We have used Matthew James on 7 separate transactions and they were brilliant every time. They give great advice, are a joy to deal with and manage everything with the utmost professionalism and skill. They are incredibly responsive (returning calls within minutes). We couldn’t have managed the sales without them, because they did so much of the transaction management to keep everything on track, and they found really lovely buyers for all the properties we sold. Buying and selling property can be stressful, but MJ make the whole process so much easier. All buyers they introduced were genuine and completed each sale, so there was no wasted time for anyone. Everyone in the office is terrific! Highly recommended.

He speaks in everyday language not estate agent-eez, he has been exceptionally responsive and has kept me updated throughout. I honestly could not have wished for more. His persistence and cool head on one of the properties helped secure a higher than asking price in market that was in steady decline at the time. Thank you, thank you and once more thank you.

To echo so many other 5 star reviews here, we found them likeable, efficient, professional, quickly-responsive, experienced, excellent at resolving curved balls, and just generally super switched on and helpful. Of all the professionals and services involved in the house sale process, picking HJC was the decision we were 100% happiest we'd made - a genuinely reassuring presence throughout the whole experience, they just inspired confidence. I had a great experience with Gascoigne-Pees Esher during my property purchase. A special thank you to Tom Butler, who was proactive and supportive from start to finish. He regularly followed up with the solicitors and vendor, kept everyone informed, and helped move things along through each stage of the process.

She was friendly, responsive and proactive, regularly following up with everyone involved and keeping us updated. She also patiently arranged several property visits for our surveyor and contractors. We really appreciate Zoe’s support and would happily recommend her and the Gascoigne-Pees Chessington team.
30th Oct 2026 (8 days ago)Dealing with them during our tenancy was fine—they were responsive to emails and fixed problems quickly. However, things went downhill when we moved out. They claimed the property was dirty and deducted £100 from our deposit for further cleaning. We left the flat domestically clean; we simply missed some limescale on the sink and hoovered the carpets instead of steam-cleaning them, which was never stated as a requirement anywhere in our contract. In my 14 years of renting in the UK, landlords have always taken care of the professional clean before new tenants move in.
We reluctantly agreed to the £100 just to avoid the stress. But then, an extra £20 deduction came out of nowhere with zero warning, claiming "damage" to a radiator. We never even touched that radiator, and it was actually filthy when we first moved in (we even cleaned it during our tenancy). We only agreed to it because fighting them felt useless at that point. We basically ended up paying for the flat to be professionally cleaned for the next tenants with our own money. They seem very nice upfront, but they will nickel-and-dime your deposit when you leave.
2nd Nov 2026 (5 days ago)Unfortunately our experience has not been the best . They are unresponsive most of the times , and all their rentals are not keen to let . Is very hard to get a viewing with them and for the most of them they are not even giving you a viewing . So far for our family has been a difficult process with this letting agency .

Exactly what you need when things get stressful. Would certainly recommend them, over the big corporate high street agents.

Buying a property can take time, and quite early into our search, my wife and I found ourselves saying, "We really hope we end up buying through Robert Leech."
The reason? Lisa.
We'd started building a relationship with Lisa through numerous viewings, conversations and even some pretty tough negotiations. And over time, we came to realise that our relationship with Lisa and Robert Leech was far more than just transactional.
Now, Lisa doesn't blur the lines about who she represents. She's instructed to get the best deal for her client, and rightly so. But what makes her different is that, despite us not being her client, we genuinely felt she had our best interests at heart too.
With every viewing, proposal or negotiation, Lisa wasn't just looking at the property or the numbers. She was thinking about our family. Guiding us in a way that protected us financially, supported us locally and helped us make sensible, informed decisions.
We never felt like just another couple of potential buyers. We felt like a family that Lisa had taken a personal interest in, almost as though she'd made it her responsibility to find us somewhere suitable, somewhere special, and somewhere we'd be happy for years to come.
And that's what makes the difference.
The friendly catch-ups in Pret, the completely unrelated jokes, the more personal conversations, and perhaps the biggest thing of all... Lisa is definitely not a 9–5’er.
It's almost like having a 24-hour PA. She's attentive, proactive, incredibly switched on and, frankly, blooming smart.
In the end, Lisa achieved the full asking price for her client. She did exactly what she was instructed to do. But somehow, she also made sure that we found and secured the home we'd been looking for.
So, an estate agent or a friend?
I think the best agents manage to become a bit of both.
A huge thank you to Lisa, Craig and the team at Robert Leech. You've made what can be a stressful and emotional experience feel personal, considered and genuinely enjoyable.
We couldn't recommend you highly enough.

It certainly wasn't the most straightforward sale and purchase, with plenty of challenges along the way, but from start to finish the whole team was professional, knowledgeable and incredibly supportive.
A special thank you has to go to Aaron, who was our main point of contact throughout. He was absolutely outstanding.
His communication was excellent, he was always available to answer our questions, he kept us updated every step of the way and was proactive in chasing things whenever progress stalled. Nothing ever seemed too much trouble, and his calm, reassuring approach made a huge difference during what could have been a very stressful process.
We are absolutely delighted with our new home and so grateful for everything Aaron and the team did to help us get here. We wouldn't hesitate to recommend them to anyone looking to buy or sell a property.
