Two words define my experience with Dexter's. They are a sack of liars and cheats. The first time i got around to view a property with them they showed me property for not less than 2 minutes and pressured me into putting up a deposit. During contract negotiation process they do not care the amendments you want to make. Their usual answer is that is a standard contract and we cannot change it! At the end of my tenancy my landlord contracted them to find a new tenant. In the interim she told me that i could live in the existing flat for a few weeks. Here is the best part Dexter's never told any of the prospective tenants that I am staying in the flat for the short let. I could see they were pressurizing other tenants to close out on an offer quickly so they can make a quick buck. I have consistently had terrible experience with Dexters and wouldn't recommend them!... Read more

This is the worst estate agent to deal with landlords as they are not professional at all I dealt with them and lost a client and a money around £700!! so i do not recommend them at if you are a Landlord do not deal with them! I would suggest both tenants and landlords to avoid dealing with KFH at all costs. We rented a property in Belsize Park managed by KFH and experienced a lot of issues in just a year, including illegal actions from their side. Here are the details: - KFH agent illegally entered the property during our tenancy. One of their agents was keen to show the property to someone about 5 weeks before we were due to move out and decided to do so without giving a 24 hour notice as per the contract (he didn't give any notice at all) which caused us a distress (we are a family with a young child). - KFH is not careful with personal data. After we moved out one of their clerks sent us confidential details that were supposed to be sent to new tenants of the property (tenancy agreement, deposit protection details etc.) - KFH ignored conditions of the offer that were included in the contract. We specifically discussed some of the repairs we wanted to be done and included them into both offer terms and tenancy agreement. Upon move in we realised the repairs were not done and it took us about a week of chasing before any actions proceeded from their side even though they were in clear breach of contract. - Tenancy agreement has illegal clauses. Their contracts are not up to date with recent legislations - we were asked to pay a greater amount in council tax that council itself would accept from us. - KFH kept holding our security deposit for 7.5 weeks after the move out date without giving any proposals for deductions or informative communication. After 6 weeks of chasing them we received deduction proposals that should've have taken no more than a week to be made up. - KFH didn't ensure the property is clean for move in. We basically moved in with a young child to a dirty property with hairs and dust all over the place, condoms under the bed and mould in bathroom. We had to urgently organise cleaning at our own expense and seek reimbursement later. - KFH fees to tenants are unreasonably high. £300 for the renewal of the contract is just one of the examples. For the poor service they provide this is unacceptable. - KFH managing agents are extremely slow at communication when an issue arises. In some cases our urgent requests were ignored for days. - KFH wastes tenant's time and landlord's money. As we are landlords in London ourselves we could see how inefficiently they deal with some of the issues sending several contractors to get quotes (4 was our record), performing cheapest possible repairs and not keeping landlord fully aware of the repairs that have been done. KFH managing agents also performed a routine property visit just a week before our move out - a service that landlord pays for as part of their property management service and which was completely useless to the landlord at this point since they will have received a check out report in a week's time anyway. - KFH poorly markets properties. Be prepared to let lots of people through your door when you decide to move out as a tenant. There were about 30 viewings (one without any notice as mentioned above) of the property as we continued staying there before they finally managed to let it to someone. The process of finding new tenants took them nearly 2 months despite the price being in line with the market. As someone renting out a property in London myself, I can see it's simply a matter of inefficient work from their side. Some of the people who came to view had zero interest in the property - so why bring them here in the first place?... Read more

Jamal has helped us tremendously and we ended up signing a tenancy agreement after 3 days... Jamal is an example for his colleagues. However I am very disappointed because foxtons lied to me about the quality they wish to represent. My new flat was full of stuff of the previous tenant( including old correspondence, dead plants, dust and dirt, general mess) when they promised it will be prepared for my move in. They were meant to make sure that the apartment is clean and that I can live in it. Instead I was given an apartment with old dirt and no one bothered to check it. Terrible experience, really the worst service you can receive. The language we were spoken to was absolutely unacceptable. Reiss Stuart, who was our agent, was rude, unresponsive, gave us vague answers, kept changing the price, was uncomfortable and rude when we asked questions. We were given incorrect breakdowns of our costs. The issue that raised because of that was blamed on the tenants with emails using unacceptable language. This happened 2 days before the move in, causing a delay in the move in. Due to this one of the tenants had to stay in a hotel until we could move in as she has moved to London from America. Long story short, the agency is terrible, I wouldn't recommend it, the service doesn't get better after you move in either. Every month so far we have been questioned by our landlord whether we have paid full rent (which we always have, on time as well) as he wasn't getting the full rent. Save yourself from the stress.... Astburys' were exemplary in the manner they conducted the sale of our house. With their help and advice our sale went through smoothly, and the timescale, eleven weeks from first listing to exchange of contracts was very fast. Our agents were Toby Morris and Shakir. Although Toby was our primary contact, and did most of the heavy lifting Shakir also conducted several viewings and seemed very 'on' it. The house hadn't been modernised since 1968 and on initial inspection Toby was tactful, but clear about how we should present the house to bring out it's potential. We simply followed his advice to the letter and in the end through closed bids organised by Toby we got a sum more than 10% over the asking price and that leaves us 120% satisfied.... Read more

We rented a property from David Astburys for 8 months and got out as quickly as we could. They are an absolute joke of a letting agency - incompetent at best and deceptive at worst. They were absolutely efficient up until the point where we handed over the deposit and signed the tenancy agreement - after which everything went downhill swiftly. On the morning of our move-in day, we received a call from David Astburys letting us know that they had just realised the property had not been professionally cleaned, and asking us whether we would like to have them arrange to have it cleaned before we move in (in the middle of a global pandemic and a national lockdown, how is that even a question?). This was only a few hours before we were due to pick our keys up and gain access to the property. We ended up having to wait outside the property with all of our belongings for 7 hours while waiting for the cleaners to clean the place. To put things into perspective, we were meant to gain access to the property at 11am, and ended up only gaining access at 10pm when the cleaners left. For the record, the property was in absolutely filthy condition before the cleaners came so it is obvious that David Astburys neglected to do the simple task of checking the condition of the flat before our move-in date. Moreover, the property still had black mould and general cleanliness issues after the cleaners left - a problem that was raised with David Astburys for which we received no apology, remediation, or even acknowledgement of the cleanliness issue. This was the first red flag. We also were not allowed to view the property prior to move-in, which we were told was due to lockdown restrictions - fair enough. In lieu of being able to view the property in person, we asked for the property square footage, which we were told (in writing) was 72 square metres. When we moved into the flat, it was clear that the property was substantially smaller than this, and this was confirmed several weeks later when the property was measured for EPC renewal. The actual size of the flat, as documented in the renewed EPC, was 53 square metres. This equates to the property being advertised as 35% larger than its actual size. Again, we raised this with David Astburys and requested a rent reduction as the advertised size of the property was a major factor that we took into account when deciding how much to offer for the flat. However, David Astburys refused to take any accountability for this, stating that this was the measurement listed on the old EPC. We contacted Citizens Advice and were advised that this is an unfair trading practice, and we were well within our rights to pursue legal action against David Astburys. However, we decided that it was not worth the stress and effort and simply resolved to move out as quickly as possible. After we handed in our notice, David Astburys persisted to ask us to let people into our flat for viewings despite us letting them know that we were not comfortable given the Covid-19 risk (this was in December, when the NHS was being overwhelmed by the number of Covid cases). Also, remember that they used Covid-19 as an excuse to not let us view our flat (which was vacant) in person? Massive double standard. Predictably, David Astburys proposing deductions for cleaning after we moved out despite us having cleaned the flat to a markedly higher standard than what was given to us. We did not accept the deductions and let the Tenancy Deposit Scheme adjudicate the case. David Astburys must have realised that they have no leg to stand on here as they did not submit any evidence to TDS to support their proposed deductions, and we have now been awarded our full deposit back. David Astburys claims to be be better than your average (bad) letting agent, but in our experience they fit the stereotype to a T.... Read more
