Really impressed with their professionalism in handling things right from renting, maintenance, periodic checks etc. Sam and Team does a great job in managing all these aspects. Renters can feel relaxed if they get such expert property managers. I recommend Howard Baker Estates due to the quality of their properties.

The phone reception was not good and I couldn't understand what he was saying on the other line. I asked him to repeat and HE HUNG UP ON ME. VERY RUDE AND UNPROFESSIONAL. What kind of a "reputable" company are you representing?

Incredibly supportive, consistently responsive, and genuinely helpful every step of the way. They made the entire process smooth and stress-free with their professionalism and personal touch. It’s rare to find a team this reliable — I wouldn’t go anywhere else, and I’d recommend them to anyone without hesitation!
3rd Jun 2026 (22 weeks ago)We chose Ellis & Co Kenton as the agency for our first rented property. Unfortunately, our experience was very disappointing. Within three months of moving in, several maintenance issues began to arise. Although one or two minor issues were addressed, many others remained unresolved despite repeated requests. Some repairs were promised within a week of moving in, but even after a full year, they were never completed. When it came time to renew the tenancy, the agency wanted to increase the rent. We agreed to the increase on the condition that the outstanding maintenance issues would finally be resolved. Instead, we were informed that the landlord wanted the property back for renovation and were given notice to leave. While I understand that landlords have the right to regain possession of their property, being asked to leave after only one year was extremely stressful for my wife and me. We had settled into the property and invested in furniture, expecting to stay much longer. Having to search for a new home during Ramadan while fasting was particularly difficult. As both of us work full-time during the week, we only had weekends available to view properties. The sudden need to find a new home, move out, and settle elsewhere caused significant stress and emotional distress. My wife's health was affected by the situation and she continues to experience issues related to the stress it caused. We repeatedly asked the agency to discuss our concerns with the landlord, but we felt that they consistently sided with the landlord and provided very little support to us as tenants. Overall, this was a very disappointing experience, and we did not feel valued or supported as tenants.

22nd Aug 2023 (3 years ago)If I could give 0 star, I would. Absolutely unprofessional, disrespectful, cheap & discriminative service that this agency provides. Home owners pay them to have a part of full service. The tenants will have to deal with their own reference checks etc. as the agency is washing their hands when it comes to doing anything that they are getting paid for. After being passed onto a referencing agency who couldn't do their job properly, (which I now believe happened in collaboration with the agent of DPR as they didn't want to give us the flat ) we've been asked to get in touch with a 3rd party agency to sort out the problem. Why would you use two 3rd parties to do your reference checks? Later on the agent made is seem like it was all our fault (that their agency couldn't reference us properly) and they ahed contacted the landlord and suggested him not to go ahead with us. In all honesty, you guys better make a call to Trading Standards as well - I reported them already.The more of us the better.

Ray and Goisha were especially helpful and kind throughout my time here. I’m genuinely sad to be leaving and changing houses, as I felt very comfortable. I truly appreciate everything they’ve done.
3rd Sep 2026 (8 weeks ago)All the agents were good at their job , excellent knowledge and kind and caring to myself, when I ready I shall choose this estate agents again and be recommending them to people I know in choosing them to sell or buy properties- 20th Dec 2021 (4 years ago)Sadly I bank with them and I won’t be changing till I find another Alternative which has 0% interest. This bank was much better when it was called IBB!!! Service was much better then! The customer service team on the phone are useless , no knowledge of customer service at all and seem to not care and rude. Their always leaving me on hold for ages and when I get through them they’re unable to help! Always logs me out of the app!! Even though my security details are correct it keeps saying it’s incorrect !! Then it ends up blocking me from verifying with my security details! Tells me to go in the branch!! Only one branch in central London which is far away from me!! I’ve reset my security details three times as they’ve repeatedly done the same thing so I’ve written the security details down to avoid this but unfortunately it happened again!! Open more branches in other cities !! Improve customer service and employ more people who are bothered to work at Al Ryan!!
1st Nov 2026 (0 days ago)99h did not stop advertising my home after the contract ended, which meant that I was unable to respond to any enquiries received, which would have harmed my reputation as a seller. 99h did not always approve details/changes within 48 hours as promised, and resultantly, I missed a boxing day deadline. The staff are very quick to get in touch when selling upgrades or extending contracts, but are very slow to respond to queries. For the sake of £99 it might be worth a try, but keep your expectations low.

I found his approach extremely pushy and demanding, which made the whole experience unnecessarily stressful and uncomfortable. Rather than feeling supported, I felt pressured throughout the process.<br><br>Communication also left a lot to be desired, and overall I found the service frustrating and unprofessional. I expected a much more respectful approach from an estate agent. Based on my personal experience, I would not recommend dealing with Marc.

He was attentive, professional and knowledgeable and helped us in all things to do with our commercial lease. He assisted us in our rent review and other matters. Best service

12th Oct 2026 (20 days ago)Vishal was brilliant throughout the process of me buying my new flat. He was never too busy to show me round the flat whenever I wanted access to see it. He liaised with me and the seller to move things along and made the whole process of searching and then purchasing as stress free as possible.

18th Sep 2026 (6 weeks ago)Outstanding service from Diamond and the team at Lion Wolf I cannot recommend Lion Wolf highly enough, and in particular I want to recognise Diamond, who was absolutely exceptional throughout the sale of our mother’s property. This was not a straightforward sale. It was a complex probate transaction, involving a number of additional requirements and, ultimately, a lengthy process before we were finally able to complete. Throughout all of this, Diamond remained incredibly professional, patient, proactive and committed to getting the sale over the line. What really stood out was the communication. Diamond was always available when we needed him, answered his phone, returned calls and responded to emails quickly. Even when there were delays and complications outside of his control, he kept us informed, chased the relevant people and continually pushed the transaction forward. We never felt that we were left wondering what was happening. He went far beyond what I would normally expect from an estate agent. He took genuine ownership of the process, kept communication going between the different parties and was always prepared to step in and chase things when progress was slowing down. Selling a family home following a bereavement is never easy, and having someone as professional, approachable and reliable as Diamond handling the sale made a significant difference. He understood the circumstances, dealt with everything sensitively and professionally, and remained completely focused on achieving the completion. Even when the sale became particularly challenging towards the end, Diamond continued to work extremely hard to keep everyone moving in the right direction. His level of commitment and communication throughout the entire process was hugely appreciated by all of us. Diamond is a credit to Lion Wolf. His professionalism, responsiveness, determination and personal approach are exactly what you want from an estate agent, particularly when dealing with a complicated sale. If you are considering selling a property, I would have absolutely no hesitation in recommending Lion Wolf and especially Diamond. We have dealt with a number of estate agents over the years, and the level of service we received here really stood out. Thank you, Diamond, for everything you did to get us through the process and finally over the line. It was genuinely appreciated. Highly recommended.
15th Jul 2025 (1 year ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.
