly — no wasted time, no irrelevant viewings • The properties he showed were genuinely high quality and well aligned with my criteria • Outstanding process management — I went from offer submitted to getting the keys in less than 1.5 months (and Kit was really part of making this happen) • Extremely responsive — Kit was always available, proactive, and on top of everything • Not the typical “salesy” approach — Kit really focuses on making both parties agree in a fair and smooth way, without pressure or nonsense What really sets them apart: Unlike many agencies that flood you with listings you don’t care about, Kit is very focused and selective. You can tell he actually listens — every property shown felt relevant, which makes a huge difference in London. Overall, a very smooth, efficient, and genuinely enjoyable buying experience — which is rare. I’ll definitely come back to Circa London — and to Kit Farino — when I sell my property. NB: This was for the purchase of a one-bedroom flat in Central London.

Lui was fantastic to work with during our rental search in London. He was very responsive, helpful, and made the whole process much easier than we expected. He kept us informed every step of the way and made sure everything went smoothly. Highly recommend Lui if you’re looking for a rental in London.

18th Mar 2024 (2 years ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!

Thank you!- 31st Mar 2026 (16 days ago)Dreadful company: the Lettings manager, Mubeen, was so charming when he wanted the listing, but, once he got it, he then proved inefficient and uninterested. The company has a revolving door of young, inexperienced people, so landlords don’t know who to contact, even during a let. We had to sort out all the problems ourselves and keep in contact with the tenants, as, like us, they couldn’t never get through to the assigned agent, who was changed the day after arrival anyway. Mubeen and his team are masters in ghosting clients and payments were late. We had damage we reported with photos, but never heard back from Foxton’s. Awful, unprofessional company. Best use a different agency, there are plenty out there.
