Mulberry's have been described in other reviews as the "pirates of Egham estate agents", and this is light criticism to say the least. They don't care about their customers at all frankly. We would never be told if and when their would be people coming to look at the house, so we would often be woken by the estate agents showing up as and when it suited them without letting us know. At one point the woman showing perspective tenants around the house stopped to ask who I was, and who the other 5 people living in the house at the time were. This really shows how little they care about their customers - they literally don't know who is living in the houses they rent. They also would open rooms in the house to show people the rooms, and then not lock them afterwards, meaning anyone could just go into their rooms (many of these tenants were away on holidays, and had no way to check their rooms). The building that I stayed in, as well as other examples of Mulberry housing that I have seen, are dilapidated at best, complete with mouldy walls and broken fixtures all round. Another Google reviewee wondered how it was possible for an estate agency as dire as Mulberry's manages to stay open, and I would have to say that the only reason that they are able to continue operating without going bust is that they rent to RHUL students, who will only be living in the house for a year, and who often will not know how to handle cowboy estate agencies. It is also worth mentioning that Mulberry's will try to load as many property costs (that would with any other agency be the responsibility of the agency itself), such as maintaining the gardens, etc. onto the tenants. The garden of the house itself was overgrown and looked more like the parking lot of an abandoned Detroit factory than a garden. The ivy growth was so thick on the fence it was literally pulling it over. The neighbour came over and explained that he had had to remove the ivy in the past, without any recompense for his work, and that after not being able to get them to clear up the garden again that he would have to do it again. They will also charge you between £500 to £700 at the end of your yearly contract to have the house "professionally cleaned" by a sister company (they will charge you this regardless of wether you leave the house in the condition it was when you entered it or not). There are some nice properties to rent in Egham, and I truly pity anyone unfortunate enough to have signed one of their contracts. Take my advice - avoid Mulberry's like the plague.... Read more

We rented a property through this Brown and Merry branch for 3 years and they were such hard work to deal with from start to finish. The costs of renting the property in first place were completely excessive, the communication from Brown and Merry was constantly poor, but most of all we were made to feel valueless by the letting agents throughout the entire process. We are a professional working couple and ensured all of payments were made when required, we looked after the property as if it were our own yet we were treated like dirt. The checkout process of the property was completely rigged to try to retain as much of our deposit as possible, yet when we highlighted issues on check-in Brown and Merry couldn't have cared less. I will do everything in my power to never deal with this company again, and I will advise everyone I know to do the same.... Read more

Another home run for the H & H collections and payment team! I have just completed my returns for the last year and it was really smooth as the guys in the collections and payments didnt miss a beat! Every payment matched every bank entry to the penny! I only reconcile my property accounts once a year and the payment advices go straight to my Rents folder so I dont check them until tax reporting time. I have been working with H & H for over 10 years and every year they make the administration of my small portfolio really easy to manage. Rang early last week to view a property. Was told to wait till weekend, did so. Then I was rang a couple of hours before to say it has been cancelled because vendor had an issue. Fair enough nothing estate agent can do. Provisionally booked in for Wednesday, which is quite far away for a viewing. Was rang today to ask if I can do Thursday? As I had already explained I have funds available (all documents printed out ready for Saturday viewing) and I am looking to tie something up in that area ASAP, understand the property had an offer below marketed price. I had explained I was willing to go above if it was suitable on viewing. I decided that either the vendors or estate agent was not serious about selling this property so kindly expressed that I will not be viewing this property. Once I had said that I was met with and “okay, bye!” and phone put down. No apologies for wasting my time, no time given to see if there was any other properties suitable, no real bother at all. I’ve sold two properties since August & would be mortified if my estate agents did that. In fact one buyer was recommended via a database of investors the estate agent had. This lady just put down the phone quite rudely when I was actually going to ring today to see if it was possible to view another property they've got and this one on Wednesday. After that experience I don’t think I’ll bother. There’s plenty on the market and as much as they don’t need (or seem to want) sales at the minute, people don’t need them as there is plenty on the market right now. Sellers be aware that this estate agent cares little about selling your property, they’ll get paid at the end of the month regardless.... Read more

My first and last time using this agency. I've been for the first time to see a house for letting with them and had the worst experience. Me and my partner been the first ones to see the house, but after us was another couple. Later that day, the agent told me that the other couple paid for the holding deposit and he told me that they will give us the chance to pay also for the holding deposit. The second day I've been to the office at 9am to pay for the holding deposit and they have told me that the house is gone. And now the house is advertised on the market "LET ON 1ST VIEWING", but that's not true. That's a false advertising just to make people think that their agency is the best one, but cheating not gonna make the best agency.... Read more

Dealt with Karen at the Towcester office. She was incredibly rude, obnoxious and gave a very poor service. We presented an offer on one of their properties, we heard nothing from her for over a week!! Chased her 3 times and eventually reached her, explained our frustrations and she was very belittling. We didn't mind if our offer wasn't accepted but at least come back to us with an update / chance to counter offer?! She was incredibly rude, speaking over me, didn't listen to anything we told her. Had to repeat our 'current situation' at least 5 times !! Would not recommend using this agency, would not trust Karen to sell your property, she lacked negotiation skills and interest ! Overall, poor communication and rude conduct.... Read more

Under no circumstances sell your business with Hilton Smythe. We made the unfortunate decision to sign a six month contract with them back in February this year to sell our shop. A valuer visited us and told us that if we paid so much upfront, they'd be no more fee's to pay and if the shop wasn't sold within six months we could simply pull it off the market or go with someone else. It was originally marketed and valued at £50,000. Initially we had a lot of interest and a sale looked likely. Then lockdown happened three weeks into the shop being advertised and all went quiet until late July, early August. Barely anything from Hilton Smythe. This we had expected due to the circumstances. In the meantime, the shop has been open and trading extremely well. Then come early August, we start being messed around by the agent. Suddenly and without any warning another agent has taken over and is arranging viewings with people who are not properly vetted. We're let down at the last minute by people who don't show up. We then reduce the price of our business in an effort to sell quicker, even then the agents kept calling with offer's well below the new asking price and when we turned them all down, we were made to feel like we're the ones being unreasonable and as though we should just accept any offer. Low and behold, we have decided to take our business off the market. Our contract ran out on August 2nd, therefore we are now out of contract. But... Hilton Smythe have stated that we have to give them six weeks notice for them to take our business off the market and in this time, we must accept viewings else we are liable for a fee of almost £3,000! We only received an actual copy of our contract, the day we gave Hilton Smythe our notice, which was two days ago. Yesterday, emails were flying back and forth between Myself and the agency over yet another no show. Hilton Smythe have become bullies and will stoop to any depths. They're not on the sellers side, the very people paying them and they will send anyone, unvetted, to waste your time on the promise of a sale. No matter how hard you try to get out of it, they will use 'the contract' against you. Do expect a level of stress that will drive you to the brink of a nervous breakdown and if you have a decent business, expect it to be adversely affected by bogus buyers phoning them and then you being forced into showing such people around! I urge anyone thinking of selling a business, go elsewhere. I wish I had seen some of these reviews back in February.... Read more
