My friend searched and viewed numerous properties for me whilst I was on vacation. I had a bad experience with a well known Kentish Town estate agent and decided not to go with them. I have been dealing with a guy called ELLIS. he assisted in every possible way in showing my friend around the house where I am now living. She took a video of the property and sent it to me so I could make my decision. She told me that he was a very nice and seemed very sincere. This helped me with my scary decision of saying yes to a house that I had not even seen. On return I had already made the payment for a holding deposit. I met Ellis for the first time, only having spoke to him numerous times from abroad. He has restored my Faith in estate agents and would highly recommend anyone to use this guy for rental or sales If he deals with sales : ) Honest , polite , sincere and none of that typical insincere crap that we have come to expect with most estate agents today. WORST RENTAL EXPERIENCE OF MY LIFE: Dealing with Chestertons was the most frustrating and time-wasting thing I have ever been through. My flatmates and I put in an application for a property through Chestertons, this got all the way through to the point of receiving our Offer Letter. Then the day that I was expecting to receive an email with our Lease Agreement to sign, the Agent called me up to say the landlord sold the property. First of all, he lied to me and acted as if he had no idea the landlord was selling behind the scenes, a quick google search showed me that in fact it was up for sale on the Chestertons website. Secondly, the Agent knew that I had turned other properties for this one and should have been honest from the start about the intention to sell as now we have missed out on the other opportunities as the application process took two weeks. Thirdly, we had already paid our 50% deposit as well as reference fees which the Agent assured would be transferred back in full immediately. Upon following up (which I had to do multiple times because the Agent was simply unresponsive) I was told the transfer had been made but would take 3 days – UNREASONABLE as my transfer to them was able to go through on the same day. Then when I asked to see proof that the transfer was made, I was promised an email with that proof which should be an immediate email if the transfer was in fact already made – this was never sent to me. I am still in the process of finding out where our deposit is and when we will get it back. This is completely unprofessional on their part and they have made no attempt to appease me and my flatmates after lying to our faces, wasting two weeks of our time, taking our money and then making it difficult to get it back. I will NEVER deal with Chestertons again, nor would I EVER recommend them to anyone.... Read more

I would suggest both tenants and landlords to avoid dealing with KFH at all costs. We rented a property in Belsize Park managed by KFH and experienced a lot of issues in just a year, including illegal actions from their side. Here are the details: - KFH agent illegally entered the property during our tenancy. One of their agents was keen to show the property to someone about 5 weeks before we were due to move out and decided to do so without giving a 24 hour notice as per the contract (he didn't give any notice at all) which caused us a distress (we are a family with a young child). - KFH is not careful with personal data. After we moved out one of their clerks sent us confidential details that were supposed to be sent to new tenants of the property (tenancy agreement, deposit protection details etc.) - KFH ignored conditions of the offer that were included in the contract. We specifically discussed some of the repairs we wanted to be done and included them into both offer terms and tenancy agreement. Upon move in we realised the repairs were not done and it took us about a week of chasing before any actions proceeded from their side even though they were in clear breach of contract. - Tenancy agreement has illegal clauses. Their contracts are not up to date with recent legislations - we were asked to pay a greater amount in council tax that council itself would accept from us. - KFH kept holding our security deposit for 7.5 weeks after the move out date without giving any proposals for deductions or informative communication. After 6 weeks of chasing them we received deduction proposals that should've have taken no more than a week to be made up. - KFH didn't ensure the property is clean for move in. We basically moved in with a young child to a dirty property with hairs and dust all over the place, condoms under the bed and mould in bathroom. We had to urgently organise cleaning at our own expense and seek reimbursement later. - KFH fees to tenants are unreasonably high. £300 for the renewal of the contract is just one of the examples. For the poor service they provide this is unacceptable. - KFH managing agents are extremely slow at communication when an issue arises. In some cases our urgent requests were ignored for days. - KFH wastes tenant's time and landlord's money. As we are landlords in London ourselves we could see how inefficiently they deal with some of the issues sending several contractors to get quotes (4 was our record), performing cheapest possible repairs and not keeping landlord fully aware of the repairs that have been done. KFH managing agents also performed a routine property visit just a week before our move out - a service that landlord pays for as part of their property management service and which was completely useless to the landlord at this point since they will have received a check out report in a week's time anyway. - KFH poorly markets properties. Be prepared to let lots of people through your door when you decide to move out as a tenant. There were about 30 viewings (one without any notice as mentioned above) of the property as we continued staying there before they finally managed to let it to someone. The process of finding new tenants took them nearly 2 months despite the price being in line with the market. As someone renting out a property in London myself, I can see it's simply a matter of inefficient work from their side. Some of the people who came to view had zero interest in the property - so why bring them here in the first place?... Read more

We had a really stellar experience with the Highgate branch of KFH, and more specifically with Bradley Proud (our sales negotiator). We were shown a flat that fitted our exact requirements, which is no small feat with our "first-time buyers" budget in London. Any questions that we asked were answered on the spot, which reflected a solid knowledge of the asset being sold. Bradley took us through the negotiation process in a way that felt responsible, efficient and respectful to all parties involved (and there were many, as our sellers were in a chain). We've been in our flat for three months now and couldn't be happier. We wouldn't hesitate to recommend him to friends or work with him again when the time is right!... Read more

I am renting a room in property managed by KFH for 7 months. For 2 of these months I have not have a door on my bedroom as it came off its hinges and KFH have been glacial in replacing it, despite frequent reminders and requests for updates. We are still waiting for confirmation of when this will be replaced. Additionally, the washing machine regularly (70-80%) stops midway through the cycle and has to be restarted. KFH have said that since it technically still functions they have refused to fix/replace it. They don't deal well with the upkeep of the property.... Read more

Jamal has helped us tremendously and we ended up signing a tenancy agreement after 3 days... Jamal is an example for his colleagues. However I am very disappointed because foxtons lied to me about the quality they wish to represent. My new flat was full of stuff of the previous tenant( including old correspondence, dead plants, dust and dirt, general mess) when they promised it will be prepared for my move in. They were meant to make sure that the apartment is clean and that I can live in it. Instead I was given an apartment with old dirt and no one bothered to check it. Jamal has done a great job and gave me a great deal but the second part is just disrespectful.... Read more

Unfortunately, we were very disappointed in the service provided by Leo Newman, and I would not at all recommend them. From the very beginning of the lease (flat in W1), we've been having issues. Other than the fact that they initially didn't even manage to give us a full set of keys, we had to move in one week later than agreed in the contract, since they failed to provide us with the necessary furniture. This was evidently a hassle in itself. What made it worse, however, was that they did not pay us back the money lost for that one week. The furniture did not meet our standards, either; the bed, for instance, was simply made out of two boxes, which was quite frankly ridiculous for the price we were paying. Nevertheless, the absolute peak of their unprofessionalism was when we had issues with the gas stove and they sent us someone to fix it who did not have a Gas ID, i.e. who was not trained or fit for the task. We ended up having a gas leak (!!!), resulting in an emergency technician coming to our flat at 3AM to turn everything off. This was absolutely petrifying, since they actively harmed our safety. Moreover, they subsequently took a long time getting us someone to fix the issue, meaning we had no heating for several days, and that at the end of October. The list of issues goes on, but it boils down to the fact that Leo Newman really broke every record regarding low standards and unprofessionalism, and even put us in a dangerous situation. We rented a property from David Astburys for 8 months and got out as quickly as we could. They are an absolute joke of a letting agency - incompetent at best and deceptive at worst. They were absolutely efficient up until the point where we handed over the deposit and signed the tenancy agreement - after which everything went downhill swiftly. On the morning of our move-in day, we received a call from David Astburys letting us know that they had just realised the property had not been professionally cleaned, and asking us whether we would like to have them arrange to have it cleaned before we move in (in the middle of a global pandemic and a national lockdown, how is that even a question?). This was only a few hours before we were due to pick our keys up and gain access to the property. We ended up having to wait outside the property with all of our belongings for 7 hours while waiting for the cleaners to clean the place. To put things into perspective, we were meant to gain access to the property at 11am, and ended up only gaining access at 10pm when the cleaners left. For the record, the property was in absolutely filthy condition before the cleaners came so it is obvious that David Astburys neglected to do the simple task of checking the condition of the flat before our move-in date. Moreover, the property still had black mould and general cleanliness issues after the cleaners left - a problem that was raised with David Astburys for which we received no apology, remediation, or even acknowledgement of the cleanliness issue. This was the first red flag. We also were not allowed to view the property prior to move-in, which we were told was due to lockdown restrictions - fair enough. In lieu of being able to view the property in person, we asked for the property square footage, which we were told (in writing) was 72 square metres. When we moved into the flat, it was clear that the property was substantially smaller than this, and this was confirmed several weeks later when the property was measured for EPC renewal. The actual size of the flat, as documented in the renewed EPC, was 53 square metres. This equates to the property being advertised as 35% larger than its actual size. Again, we raised this with David Astburys and requested a rent reduction as the advertised size of the property was a major factor that we took into account when deciding how much to offer for the flat. However, David Astburys refused to take any accountability for this, stating that this was the measurement listed on the old EPC. We contacted Citizens Advice and were advised that this is an unfair trading practice, and we were well within our rights to pursue legal action against David Astburys. However, we decided that it was not worth the stress and effort and simply resolved to move out as quickly as possible. After we handed in our notice, David Astburys persisted to ask us to let people into our flat for viewings despite us letting them know that we were not comfortable given the Covid-19 risk (this was in December, when the NHS was being overwhelmed by the number of Covid cases). Also, remember that they used Covid-19 as an excuse to not let us view our flat (which was vacant) in person? Massive double standard. Predictably, David Astburys proposing deductions for cleaning after we moved out despite us having cleaned the flat to a markedly higher standard than what was given to us. We did not accept the deductions and let the Tenancy Deposit Scheme adjudicate the case. David Astburys must have realised that they have no leg to stand on here as they did not submit any evidence to TDS to support their proposed deductions, and we have now been awarded our full deposit back. David Astburys claims to be be better than your average (bad) letting agent, but in our experience they fit the stereotype to a T.... Read more
