7th Nov 2025 (11 mo. ago)After months of mismanagement, overcharging, and broken promises, KFH have now gone one step further — quietly deducting unauthorised fees after confirming in writing that no further charges would be made. They re-labelled their management fee as a “4% rent collection fee” for November, despite acknowledging their management role had ceased, and added new “Rent & Legal Protection” charges we never agreed to. These deductions were made after we had made clear in writing that no further fees were to be taken. Although earlier management fees were finally refunded, KFH continue to act in bad faith by introducing new, invented costs. Their conduct has been deceptive, contradictory, and utterly unprofessional. We will continue to post updates until all unauthorised charges have been refunded.

Wowee what a journey - a total labour of love from the team in Bellevue Road and Patrick in particular - from start to finish the process was handled so professionally and calmly to get to the end result of selling our house - nothing was too much trouble and for only a 2 bed house we felt that we were always priority! Really grateful for all their hard work and will definitely use again. Thank you so much
4th Oct 2026 (29 days ago)Extremely disappointing experience with Samuel Estates – Colliers Wood<br><br>I rented a property through Samuel Estates, with Jade as our property manager. At the beginning of the tenancy, she came across as very friendly and helpful. However, when it came to the termination of our tenancy, it became extremely difficult to get in touch with her. Calls were often answered by different members of staff, and getting a clear response or resolution became incredibly frustrating.<br><br>The property itself was in a very poor condition. We were paying a significant amount of rent for what was, in my experience, a substandard property, including issues with mice and holes in the flat. For the amount of money we were paying, the overall standard was simply unacceptable.<br><br>The biggest issue came at the end of the tenancy when there was a dispute over our deposit. The agency initially refused to return our deposit, and we had to take the matter through TDS (Tenancy Deposit Scheme) to fight for what we believed we were entitled to. We eventually managed to recover the deposit through the dispute process.<br><br>Overall, this was a very frustrating and disappointing experience. Based on my personal experience, I would strongly advise prospective tenants to do thorough research before renting through Samuel Estates, particularly regarding the condition of the property, communication during the tenancy, and how the deposit will be handled at the end.<br><br>I would not personally use this letting agency again.

She was the main catalyst to ensure that the sale went through efficiently!- 9th Sep 2026 (8 weeks ago)Had an absolutely appalling experience with Ben the Head of Lettings and Molly the negotiator. We were misled and coerced towards making a certain offer. Even though an offer mad made there were lies and a complete lack of transparency in the way our offer was handled. The lies continued while trying to justify their position. A subject access request has been raised to prove their lies and a formal complaint is being made with progression to the ombudsman. Unfortunately we’re still left in the detrimental position without the property, with no responsibility or accountability being accepted by the agents. Take extreme care when dealing with lettings in this office.

2nd Oct 2026 (4 weeks ago)Absolutely appalling experience. I called earlier today specifically to confirm that the viewing was still going ahead, and I was told that it was. I left work and travelled 40 minutes to get to the property, only to receive a message five minutes before the viewing informing me that it had been cancelled.<br><br>When I called to ask what had happened, I was told that the landlord had already accepted an offer and that they had apparently known about this for an hour. Yet, nobody bothered to inform me, despite having my contact details and having confirmed the viewing earlier that same day.<br><br>This is an unacceptable level of unprofessionalism and a complete disregard for people’s time. Leaving work and travelling 40 minutes for absolutely nothing, when a simple phone call or message could have prevented it, is incredibly frustrating.<br><br>Based on this experience, I would not trust this agency to handle my time or my property search professionally. The lack of communication and basic courtesy is disgraceful.
16th Sep 2026 (7 weeks ago)I recently had the pleasure of working with James Hallam at Maalems to list and sell my flat in Earlsfield.<br><br>Living overseas, I expected the process might be a little more challenging, but I needn’t have worried. James carefully arranged and oversaw all the repairs and preparation needed before putting the flat on the market, and he was always readily available to explain the many steps along the way.<br><br>As issues arose during the sale process, as they inevitably do, James was always there to guide me on how best to proceed. His reassuring and positive attitude, along with his calm and professional manner, made what could have been a stressful process much easier.<br><br>It is clear that James has extensive experience in the Earlsfield property market, and I would have no hesitation in highly recommending him to anyone looking to sell a property in the area.<br><br>I’m extremely grateful for all his help and support throughout the process.

Their knowledge, guidance, and excellent communication gave us confidence every step of the way, nothing was ever too much trouble and they managed to sell our house quickly and efficiently.<br><br>We feel fortunate to have had John and Jess guide us through the selling process and would not hesitate to recommend Winkworth to anyone looking to buy or sell a property.

After the flat being on the market for 11 months with no success, Martin got us an offer that we were happy with.<br>Martin filtered his buyers so that only people interested in the property came and viewed it, he understood our needs for our next move and how to position the property to get the price we needed.<br>Communication was great throughout.<br>We’d highly recommend

He has always been happy to help with any questions, offer advice and provide support whenever needed. Nothing has ever been too much trouble, and his friendly, professional approach has made the whole experience so much easier. We couldn’t have asked for better service and would highly recommend Rob to anyone looking to sell their property.
