Lauren managed our sale and was incredibly helpful throughout, always responsive, professional, and went the extra mile to keep us informed at every stage.<br><br>Their fees were very reasonable too, especially given the level of service we received. The biggest advantage for us was that they’re genuinely local agents with great knowledge of the area. This made a real difference when it came to advising potential buyers about the location, which definitely helped speed up the sale.<br><br>Highly recommend Carter Williams, and Lauren in particular, to anyone looking to sell their property in the area

From the very beginning, she did not clearly explain the rental process or the requirements, and she showed very little interest in presenting the property in the way a professional letting agent should.<br><br>After my friend had already paid the deposit, she was informed that she could no longer rent the property. Different reasons were given, but they did not seem to reflect the real situation. It left us with the impression that they simply did not want to offer her the property.<br><br>The lack of transparency, poor communication, and unprofessional attitude made this a very frustrating experience. My friend is extremely disappointed with how she was treated and would not want anyone else to go through the same experience. I cannot recommend this service based on what happened.

She was friendly, professional, knowledgeable, and made the whole experience feel really relaxed and comfortable. She took the time to answer all our questions properly and never made us feel rushed at all. Honestly, one of the best experiences we’ve had with a letting agent — Eleanor is a real credit to the team. Thank you again!

18th Mar 2024 (2 years ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!

11th Jul 2026 (5 weeks ago)If you are university student I would avoid at all costs!!! These are the worst set of people ever. They are greedy and selfish. They breached their own contract for students by letting people who weren’t students move into the same building as us which lead to homeless people constantly breaking in then kicked us out and moved us to half done accommodation. The accommodation had no WiFi for 8 MONTHS. When we initially moved in half of the stuff weren’t working and we had to find away to make it work ourselves. I had to live in room with mould growing despite me raising it to the agents multiple times and was told to just ‘open my window’??? Only when I had threaten to take it further is when someone came out to look. After them putting us through all of this, we were then charged for small things like having dust in our rooms or leaving things that were initially given to us in the room. The company and agents are greedy and don’t care about anything but money and themselves. Save yourself the trouble and DO NOT rent with them for ANY STUDENT ACCOMMODATION!!!!!

31st Jul 2026 (13 days ago)I found everyone at O'Riordan Bond in Rushden to be incredibly proactive throughout the sale of my house.<br><br>They weren't the closest estate agent to me, but they were absolutely the right choice. They gave honest advice on pricing, and we agreed on a realistic figure designed to sell – which it did. Twice! Sadly, the first sale fell through, but they quickly found another buyer, and this time everything went through successfully.<br><br>Buying and selling a house is, at times, a long, stressful and frustrating process. What makes all the difference is having an estate agent who understands the journey, keeps you informed, and genuinely feels like they're on your side. From the initial valuation right through to completion, the whole team were supportive, reassuring and always happy to help. They really do hold your hand through the process.<br><br>This may not be the last time I buy or sell a property, and when that day comes, I would have no hesitation in using O'Riordan Bond again.<br><br>Thank you to everyone in the Rushden office for all your help – I really appreciate everything you did.

Margaret James stood out immediately for their deep local knowledge of Olney and their guidance on the best locations for our future plans.<br><br>Rob’s communication—day and night—was outstanding. He worked tirelessly with solicitors, kept the entire chain together, and remained persistently diplomatic throughout as he worked with our selling agent in MK. He as did she promised they would bring the chain to a successful conclusion, and he delivered.<br><br>The final touch was unforgettable: a personal visit with a luxury bonus voucher box filled with foodie treats and retail vouchers, a handshake, and the keys. Genuine care, hard work, and real commitment from start to finish.<br><br>We would wholeheartedly recommend Margaret James and Rob, who truly went above and beyond on our behalf. 17th Jul 2026 (27 days ago)Please stay clear of this company. They are highly unprofessional and have no desire to stand by their own terms and work in a smooth and timely manner. They do not stay updated on any progress when working through a purchase of a property and do not act as if they want to get to completion within their own 60-day terms. I had two occasions on the same property when a mortgage valuation was booked in, and the Jack Senior at Let Property assured me the first would be completed. Once no one turned up at the property to allow access for the valuation, it had to be rebooked, and when I spoke to Jack again he assured me 100% someone would be there. But again, when the valuer arrived at the property no one was there to allow access. Also during the process it would take days, sometimes a week, to get a simple bit of info or just a return call from Jack or anyone at Let Property. They set 60-day completion terms, which I was happy to work to and moved fast on my side, but when they constantly delayed things, it got to the point nothing was moving foward. On top of this, they take a reservation deposit and will not refund it has we are past the 60-day terms even with the delays being their own fault. I would highly recommend staying clear and using any other company. I have found Pure Investor to be very professional, helpful and hardworking to make sure both the seller and buyer are happy and continue to get things moving forward.

31st May 2026 (11 weeks ago)We have had a very disappointing experience with this property and the managing agency. We moved in four months ago, and the property was not properly cleaned at all. From the first day, there were multiple issues, including a severely backing-up toilet and no consistent hot water. We reported these problems immediately, but they were not properly resolved. The toilet issue was even noted in the inventory, but we initially assumed it was a minor scaling problem. Within a couple of days, it became clear that it was a serious fault. At the same time, we have never had reliable hot water since moving in. After three months of ongoing issues, we informed the agency that we would escalate the matter to the relevant authorities and consider moving out legally. Instead of addressing the problem, they blamed us for “overusing” hot water, which makes no sense given that we have not even had consistent access to it. After each engineer visit, we were told that reports would be shared, yet the agency repeatedly claimed there was no issue with the system. During the most recent visit, I recorded video evidence where the engineer clearly confirmed that the system is faulty and not working properly. Despite this, the agency still emailed us stating that there is no problem. We are paying full rent while not receiving basic necessities such as proper sanitation and hot water. We have solid evidence, including videos and records of communication. Tenants should be very cautious when dealing with this agency and their associated parties, including Ashby Lowery.
