Neil Cunningham and Jose Bailao at Foctons Notting Hill are an impressive team. They found me the perfect short let for my flat in Holland Park whilst I was travelling overseas. I knew I wouldn't have to worry about anything as they were there to take care of whatever needed to be done. They are both very responsive and well organised. I cannot recommend them highly enough.

Called agent for 20 minutes on the Saturday, explaining clearly that I want a particular property advertised on their site. Property was already taken of the market before my viewing on Monday, I was not made aware of that fact. Agent then continued showing me flats for 1500-1600 (technically over wildly over budget) boldly stating that I would not be able to get a better studio for that money. Found and booked a viewing for a one bedroom penthouse in Canary wharf the Same evening with another lettings agent... Wasted 2 hours of my precious time, would not recommend

The "service" received from Chestertons Hyde Park office is literally so bad it cannot conceivably be called a service. An agreement was signed by both parties on a prospective sale agreeing to commission of 1.25%. The property was sold and Chestertons sent an invoice charging commission at 1.5%. When I refused to pay the difference, the South African sales manager Dylan James turned up at my house and literally tried to kick my front door in. My teenage daughter was inside and terrified. Mr James proceed to loiter at my front door for the best part of an hour - smoking cigarettes, shouting and threatening violence. Upon eventually returning to his office he called me and threated to employ heavy-handed debt collectors if I didn't cough up. I refused to pay a penny more than the rate agreed. Mr James eventually and ungracefully accepted. This firm is arrogant, dishonest, and inefficient.

I was shown two properties by Leah and I went with the first one she showed me. Throughout my dealings with her I've found her to be professional and always very personable. UPDATE - one year later: I was told when I viewed the flat (Feb '15) that the visible damp problem on the bedroom wall would be fixed before my move in date (April '15). To cut a very long story short, this still has not been done. I was accused by Anthony (lettings manager) of making excuses so I could leave the property (I asked to be let out of the contract because of their broken promises) and that I would be free to do so if I paid £2800 (later reduced by 50%) and found a replacement tenant. It was also suggested to me by Property Management that my unpacked belongings in the unused bedroom were somehow making the damp on the wall worse. My fault, apparently; and still nothing has been done in 14 months after countless emails, various contractor visits, meetings and phone calls. My landlady was so fed up with them that she has now changed agency and is using Ashtons who are courteous and efficient, a real breath of fresh air after a year of headaches. LR claim no legal responsibility to compensate me and even told my landlady that they'd never heard of any problems with the property (absolute BS). I would urge you to avoid London Residential. In the 16 months I've been dealing with them I have found them to be (with the exception of Priya and Morgan) aggressive, dishonest and staggeringly incompetent.

I can't recommend this agency to anyone. They should deal with good landlords, is their responsibility. Broken toilet during the whole tenancy, because of that we get moist, as a result, money was taken from our deposit, deposit that we struggle to get back. We had to manage the inventory ourselves. We spent 300£ in locksmith, the lockers were broken and we paid from our pocket. Outrageous!

These people clearly failed both their English and Mathematics GCSEs. I've explained so many damn times what my requirements are and what my budget is, yet they keep pestering me with calls proposing completely off the mark properties. I'm looking for a 1 bedroom flat and my budget is £300 pee week and they call me with a 2 bedroom flats for £350. Is it stupidity or something else? You're really just wasting your time with these lot. Help yourself, go somewhere where they listen to your accommodation requirements and take your house search seriously.
