Her professionalism and positive attitude really stood out, and she made what can often be a stressful experience feel easy and even enjoyable. Honestly, she deserves a double pay rise for the level of dedication she brings. Highly recommended!
7th Nov 2025 (26 weeks ago)After months of mismanagement, overcharging, and broken promises, KFH have now gone one step further — quietly deducting unauthorised fees after confirming in writing that no further charges would be made. They re-labelled their management fee as a “4% rent collection fee” for November, despite acknowledging their management role had ceased, and added new “Rent & Legal Protection” charges we never agreed to. These deductions were made after we had made clear in writing that no further fees were to be taken. Although earlier management fees were finally refunded, KFH continue to act in bad faith by introducing new, invented costs. Their conduct has been deceptive, contradictory, and utterly unprofessional. We will continue to post updates until all unauthorised charges have been refunded.

Throughout those years, Jade has always been very patient with our queries and always speedy and productive with answers. She was also extremely helpful when our first tenancy ended unexpectedly when our Landlord wanted to sell. She found us a flat in the building next door and we got to move without any fuss at all. Saving what could have been a very stressful event. Very much appreciated all her help.

26th Aug 2023 (2 years ago)From the start communication was good and emails and phone calls were always responded to quickly. Rebecca was a very effective go between between buyer and seller and worked professionally.
7th Apr 2026 (28 days ago)Imagine being so unprofessional that you schedule a viewing, talk so highly about your agency and then be extremely lame enough to not show up for the viewing. I had the absolute displeasure to deal with James Setright who scheduled a viewing and then forgot to show up at 308, Garratt Lane address at the time of the viewing. My partner travelled an hour to reach the address and then viola, nobody shows up, I call up and James picks up and tells me that there’s nothing he could do and the best he could do is to schedule it for another day. Whilst being civil and acting like he cared, there was absolutely no other alternative offered. I just feel sorry for the seller here, since they should pick up someone more professional and reasonable to deal with. To anyone at John D Wood who’s the owner, it’s not only hard to schedule viewings and reach your staff but they are just incredibly bad to deal with and make basic errors that are just blasphemous for. 9th Apr 2026 (26 days ago)Communication was pretty unprofessional and informal. We didn’t get the sense that the property was getting pushed much as we didn’t have too many viewings, but ultimately they got the property sold at asking so overall happy.

30th Apr 2026 (5 days ago)Rampton Baseley have been a total dream to work with. Selling your house is never without bumps but they’ve been so supportive every step of the way. We put our house up for sale in a pretty bad market but they didn’t give up and they found a us buyer. When our buyer’s sale collapsed and they had to pull out we ended up going back on the market and they quickly found us a new buyer that aligned with our timeline. Dean has been hugely helpful in comms between us and the buyer and getting the sale to exchange. To top it off the initial valuation they gave us on our house was spot on. They clearly know their market very well! Highly recommend them and all done with a grounded, non-salesy approach.

9th Apr 2026 (26 days ago)I have just called this company to get a rough idea of how much a 2 bedroom property would cost in the West Norwood area to buy. I was told that they could not give me anything without a valuation. I said that it was only a rough idea that I required and asked why. The person who answered the phone stated that he did not know who I was. I was only asking a general question and nothing specific. I was really taken back with his answer and attitude. I called a couple of other agents, their answer was much more helpful. I have 2 properties in that area that I am thinking of selling and I will definitely not use Northwood West Norwood. I do not even want to give 1 star.

Big shoutout to Leah and Fiona + the crew. We viewed and moved in within a week. Hope we find a purchase property after our rental with them too ??

He handled a tight timeline really well and was proactive, responsive, and clear in his communication throughout. It was obvious he worked hard behind the scenes to get everything over the line quickly, while keeping me reassured at every stage. The whole experience felt seamless, which is rare when moving. I wouldn’t hesitate to work with him again and highly recommend him. 20th Mar 2026 (7 weeks ago)This is a horrible letting agency. They took all of our deposit, the entire two month deposit. £2500 gone. They WILL exploit you. They will take your money. I even paid close to £300 on the professional cleaning service that this good for nothing agency suggested. We paid all of our rents on time, all bills on time. Kept the property like we were living in our own home. If you are unfortunate enough to have to take a house with them i suggest you do not engage with agent called LUKE PEGG. if you are hearing from this man they will be taking your money. I hope this agency goes out of business. No one reads comments but if you are reading this AVOID SAMUEL ESTATE AND LUKE PEGG. Scam, exploitative, unprofessional.

Matthew made the whole process incredibly smooth and stress-free, guiding me step by step and offering support from start to finish. The communication was excellent throughout, which made everything so much easier. Lina and Helen were also lovely to deal with—always more than happy to answer any questions I had along the way. Overall, everyone I interacted with was kind and extremely helpful. I couldn’t recommend them more to anyone looking for a trustworthy and reliable estate agent in South West London

Our house sale and purchase with them went very smoothly and was even enjoyable. There is a very family-like atmosphere in the office, and it truly felt like we were dealing with good friends who were always on our side. Their support and communication throughout the process were excellent. We can’t recommend them highly enough. Thank you for all your help, Richard, Paul, Sophie, and the entire Folklands team. You are the best!

They could recommend a good broker and solicitor to us and were always approachable and happy to answer our many questions. They also had great knowledge of the area and were very flexible to show us different properties in the area we were interested in.
