24th Aug 2026 (22 days ago)? 1 Star – I Would Not Recommend This Estate Agency<br>I would strongly advise anyone considering renting through this estate agency to think twice. My experience from moving in to moving out has been extremely disappointing.<br>When I first moved into Aylestone Road the property, was in a terrible condition. The flooring was coming up, door handles were broken, the carpets were brown and had a foul smell, and there were cracks in the walls. I even had to spend my own money removing a sofa and wardrobe that had been left in the property, as well as painting and improving the flat myself just to make it feel presentable and liveable.<br>After I had put my own time and money into improving the property, I later asked to add my partner to the tenancy and the agency then attempted to increase the rent, despite the fact that I was the one who had paid towards improving the condition of the flat.<br>Repairs were another issue. Whenever something needed fixing, I experienced long delays, including waiting over two weeks for repairs to be dealt with.<br>The most frustrating part has been moving out. After the condition the property was originally given to me in, the agency is now attempting to make deductions from my deposit for issues I do not believe I am responsible for, including cleaning and what I consider to be normal wear and tear. They have also claimed that charges are required for professional cleaning, despite the fact that we left the property considerably cleaner than when we received them.<br>It is extremely frustrating to improve a property at your own expense, leave it in a better condition than you received it, and then still be faced with attempts to deduct money from your deposit for cleaning and other issues.<br>Based on my experience, I would not recommend this agency. Take plenty of dated photographs and videos of absolutely everything when moving into one of their properties and keep records of all communication, repairs and money you spend on the property.<br>Do not assume your deposit will be straightforward to get back. I certainly would not rent through this agency again.<br><br>Before and photos.

11th Aug 2026 (5 weeks ago)We had a really positive experience with Reeds Rains (Salford Quay branch) and would especially like to thank Ian Jordan and Hannah Warham for all their help and support with the Find a Tenant service that we requested.<br>This was our first experience of renting a property and they were both incredibly helpful, professional and approachable throughout the whole process. Thank you both for your patience.

A tricky sale that went through several iterations but staff were patient and professional and got things done quickly. We would definitely use Reeds Rains again and in particular choosing a branch local to the property sold.

The valuation given was higher than expected, and although not realised in the final sale price, was close enough to what I was looking for. Correspondence throughout has been brisk, as ever you warm more to some than others, but all very efficient. I would reuse and recommend them in the future.

30th Jul 2026 (7 weeks ago)I cannot recommend Sue and the team at LRG/Leaders highly enough.<br><br>My purchase wasn’t straightforward, with delays outside anyone’s control, but throughout the entire process Sue kept me updated, responded promptly to my emails, and was always reassuring, kind, professional and incredibly patient.<br><br>Communication was excellent from start to finish, and I always felt informed about what was happening.<br><br>Massive thanks to Sue and the team for all of your hard work in helping me purchase my first home. I wouldn’t hesitate to recommend the team to anyone buying or selling a property.

3rd Sep 2026 (12 days ago)Extremely disappointing experience with X1 Sales & Management. I spent over an hour trying to get through on the phone, but nobody answered and I was left on hold.<br><br>I was allocated a parking space but was given a broken parking remote. I called to report the issue, but no one picked up, so I had to travel to the office in person. Unfortunately, I was simply given another remote that was also broken. No one had tested it beforehand, resulting in a completely unnecessary journey, wasted travel expenses and wasted time.<br><br>I also submitted the issue through the maintenance portal, but have received no response.<br><br>The lack of communication and basic customer service is extremely frustrating. I would expect much better management and support from a professional property management company.
29th Aug 2026 (17 days ago)I had a very disappointing experience with Balmer & Co and would not recommend them based on my experience as a tenant.<br><br>While I was living at the property, part of the kitchen ceiling collapsed. Despite the seriousness of the issue, I was left living with the damaged ceiling for around three months before it was finally repaired. During that time, I repeatedly tried to get the issue resolved, but my communications were often ignored and the overall level of service was extremely poor.<br><br>The problems continued at the end of my tenancy. Balmer & Co claimed that there were marks and scratches on the walls and sought deductions from my deposit. However, I had video evidence showing that those marks were already there before my tenancy.<br><br>The most concerning part of my experience happened when I went to their Atherton office to ask for an explanation about the DPS deposit request. I handed my phone to Rachel so she could look at the DPS request and explain to me what was happening. Instead of simply explaining it to me, she pressed the “Accept” option on my phone.<br><br>I had not handed her my phone to accept the request on my behalf. I gave it to her so she could look at it and explain the situation to me. Once the request had been accepted, I was no longer able to dispute the deductions through the normal DPS process.<br><br>I later contacted DPS about what had happened, but by that point the request had already been accepted.<br><br>Overall, my experience was extremely poor: around three months living with a damaged kitchen ceiling, repeated lack of communication, disputed claims about the condition of the property despite me having video evidence, and finally the way the DPS request was accepted on my phone when I had only asked for an explanation.<br><br>Based on my experience, I would strongly advise tenants to keep photographs and videos of the property from the beginning of the tenancy, keep all communication in writing, and never hand over control of their DPS account or phone when discussing a deposit dispute
