10th Feb 2022 (4 years ago)Poor service - initial queries were ignored and and I was stood up once I’d finally arranged a viewing, as the agent hadn’t bothered to let me know that the let to the property was already agreed. Do not waste your time on them.
2nd Jun 2026 (16 days ago)We bought a house in Leyton with Allen and Davies. Our main point of contact was Vivien - she was amazing. It is very rare to come across kind, helpful and good at their job estate agents(!) - but she was very much this. She made the process so much easier from start to finish and we felt in safe hands. She was really good at communicating and keeping us abreast of developments. Honest, fair and reliable. We worked a bit with Tony too and he was great. Overall we highly recommend Allen and Davies - they were transparent, helpful, and the best estate agent we have worked with to date.
19th Mar 2026 (13 weeks ago)Everytime I enquire about a property for sell this agent is advertising. The first question they ask is 'Do you have a property for sell'. They take all your personal details and at the end don't give a date for viewing. This happened on several occasions, I have now stopped enquiring. I believe this is a fishing tactic to get peoples information and if they can find a person who is looking to sell. I would not ever buy or sell a property through them.
17th Dec 2025 (6 mo. ago)Absolutely terrible. I had the displeasure of renting with Spencer Munson from 2020 to 2023 and I am appalled at their service. Issues with our rented property was noted when we moved in, such as blown double glazing that needed to be fixed, but we never got that fixed in the entire 3 years. We needed ventilation in the bathroom and I chased them for 2 years to get an extractor fan fitted. We had contractor after contractor visit yet nothing was ever done because they couldn’t organise. We had one contractor come twice for the same thing! He was as confused as us and stated he sent his quote to them and never heard back till months later when he was asked to go and visit again! We ended up with horrid mould due to their negligence. Every time I would call or email I was told they were sorry for my wait and would check with management and call back. Yet I never ever got one call back!! I was sick and tired of chasing so I made them aware I would report them to the ombudsman and that is the only time I got a response! Even then, it took MONTHS to get an extractor fan and still nothing was done about the window. The boss himself came to our property because it had gone on so long. Originally he gave us a day and time and never showed. This happened twice which I can understand things happen, but he never attempted to call or email while we waited in. When he did arrive, he tried to tell us the property was so old it didn’t need an extractor fan. I brought my grandad around for this reason. He has been a builder all this life and knows the laws. The building is required by law to have some form of ventilation in the bathroom to combat the mould that was growing. The boss tried to give us the run around but it did not work. We decided to move out earlier this year as we were fed up of them and were given the option to self clean to a professional standard or pay for cleaners. We cleaned ourselves and I videoed the entire flat as proof, knowing what they were like. We spent 2 days scrubbing every inch, skirting boards, corners, lamps, oven, fridge, windows and it was spotless. We used their own checklist to make sure we had everything to their standard only to be told we would be charged £250 for a ‘further clean’ after moving out. So a waste of our time. Don’t give the option to self clean if you are going to charge for progressional cleaning regardless! My family friends helped who are actually CLEANERS, so when I say it was cleaned to a professional standard I mean it. We were then charged over £200 for ‘bathroom damages’. After probing into this I was told the ‘damage’ was a loose toilet roll holder that just needed tightening…and the seal on the shower door was coming apart. So they were wrongly charging us for wear and tear NOT damage. So £500 out of our deposit later we are finally out. Appalling management, morally wrong and from what I saw in 3 years, could not manage a property and keep them to a good standard. Avoid at all costs or be prepared to be spending your free time calling and chasing.
12th May 2026 (5 weeks ago)Service was amazing, highly recommend these estate agents. Mike Driver, the branch manager, was great from start to finish. We appreciated his honesty, transparency, and his willingness to go above and beyond. He helped us chase the vendor's solicitors and was responsive over the phone. The staff were also very helpful and lovely, taking great notes and collaborating with each other well. I highly recommend, and will look to contact them again if we are in the market again. P.s. this was a review I gave in July 2021, but didnt get published!!
30th Mar 2026 (11 weeks ago)Unfortunately, this is not very reliable for several reasons. After using this real estate for a few years and even with some problems in the property. After leaving the house for 4 years waiting for them to remove me from the contract, they didn't do it. Given this, it is for several times getting in touch and solving this situation they did not do it cordially. Emails that are not even answered, calls with yes and no. It is unfortunate because professionalism in any area is very important as well as the responsibility of tenant and agency (since the landlord gives the agency responsibility) and regrettable to have to make this comment because respect is following the law is something they do not do. Remembering that at the time of covid the government imitated a statement about tenant vs landlord in which the rents were paid in full and as an example I always did it in full because I didn't think it was right. Honestly, they have to review the owner who works and deals with the good tenants, not to disassemble the deceased is a lack of professionalism. In addition, after leaving the house they still try to accuse of leaving the house in a miserable state in which this did not even happen because from the beginning (private photos from the delivery of the key to the end of the contract). I don't recommend using this agency because it's not reliable
2nd Mar 2026 (15 weeks ago)If you can avoid renting from these people, do. Despite several good reviews I have to say I had a terrible experience with R L Morris. I moved into a flat managed by them in January 2025 and work promised was not done - kitchen tap flew off in my face, for instance. I had a succession of issues - a ceiling leak that took four months to fix, an ancient fridge freezer with a bottom drawer just a solid frozen block - their response to this was for me to defrost it for three days! There is not always an emergency contact in place at weekends, so if you run into trouble, most of the time you're on your own. Finally they gave me notice, saying that the owner wanted to sell the flat, but that was a lie because it's back on Rightmove for rent again! 246 Albert Road E10. Everything is clapped out in the flat, I repainted and was promised £300 to compensate but never got it. Previous tenants said they had the same issues.

24th Apr 2026 (8 weeks ago)I dealt with several of the team at Neil King and found them all extremely professional, patient and full of good advice throughout the year-long process of listing my property, relisting it after various offers fell through, showing dozens of viewers around and dealing with a lot of back-and-forth between me, my eventual buyer and our solicitors. In the end my property went for exactly what Neil thought it was worth. So if you're looking for an agency who actually know the most up-to-date market conditions specific to South Woodford, this is the right one. I can't praise them highly enough.

I want to give a special thank you to Carol Wade (Office Manager) who was amazing she guided me through the whole process, including all the references, and was so patient and supportive throughout. Geoff Burgess showed me the flat and he was very friendly and helpful. When i went to the office, I met Jemma Buisson who was also lovely and made everything smooth. Overall, the team were professional, kind, and made the process much less stressful. I would definitely recommend them.

What should have been a straightforward transaction became a complicated chain with numerous delays, but Waqas stayed on top of everything from start to finish. He was always available, always chasing updates and always looking for solutions. There were times where we were probably his most demanding buyers, but he remained patient and professional throughout. Thanks to his efforts, we have now completed on what will be our forever family home. Highly recommended and genuinely one of the hardest-working estate agents we’ve dealt with.

While they were representing the seller, they went above and beyond to help me as a buyer navigate what can often be a stressful and complex process. Communication throughout was timely and consistent — emails were answered promptly and viewings were always punctual. Whenever I had questions or needed clarification, they were quick to connect me with the right people to resolve any ambiguities, and they accommodated all of my information requests without hesitation. They were instrumental in helping me gather everything my lender required and in assisting my solicitor with their enquiries, which kept the process moving forward smoothly. Despite representing the seller’s interests, they struck exactly the right balance — giving me the confidence and information I needed to make an informed decision. The support didn’t stop at completion either; their post-purchase assistance was a welcome and appreciated touch. 14th May 2026 (5 weeks ago)The staff was always arranging viewings last minute and asking us to do the viewings twice on a late Saturday afternoon nas Sunday evening. There waa no mobile contact number to call easily. There was no extra effort to try amd sell the house beyond routine advertising. Once I withdrew the house from the market the manager who was calling me every daybto put the hous on the market did not even call or email me back personally. Just got a generic email from their parent company. Felt the whole approach was very impersonal.We know from other agents that our road is sought after and they get queries.. But Bairstowe did not seem to have much idea about what made our house and street an attractive prospect.
