2nd Mar 2026 (22 weeks ago)If you can avoid renting from these people, do. Despite several good reviews I have to say I had a terrible experience with R L Morris. I moved into a flat managed by them in January 2025 and work promised was not done - kitchen tap flew off in my face, for instance. I had a succession of issues - a ceiling leak that took four months to fix, an ancient fridge freezer with a bottom drawer just a solid frozen block - their response to this was for me to defrost it for three days! There is not always an emergency contact in place at weekends, so if you run into trouble, most of the time you're on your own. Finally they gave me notice, saying that the owner wanted to sell the flat, but that was a lie because it's back on Rightmove for rent again! 246 Albert Road E10. Everything is clapped out in the flat, I repainted and was promised £300 to compensate but never got it. Previous tenants said they had the same issues.

Also, following the reading of good reviews from other people, I was confident and encouraged to make an appointment with ARQ Homes. I spoke with Abdul who invited me to his office, and made feel more than just a client, I felt like a guest in his ARQ estate agent. Abdul was very clear and concise covering all the details in order to give me an honest an accurate valuation appraisal. Abdul also used his valuable experience and knowledge in the housing market, in order to give me a good advice how to proceed with my plan for both potential lettings and sales of my property. Abdul's advice has definitely put me on the the right directions in order to achieve the best possible outcome in relation to my property. 22nd Dec 2021 (4 years ago)I am a 44 years old an a Gas Safe Engineer. I have been working in maintenance since 1996. Never seen a worse maintenance company than Strettons. I have no words to describe how we the residents of Onslow Parade N14 5JN feel. Come and judge for yourself before considering to buy or rent a property where this company is involved. Now obviously they are going to reply that they do as much as possible etc . Which is rubbish! We are their customer and we are the people entitled to give them a honest good or bad review. Don't listen to they answers

He was always understanding, approachable, and incredibly responsive. My son offered in January 2025 with the hope of completing before the increase in stamp duty. It was a tall order! From start to finish, he was incredibly dedicated, proactive, and genuinely invested in making sure everything progressed as smoothly as possible.<br>What really set Gaurav apart was how far he was willing to go beyond the normal responsibilities of an estate agent. Gaurav was not even our estate agent he was the agent from whom we were buying off and actually supported us and did more for us than our own estate agents (who were useless). Throughout what was at times a complicated chain, he regularly took the initiative to contact solicitors and other parties involved to keep things moving and ensure everyone was aligned. Rather than simply waiting for updates, he actively chased information, followed up on outstanding issues, and kept us informed every step of the way. His persistence and determination undoubtedly helped prevent delays and kept momentum going when things could easily have stalled.<br>Gaurav was also exceptionally thorough. No detail was ever overlooked, and he always took the time to explain things clearly, answer our questions, and make sure we understood exactly where things stood. We never felt like just another client; he treated our move as though it were his own and genuinely cared about achieving the best possible outcome for us.<br>What could have been a very stressful process felt far more manageable because we knew Gaurav was on top of everything. His professionalism, attention to detail, communication, and willingness to go the extra mile gave us complete confidence throughout. She made everyone feel welcome and comfortable from the start. Kriztina explained everything clearly and in detail, and she patiently answered every question we asked. We met her a few times during our search, and each time she was just as welcoming and helpful. As I am dyslexic, I especially appreciated how patient and understanding she was with me. It meant a lot and made the whole experience much easier. Although I am no longer looking for a property, I would like to wish her all the very best for the future.
