We got in touch with Knight Frank in early May about the sale of my parents' house both of whom had died earlier in the year. The sale was successfully completed November 24th.
Our experience with them has been almost entirely very satisfactory. We spoke to 3 agents initially and had no hesitation in deciding on Knight Frank. They arrived well-prepared with a full cover of their brief, much useful information on comparable properties they had sold locally, an authoritative overview on market conditions locally and more generally, good market strategies, with national and international data base, plus a reassuring emphasis on personal interaction and follow-up and were efficient and understanding in their viewing and analysis of the house itself. The initial price they put on the property was also bang in the middle of the three varying views of the three different estate agents we interviewed. While this was a consideration in choosing KF, it was the least important factor in our decision.
Our first impressions were borne out by our subsequent dealings. KF were direct but entirely polite, sensitive and accommodating about how we should best set up the property for client viewings (furniture, pictures to be left, removed etc.). Once the property was on the market there were instantly a good number of viewings and this continued over the summer. Once it became clear that house was creating much interest but no offers we decided to reduce the price but this was a decision that was neither rushed into nor left hanging for too long. Their advice on how to drop the price proved spot on, having an almost immediate effect. Indeed their advice throughput has proved invaluable and we have never had cause to fault it.
KF took entire responsibility for all dealings with potential clients and with the eventual buyers. We were entirely happy to entrust them with this and encountered no problems.
A couple of very small criticisms:
It seemed to take quite a time to put the paperwork in place to put the property on the market.
Communication could occasionally have been better. They generally rang with regular updates bi-weekly on how the viewings were going but sometimes this lapsed and there were longer gaps that needed a bit of nudging. Also occasional emails and telephone messages that needed chasing for a reply. Generally speaking however communication was fine and they were always ready to spend time discussing things at any length on the telephone when I did get in touch. Their emails were concise, efficient and comprehensive.
