16th Jul 2026 (20 days ago)I paid £213 to Greenfield for the holding deposit. The referencing failed. Instead of them refunding my money. They deducted £60 from my money. When I enquired The agent called Laurence said, they have deducted the cost of referencing from it.<br>I said what?? You didn't tell me from the onset. Moreover, I have not asked anyone to do referencing on my behalf, so why I'm I bearing the cost.<br>Is this extortion or what???

She took the time to really understand what we were looking for, and instead of just showing us properties, she genuinely listened. She suggested a property that we may not have considered ourselves, and it turned out to be our dream home—it ticked every single box we had been looking for.<br><br>Throughout the whole process, Fiona was professional, friendly, and incredibly supportive. She kept us informed every step of the way, was always available to answer our questions, and made what could have been a stressful experience feel so much easier. Their communication was fantastic, kept up to date with progression work, providing me with weekly updates - ensuring the sale was moving forwards and foreseeing any potential issues. Progression work is vital to a smooth sale, often over looked by other agents! 5 Stars

I had lots of questions along the way, and every one was answered promptly and clearly. Shout out to Freya, She was always approachable and made the experience stress free. Pleased with the property. Collecting the keys was straightforward, and i'm very happy with the service I received. Highly professional and highly recommended!

17th Aug 2025 (11 mo. ago)Went down auction route , communication poor , didn’t return calls , over valued property, when asked to supply solicitors had to chase up to find who was dealing with it ! Not very impressed with whole experience so far , have used Cobham branch before with move and that was brilliant no issues ! Will wait to see final outcome!

31st Jan 2022 (4 years ago)Deal with this estate agent will be nightmare you prepare to be. just bought a house in guildford. given the offer to the seller. the estate agent pushed price and arrange unrealistic exchange and completion date. this results in the seller withdraw the listing. half year later, the seller is ready to sell. the estate agent disclosure both the sellers and buyers personal information to financial brokers and insurance thirdparties for marketing. during the communication with them, it is hugely unreliable and unfriendly. no customer service and professionalism. at the completion date, the sellers cannot give keys to estate agent and the buyers waste time to wait for the keys to be given. completely rubbish. both the sellers and buyers should be avoid..

House moves are always stressful but it was great to have an agent that tries to relieve our stress (not add to it!). Thanks again!

I found them to be very professional, knowledge and they have me some great tips in order to finally sell my home. We went ahead with Big Black Hen and there suggestions and hey presto, our house sold. Ive since recommend Big Black Hen to my friends and family. Great service

Very professional, approachable, honest and always available. No hard sales waffle, no forcing stats to try tease the sale price down. I have nothing but praise for this team who listened and then worked with enthusiasm towards my end goal. 22nd Dec 2021 (4 years ago)I cannot say enough about V&H Homes and specifically Maria at the Ashtead Branch. While they are a smaller independent agent, they will absolutely give you the personalized service that an independent can provide. Give those big estate agents in Surrey a miss, take your business to V&H. The communication throughout the process was exemplary, the dedication to getting the sale was second to none. We had tried to sell previously with the usual suspects in Surrey and none of them could get the sale and it seemed hopeless, V&H got it done in 10 days! There were many times in our sale where things got rocky and Maria went well over and above day in and day out to ensure that everything went through. I truly believe that if we had went with another big establishment high street agent that our sale would not have happened. While Maria was absolutely amazing, we also had interactions with the other associates at Ashtead V&H Homes. When Maria was out of office our file was well looked after, the service didn’t slip at all which is very rare in a sales situation. As I said at the beginning of this review, I really can’t say enough about Maria and V&H. These days reviews are either 5* or 1* and it’s getting more and more difficult to sift through them to make a decision. This is 100% a genuine 5* review. Were there issues in the sales process, of course there were, we were selling a house. But it wasn’t about the issues, it was about how they were handled, the speed at which they were handled, and the fact that when something came up we were never left to worry, V&H were always just a phone call or e-mail away. Thank you so much Maria and V&H Homes for the personalized service and all the time and effort that you spent on our file. We absolutely owe our sale and the fact that we are snugly in our new home all to you! Very best regards, Danny

27th Jun 2026 (6 weeks ago)I had an extremely disappointing and distressing experience with Ralph James while trying to rent a property at Helena House, Royal Earlswood, ahead of starting my new job at East Surrey Hospital.<br>I viewed the property with an agent named Hugo Cina. Following the viewing, I received what appeared to be legitimate emails containing the tenancy agreement and payment instructions. During the process, I was told that iI needed to pay the 5 weeks rent as deposit at first, and then told to pay 2 weeks rent as deposit for them to send me the contract letter. When I questioned why I was being asked to pay more than the usual holding deposit- which is one week's rent, I was encouraged to make the payment quickly so that the tenancy could proceed.<br>I subsequently received bank account details that I was told belonged to the landlord and, relying on those instructions and the accompanying telephone conversations, transferred £346. I have retained copies of the emails, call records and payment confirmation.<br>The following day, when I contacted the agency, I was informed by a senior member of staff, Sam, that their email system had been compromised. Since then, despite numerous phone calls and emails to both Sam and the Head of Lettings, Katie, I have received no meaningful response or assistance regarding the money I lost.<br>I have now submitted a formal police report regarding the suspected fraud. The lack of communication and support from the agency after being informed of the incident has been extremely disappointing.<br>Whether the payment resulted from a compromise of their systems or another cause is something for the relevant authorities to investigate. However, as a prospective tenant, I acted entirely in good faith, relying on communications that appeared to come directly from the agency.<br>Based on my experience, I cannot recommend using this agency. I hope they improve their security, communication and support for customers who find themselves in situations like mine.<br><br>I would not recommend their services as they are not secure, professional and aren't helpful at all.- This agent doesn't have any reviews
