7th Nov 2025 (7 mo. ago)After months of mismanagement, overcharging, and broken promises, KFH have now gone one step further — quietly deducting unauthorised fees after confirming in writing that no further charges would be made. They re-labelled their management fee as a “4% rent collection fee” for November, despite acknowledging their management role had ceased, and added new “Rent & Legal Protection” charges we never agreed to. These deductions were made after we had made clear in writing that no further fees were to be taken. Although earlier management fees were finally refunded, KFH continue to act in bad faith by introducing new, invented costs. Their conduct has been deceptive, contradictory, and utterly unprofessional. We will continue to post updates until all unauthorised charges have been refunded.

25th Mar 2026 (12 weeks ago)My partner and I had 2 tenancies managed by Jade in Samuel Estates. Throughout those years, Jade has always been very patient with our queries and always speedy and productive with answers. She was also extremely helpful when our first tenancy ended unexpectedly when our Landlord wanted to sell. She found us a flat in the building next door and we got to move without any fuss at all. Saving what could have been a very stressful event. Very much appreciated all her help.

26th Aug 2023 (2 years ago)From the start communication was good and emails and phone calls were always responded to quickly. Rebecca was a very effective go between between buyer and seller and worked professionally.
7th Apr 2026 (10 weeks ago)Imagine being so unprofessional that you schedule a viewing, talk so highly about your agency and then be extremely lame enough to not show up for the viewing. I had the absolute displeasure to deal with James Setright who scheduled a viewing and then forgot to show up at 308, Garratt Lane address at the time of the viewing. My partner travelled an hour to reach the address and then viola, nobody shows up, I call up and James picks up and tells me that there’s nothing he could do and the best he could do is to schedule it for another day. Whilst being civil and acting like he cared, there was absolutely no other alternative offered. I just feel sorry for the seller here, since they should pick up someone more professional and reasonable to deal with. To anyone at John D Wood who’s the owner, it’s not only hard to schedule viewings and reach your staff but they are just incredibly bad to deal with and make basic errors that are just blasphemous for. The nature of the business.

31st May 2026 (19 days ago)We moved into a property in 2019 advertised by Sharpes Estates with a garden full of rubbish, tyres, overgrown weeds and even mice. Their agent Kyla assured us the landlord would arrange for it to be cleared, but after more than six months of excuses and no action, we had to clean it ourselves and deduct the cost from the rent. They also failed to update our tenancy agreement on time and, when they finally did, they calculated the rent incorrectly. Instead of acknowledging the mistake and discussing it professionally, Mr Andrew threatened us with eviction proceedings if we did not accept the proposed increase on the contract we already signed 30 days ago. We are now dealing with water ingress in our bathroom from the flat above, and Sharpes Estates have stated that they do not manage the property and that we should contact the landlord directly. Throughout our tenancy, there has been a consistent lack of accountability, communication and follow-through. We have retained all email correspondence documenting these issues. Given our experience, we are genuinely concerned about what will happen when we eventually leave the property. Would not recommend Sharpes Estates to tenants. -- I have updated my review and included a copy of our complaint from seven years ago, proving these issues were raised at the time. Sharpes may not have managed the property, but it acted as the letting agent, renewed our tenancy, and represented the landlord. It therefore had a duty to communicate and escalate our concerns. The fact that Sharpes has no record of our complaint does not change the facts. We do. Unfortunately, our recent communication with Mr Andrew only confirms our concerns about Sharpes' professionalism and accountability.

Both were a tremendous help throughout the process. Jack, in particular, was friendly, personable, always available, and a genuine pleasure to work with. Thanks to Jack (and Tom) we were able to get the purchase through relatively smoothly. Even before the purchase, we were impressed with their approach. Having seen another property in Balham with them, they kept us in mind when an off-market sale opportunity arose and ensured we saw that property as soon as possible. As it happens, that turned out to be the very flat we purchased. We would happily recommend Hamptons Balham to anyone and will use them in the future should the need arise. Matthew made the whole process incredibly smooth and stress-free, guiding me step by step and offering support from start to finish. The communication was excellent throughout, which made everything so much easier. Lina and Helen were also lovely to deal with—always more than happy to answer any questions I had along the way. Overall, everyone I interacted with was kind and extremely helpful. I couldn’t recommend them more to anyone looking for a trustworthy and reliable estate agent in South West London
