Living over in Poland, I was a bit nervous about how things would go, but regular updates and friendly advice really put my mind at ease.<br>It meant a lot to be kept informed every step of the way, especially since this was my first time selling a house in England. His professionalism, knowledge and dedication were outstanding, and he went above and beyond to ensure everything progressed as smoothly as possible. He was always available to answer questions, kept us updated at every stage and worked tirelessly to keep both our sale and purchase moving forward.<br><br>Buying and selling a home can be stressful, but Laurence made the experience feel straightforward and well managed. His communication was excellent, he was proactive in resolving issues and always acted with honesty and integrity. 23rd Jun 2026 (5 weeks ago)My estate agent ghosted me!<br><br>I listed my two-bed flat for sale with Melissa Berry in May. It was my first time selling a property, and thankfully Melissa seemed helpful and friendly at the valuation, although she did seem to take my lead on pricing the property rather than guiding me towards a price that she thought would be a best fit. A couple of weeks later she came to take photos – and that was, sadly, the last I saw or heard of her.<br><br>The property had been on the market for a couple of weeks when I emailed to check in, and asked whether there’d been any interest. I did get a reply from a sales agent called Geraldine, saying that someone was interested in viewing the property but wouldn’t be able to visit for a couple of weeks; I replied straight away with my availability and asked what sort of time the viewing would go ahead. No response.<br><br>A week later, I emailed again to ask if the viewing was going ahead. Again, I was ignored. I tried calling, and left messages. Finally, after waiting another week, I emailed one last time to say that I was going to list the flat with another agent and asking Melissa/Geraldine to remove it from their listings. I expected a reply to that, at least – but instead they quietly took the property off their website, again without replying to my email.<br><br>I wasted over a month trying to work with Melissa Berry, only to be completely ghosted and treated as though I didn’t exist. Whether it was something I said or the business has just taken on more clients than it can handle, I recommend avoiding them unless you enjoy the silent treatment: there are plenty of other agencies out there.

A special thank you to Natalie, who was absolutely fantastic throughout the entire process.<br><br>Natalie was professional, knowledgeable, responsive, and genuinely cared about making everything as smooth and stress-free as possible. She kept us informed every step of the way, promptly answered any questions, and went above and beyond to ensure everything progressed efficiently.<br><br>The level of customer service we received was exceptional from beginning to end. Nothing was ever too much trouble, and Natalie's friendly and reassuring approach made a huge difference during what can often be a challenging process.<br><br>Thank you, Natalie, and the whole team at Cousins Estate Agency for your dedication, professionalism, and excellent service.

4th Jul 2026 (24 days ago)Update 4th July… queries sent mid June still not responded to. In total this is now day 64 of waiting for Martin & Co to sort out the legal pack & queries. Despite Earl’s response below that they do everything they can over a month ago to make this as easy as possible since initial complaint, here we are still waiting. He also couldn’t be bothered to pick up the phone & return my call which demonstrates the exact disregard they have for their customers at Martin & Co. Avoid this awful organisation at all costs!<br><br>Update 1st July… additional queries sent to the legal team, was told they’d be responded to within 2 days. Over ten days later and still waiting. The whole process now has taken an extra two months because of Martin and Co. Avoid at all costs. They really don’t care.<br><br>Day 34 surprise surprise 3pm the following day and no pack sent! They are absolutely disgusting! Not even an email or a phone call to apologise. Do not use this company!<br><br>Day 33 Martin and Co promised to send the pack by end of business today<br><br>Day 32 and still nothing! Please do not use this company. The comments from Earl below to try and reassure are utterly useless. We're now 32 days in waiting for this legal pack and still nothing and paid a ridiculous amount for the privilege of this. Not even an email or a phone call to apologise. Not, 'we'll chase it,' Nothing. And now after I've emailed, AGAIN, are they going to chase. Why weren't they - after 32 days - chasing this already. You can forgive small mistakes, but this is just utter incompetence.<br><br>Day 18 and still nothing. I can’t begin to tell you how useless Martin and Co are.<br><br>1st May - took over management and told they were hopeful information would be loaded on system that afternoon.<br><br>8th May - told just a couple of more things to upload<br><br>12th May - told it’s not there responsibility and had been outsourced and had to wait<br><br>14th May - 14 days after and still nothing. Write 1 star review in frustration<br><br>16th May - MD responded to apologise and promised to get to the bottom of it<br><br>16th May - told uploaded but now the information had to ‘sync’ but we’d hear Monday morning<br><br>18th May - surprise surprise - NOTHING<br><br>19th May - finally hear but now charged £564 for a legal pack which cost me £300 last year and now, I have to wait up to ten days for this as it's outsourced again and out of their hands.<br><br>To say Martin and Co disgust me is putting it lightly. They've actually made me feel physcially sick. Avoid them at all costs. There is nothing good about this company.<br><br>The stress they have caused me is off the scale. The whole chain knows the stall in this sale is down to Martin & Co. Two and a half months I’ve been waiting for this legal pack to sell my property. I’m literally trapped in a property through their incompetence & the worst is knowing we haven’t even got to the point of them putting the legal pack together yet.<br><br>Useless & incompetent.

From the initial valuation through to onboarding, the service has been outstanding.<br>From signing the contract, my property was photographed, all the security checks were completed and the brochure was created and ready to go live in less than 48 hours!<br><br>Christian has been incredible; I couldn't have asked for a better initial point of contact - very friendly, willing to help any way he can and super efficient! I'd also like to mention Natalie, who has also been very friendly, proactive and helpful.<br><br>I'm confident this team will sell my house in no time. Highly recommend!

5th Jul 2026 (23 days ago)First photo's wasnt taken properly had to do make them retake pictures, but still was'nt good enough. Did'nt Advertertising every where only in few websites. I was with them for 9 months but they could'nt sell my property. And took my property off market without my written statement. I would not recomend them at all. They are a waste of time.

They took my AML check fees and kept me waiting for two months, only to tell me that the owner no longer wanted to sell the property.<br><br>The whole process was a complete waste of my time and money. Communication was poor throughout, and I was left chasing for updates instead of being kept informed.<br><br>My experience with the agent, Paige, at the 16 Packers Street was especially disappointing. The level of service and professionalism fell far below my expectations.<br><br>I would not recommend this estate agency based on my experience.

The staff have been wonderful to deal with, always kept myself updated throughout the whole process putting customer relations and quality first. I would like to especially thank Zac and Georgia, very professional and efficient. Will use Pearson again.
19th Jul 2026 (9 days ago)I don't normally write reviews, but based on the very negative experience i have had marketing my property with Sell Well, i thought i would write this to make future sellers aware of what to expect.<br><br>The only positives i can say for Sell Well, were the video tour they do as part of the online marketing and their fees are lower than their competition.<br><br>in terms of the negatives, there are many.<br><br>Poor communication throughout - This includes a lack of feedback post viewings. I often only received feedback after i chased them.<br><br>No single point of contact for my property meaning i got different information on viewings and offers depending on who i spoke to.<br><br>No contact to inform me a viewing was cancelled. I only found out when i rang them.<br><br>On a separate occasion I was told a viewing was cancelled. Later that afternoon, I received an alert from my house alarm that someone had entered my property. At the time I was away on holiday, so was quite concerned at this message. On checking the alarm system, I saw it was your agent conducting the 'cancelled' viewing.<br><br>Sell Well provided feedback on a viewing that never took place - A viewing was booked to take place and i received some feedback that 'the property wasn't suitable, but the viewer wouldn't say why. Something didn't feel right with the feedback, so i checked the security footage at my property. On checking the footage, the agent can be seen arriving where she remained for 20 mins and then left. No viewer arrived. Rather than saying it was a 'no show' Sell Well gave me feedback that was made up.<br><br>The average time to book viewings in was over 10 days from a viewing being requested to taking place. Compared to other estate agents, this is significantly longer. I am not sure why viewings take so long to take place, but i do not think this helps sell the property.<br><br>Offers put forward with no knowledge of the sellers actual position. 1st offer i received was from someone who's house had only just gone on the market. While i was happy with their offer i did not initially know their position. After 2 months they still couldn't proceed. 2nd offer was from an individual who didn't have an agreement in principle, was looking to buy my house as a second property and wasn't aware of the extra stamp duty he would have to pay. After speaking to a financial advisor, he had to with draw the offer as he couldn't afford it. Even worse though, was the fact Sell Well allowed him to offer on my property and another property at the same time. While they have to put offers forward, i wasn't initially told he was offering on 2 of their properties.<br><br>Due to the poor service I received i cancelled my contract with Sell Well (after their 16 week sole agency agreement) and have moved to another agent. Within 24 hours of it going live with the other agent i had viewing request, which they booked in for 3 days later. So a stark improvement compared to Sell Well.<br><br>I feel like i have wasted the last 4 month with Sell Well and based on my experience, i would not recommend them to anyone.- 15th Jul 2026 (13 days ago)Everything went smoothly and efficiently. I liked Marks candid and straightforward approach to putting the house on the market - sale price and negotiation. Also, I went for this family run agent’s, so communication at each stage was more efficient and this proved to be the case with Laura and Joanne once Mark had completed his role in the process.

17th Jul 2026 (11 days ago)Please stay clear of this company. They are highly unprofessional and have no desire to stand by their own terms and work in a smooth and timely manner. They do not stay updated on any progress when working through a purchase of a property and do not act as if they want to get to completion within their own 60-day terms. I had two occasions on the same property when a mortgage valuation was booked in, and the Jack Senior at Let Property assured me the first would be completed. Once no one turned up at the property to allow access for the valuation, it had to be rebooked, and when I spoke to Jack again he assured me 100% someone would be there. But again, when the valuer arrived at the property no one was there to allow access. Also during the process it would take days, sometimes a week, to get a simple bit of info or just a return call from Jack or anyone at Let Property. They set 60-day completion terms, which I was happy to work to and moved fast on my side, but when they constantly delayed things, it got to the point nothing was moving foward. On top of this, they take a reservation deposit and will not refund it has we are past the 60-day terms even with the delays being their own fault. I would highly recommend staying clear and using any other company. I have found Pure Investor to be very professional, helpful and hardworking to make sure both the seller and buyer are happy and continue to get things moving forward.

If they weren’t sure, they’d check on my questions first me and come back with an answer. I asked if some furniture could be removed and they were able to do it before I even moved in. They seriously have been some of the most helpful people and are incredibly understanding! I’d give them additional stars if I could, I really appreciate everything that they’ve done to make this move so easy and living here as comfortable as possible xxx
