31st May 2026 (14 days ago)????? | ?????? Lettings Review ?????? Wow! Where do I even start?! I'll be honest, I came to McRaes with zero expectations. I've come across enough agents over the years to have become fairly resigned to the whole experience ?????? You know the drill: slow responses, vague answers, nobody really seeming to care whether you actually get a home or not. ? McRaes were genuinely something else entirely ? Brian, Miri and Sally looked after the lettings process from start to finish and the thing that struck me most was how human they all were. Not just polite but actually kind ?????? Considerate, empathetic and whenever I had a question or a wobble they responded with warmth and patience rather than the usual clipboard energy you get at other agencies. You don't find people like that in estate agency anymore, they are a rare, rare find ?????? ? What made McRaes stand out: ?????? Genuine, warm and approachable from day one ?????? Outstanding communication throughout and never left in the dark ?????? Seamless, stress-free process start to finish ?????? You actually feel like a person, not just a tenant reference number ?????? The kind of people you're genuinely sad to stop dealing with ?? One thing to flag regarding the inventory company: ?????? This is no reflection on McRaes whatsoever but the third-party inventory company they used fell well short. Items were logged as "professionally cleaned" and "good condition" when they were neither including appliances that simply weren't in working order. For a lettings team that holds itself to such a high standard, it's a noticeable weak link. I'd genuinely encourage McRaes to find an inventory provider whose thoroughness matches their own. ?????? ?????? Here's the bottom line. McRaes are the kind of estate agents you wish you'd found years sooner. Brian, Miri and Sally are wonderful and the whole experience was refreshingly smooth. ???????????? Sort the inventory company and it's a five-star operation without question! ?????

30th Jan 2026 (19 weeks ago)As a first-time buyer, I trusted this estate agency to provide accurate and reliable information when viewing and proceeding with a property purchase. Unfortunately, my experience was extremely disappointing. When I was shown the property, I was told three key points that significantly influenced my decision to proceed: • That the flat had an allocated parking space • That the leasehold was 999 years • That residents contributed to a joint building insurance policy After several months of progressing the purchase and paying substantial solicitor fees, it became apparent that all three of these statements were incorrect. There was no allocated parking for the flat, the lease was under 150 years rather than 999, and there was no existing joint building insurance policy. Each time I raised these issues with the estate agent, I was simply told that the information had been provided incorrectly by the seller and that they apologised. While mistakes can happen, these are material facts that should have been verified before being presented to a buyer, particularly as they directly affect a purchaser’s decision-making. The process was stressful, costly, and ultimately ruined my trust in the agency. Buying your first home should be an exciting experience, but being misled on multiple fundamental aspects of the property made it extremely disheartening. I would strongly advise future buyers to ensure all key details are confirmed in writing and verified early in the process.
16th Jun 2024 (1 year ago)Was dealt the worst tenancy of my life through Lifestyle Property. Within 3 weeks of living at the flat we were burgled, front door was taken off the wall so we had no choice but to phone the landlord and was told we ‘ruined his Sunday evening’. The property made us all severely sick for months at the result of black mould. We had doctors notes and the landlord disregarded all proof that the mould was a result of poor insulation. Adam and the management team at Lifestyle property were reluctant to help in anyway, Adam asked us to send him evidence of the flat and instead of giving advice, he ignored emails and decided he no longer wanted to help. Useless estate agents and I would advise anyone to stay away from Lifestyle property, especially if the landlord is Lee Poppy.

I was desperate to complete before Christmas as I was potentially homeless and Jon pulled out every stop to make sure this happened. I cannot thank him enough.

My son offered in January 2025 with the hope of completing before the increase in stamp duty. It was a tall order! But Jay kept everyone informed about the negotiations, pushed where he needed to push. Always available at the end of the phone. Perfect. Thank you!!

Definitely use Property Experts if you want a smooth sale without the promises other estate agents gave us and did not deliver.

13th May 2026 (5 weeks ago)I’m genuinely very disappointed by the way I was treated by both the owner and manager at WorkSpace. I was approached while quietly doing my work and spoken to in a degrading and unprofessional manner regarding purchasing something from the café. The situation was communicated unclearly at first, and instead of handling it respectfully, I was told to leave or security would be called. I found the entire interaction rude and upsetting. Regardless of café policy, customers should still be treated with basic respect and professionalism.

24th Oct 2025 (7 mo. ago)ABSOLUTELY AVOID: A Nightmare Letting Experience Focused on Scams This agency is, without question, the worst I have ever dealt with and should be avoided by any tenant who values their rights and their deposit. For two years, we tolerated poor service, including numerous unresolved maintenance issues. The real problems began when they attempted a massive rent hike, only to backtrack when we chose to leave—a clear failed attempt to squeeze extra money from long-term tenants. During our exit, they demonstrated a complete disregard for us, pushing for aggressive, last-minute viewings, including on weekends. When we left the property four days early to accommodate their viewing schedule, they repaid our good faith by charging us for those four days and offering zero thanks. The true nightmare, however, was the deposit return process, which took a full, miserable month. They relentlessly and fraudulently tried to find excuses to retain funds. They completely ignored the official check-out report stating the property suffered only fair wear and tear. They repeatedly changed their story on which room was damaged and, most outrageously, tried to charge us for a full repaint that they had already promised prospective new tenants would be covered by the landlord. This appalling conduct resulted in an unjust deduction of £300. Be warned: this agency will always prioritize the landlord, and they will absolutely attempt to scam you out of your deposit with false claims and continuous deceit. Save yourself the stress and find another company.

15th Jul 2025 (10 mo. ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.

I went to him with my vision to buy my dream flat and there were so many complications as well but he took the time to understand our needs and delivered on promises. Seif is such a gem if you want someone helpful and reliable, I’d recommend him only. He even helped us to sort our Stamp Duty problem.His communication was excellent—attentive, timely, and honest. Renowned Homes made a daunting process seem incredibly smooth. Five stars ??????
