Unprofessional! Incompetent! Abusive! Shocking! Beyond poor service! Don't rent your property out with them, you may never get it back! Gave my tenants a 12 month contract when I insisted on 6 months as I wanted to sell it! I couldn't get the tenants out! They put elderly tenants in property, it wasn't suitable for elderly people! The tenants moved in other people! Connells didn't seem bothered. Wouldn't give me my fees back! They didn't manage this property! Just threw someone in it and took the money! I'm now taking Connells to court for Gross misconduct & breach of contract! BEWARE!!! Don't even think about using them! They have the worst reputation for agents in Britain and now I know why!!!... Shockingly bad service from both the branch and their own lawyers that they recommend. Difficult to get hold of anyone. This is the second purchase through this office and will definitely be the last! Certainly i could never advise anyone to use Dixons own legal team! IN REPLY TO DIXONS RESPONSE: Sorry, but i do not have time, it is with Director level. Perhaps speak to the Willenhall office and ask them why we have still not exchanged.... Read more

**Didn’t fix leaks in the property leading to £200 water bills, Tried to deceive us into paying an extra months rent, are now illegally holding our deposit & slagged off my partner!!!** Started renting a property through Dixon’s in April 2018 as the property was next to the train station and I work for network rail so it was convenient. I discovered I was pregnant upon moving into the property so we made the decision to move out once our 6 month contract ended as I didn’t want my baby in a polluted environment and I wouldn’t be working so living there would not be necessary. In August we reported that the toilet cistern was leaking which took weeks to fix and increased our water bill from £30 a month to £270!!! Same problem arose the next month which we reported multiple times but was never fixed, we had to turn the water off at the mains at night and each time we went out but our bills were still £130 for September and October. When we advised them we were moving out they tried to tell us that we were liable to pay rent for November despite our contract ending on the 27th October... Luckily my job is to read over contracts daily so I knew this was not correct. We wrote a letter on 27th October upon leaving the property for them to release our deposit or dispute within 10 days, it has now been 17 and we have had no correspondence or money and it looks as though we will have to start legal proceedings to get our money back. Being 7 months pregnant I do not need this stress! During our checkout inventory the man who had come to take pictures advised us that Vicky had told him that my partner was dodgy!!! I don’t know what is dodgy about my partner and obviously the lovely man who was taking pictures of the property didn’t think he was dodgy either. We are both hardworking professionals who always paid our rent on time and never been anything but polite... We are now looking to buy a house and will definitely AVOID Dixon’s at all costs. Under no circumstances sell your business with Hilton Smythe. We made the unfortunate decision to sign a six month contract with them back in February this year to sell our shop. A valuer visited us and told us that if we paid so much upfront, they'd be no more fee's to pay and if the shop wasn't sold within six months we could simply pull it off the market or go with someone else. It was originally marketed and valued at £50,000. Initially we had a lot of interest and a sale looked likely. Then lockdown happened three weeks into the shop being advertised and all went quiet until late July, early August. Barely anything from Hilton Smythe. This we had expected due to the circumstances. In the meantime, the shop has been open and trading extremely well. Then come early August, we start being messed around by the agent. Suddenly and without any warning another agent has taken over and is arranging viewings with people who are not properly vetted. We're let down at the last minute by people who don't show up. We then reduce the price of our business in an effort to sell quicker, even then the agents kept calling with offer's well below the new asking price and when we turned them all down, we were made to feel like we're the ones being unreasonable and as though we should just accept any offer. Low and behold, we have decided to take our business off the market. Our contract ran out on August 2nd, therefore we are now out of contract. But... Hilton Smythe have stated that we have to give them six weeks notice for them to take our business off the market and in this time, we must accept viewings else we are liable for a fee of almost £3,000! We only received an actual copy of our contract, the day we gave Hilton Smythe our notice, which was two days ago. Yesterday, emails were flying back and forth between Myself and the agency over yet another no show. Hilton Smythe have become bullies and will stoop to any depths. They're not on the sellers side, the very people paying them and they will send anyone, unvetted, to waste your time on the promise of a sale. No matter how hard you try to get out of it, they will use 'the contract' against you. Do expect a level of stress that will drive you to the brink of a nervous breakdown and if you have a decent business, expect it to be adversely affected by bogus buyers phoning them and then you being forced into showing such people around! I urge anyone thinking of selling a business, go elsewhere. I wish I had seen some of these reviews back in February.... Read more
