2nd Apr 2026 (24 days ago)(2-April-2026 update) I am very disappointed with the way Barnard Marcus has handled my deposit return. Despite repeatedly following up, they continue to respond with vague messages like “I am still currently liaising with your former landlord in regards to what they may potentially be looking to claim for to deduct from your deposit.” This has been going on for far too long, and it feels completely unprofessional. The checkout inventory report clearly stated there were no damages and I have hired professional end of tenancy cleaning, so there is no reason for the landlord to spend days “looking for” deductions. The agency should be enforcing a clear deadline for the landlord, not helping them delay payment. I expected transparent and timely communication, but instead, I have experienced avoidable delays and poor accountability. Very disappointing service. ------------------------------------------------------------------------------ To future tenants, I wish you good luck and all the best coz you really needed it. People here just don't give a sh*t and don't care about delivering what they have promised. 1. I was only given the tenancy agreement 3 days before the tenancy start date, as I have mentioned multiple times that I need time to read the agreement and make payment and plan ahead for my moving, they only serve the landlord as the landlord is given a template and rights to modify any leasing terms 2 weeks ago, but I only got 3 days. And they insist that I need to start paying bills on the tenancy start day and not willing to postpone it even it is their fault to not send me the agreement earlier. Without any confirmation how am I suppose to make plans in moving? 2. They will not share the landlord's contact and saying I can contact them whenever I need help. However, whenever I needed them to ask landlord for confirmation, eg if it is ok to replace the traditional meter with smart meter, they will never help you and no reply. I tried to call and email, no response. Also I tried to ask them to confirm with landlord if water bill is also included, as the rent only stated hot water included. I tried to call Thames Water and got the reply is I cannot set up an account with them as the whole building was under 1 business account. I addressed this issue to Barnard Marcus Covent Garden and would would like to seek for a confirmation that I do not need to pay for water. What I got was, if you contacted Thames Water then I should take their advice. Come on! I need confirmation from you! not from Thames Water! There are many more little things that shows how irresponsible they are to Tenants, I hope this review can help anyone who is considering to rent from them. **When it comes to fixture maintenance, Hollie from the property maintenance team however did a great job, she replied my emails and follow up on the issues. I really appreciated her prompt response. PS. I will keep updating my frustrated experiences that I encounter with them.
8th Apr 2026 (18 days ago)I used Lloyds to sell. When I terminated the contract due to lack of professional conduct (including changing terms of contract without prior agreement) and poor quality service, the owner of the business Patrick French would not leave me alone even 8 months after I terminated the contract. Contacting me unnecessarily to ask who had bought the properties in question despite it having nothing to do with him, helpfully pointing out that he could check land registry to find out who bought from me, threatening to take legal action for defamation if I chose to take my formal complaint to the ombudsman. I wish I'd never met this man - he has caused me no end of stress and caused major delays to me moving house and moving on with my life. Seems very amenable when you do what he wants but as soon as I stopped doing what he wanted, he wouldn't leave you alone. Luckily I found estate agents who did the job properly but only after suffering through what this man put me through for nearly a year.

The property was not cleaned at all upon completion, communication throughout the process was consistently poor, and they failed to return important documents relating to the new energy supplier. Wikki, in particular, was extremely unhelpful. I would not recommend using this agency for a purchase of any kind.

7th Apr 2026 (19 days ago)I would like to take a moment to recognise Sarah-Jane for the outstanding service she provided throughout our purchase. She was consistently cheerful, approachable, and always had a smile on her face. She kept us fully informed at every stage of the process and was extremely flexible when arranging viewing times, which we really appreciated. What stood out the most was Sarah-Jane allowing us access to the property prior to moving in so that we could give it a thorough clean. This meant a great deal to us, especially as we have young children, and being able to prepare the home in advance was incredibly important. Every time we met Sarah-Jane in person, she was warm, friendly, and genuinely committed to providing excellent service. Overall, Beresford were a very easy and flexible agent to work with, and the experience was made even better by Sarah-Jane’s professionalism and positive attitude.

30th Mar 2026 (27 days ago)Unfortunately, this is not very reliable for several reasons. After using this real estate for a few years and even with some problems in the property. After leaving the house for 4 years waiting for them to remove me from the contract, they didn't do it. Given this, it is for several times getting in touch and solving this situation they did not do it cordially. Emails that are not even answered, calls with yes and no. It is unfortunate because professionalism in any area is very important as well as the responsibility of tenant and agency (since the landlord gives the agency responsibility) and regrettable to have to make this comment because respect is following the law is something they do not do. Remembering that at the time of covid the government imitated a statement about tenant vs landlord in which the rents were paid in full and as an example I always did it in full because I didn't think it was right. Honestly, they have to review the owner who works and deals with the good tenants, not to disassemble the deceased is a lack of professionalism. In addition, after leaving the house they still try to accuse of leaving the house in a miserable state in which this did not even happen because from the beginning (private photos from the delivery of the key to the end of the contract). I don't recommend using this agency because it's not reliable

27th Mar 2026 (30 days ago)THE RUDEST ESTATE AGENT I HAVE EVER COME ACCROSS IN MY LIFE! Usually you would expect to be welcomed to to a property you are looking to buy, invited to park on the drive so you can see what it would be like to live there. Not Claudia Romano, who arrives 1 minute before the appointment, shouting out of her car door, "I'M THE ESTATE AGENT SO I GET TO PARK THERE!". And then, once we have driven around and finally found somewhere to park, has the cheek to tell us that we're late and we will not have a full appointment - when we were there first! Prospective sellers - avoid at all costs!!!

The aftercare was also super efficient. We exchanged exactly 8 weeks after the offer was accepted, and completed 2 weeks later. Highly recommend these guys.
