The entire process was transparent and clear, with no grey areas. Having had a different experience with another agent in the past, I knew I would appreciate this. John not only spent a lot of time on the central aspects of the purchase, but also supported me with the preliminaries (e.g. finding the right insurance). Thanks also to the whole team. Highly recommended!

19th Jul 2026 (15 days ago)I’m genuinely surprised I’m giving this estate agent any rating at all.<br><br>I want to start by saying that Pete was excellent. From the very beginning, he was professional, approachable, and genuinely helpful. He consistently answered all of our questions clearly and patiently, no matter how small, and made sure we always understood what was happening at each stage. He kept communication flowing both ways, regularly updating us and ensuring we were kept in the loop, which made a huge difference. When things slowed down, he reassured us and made it clear that it was out of our hands, which helped reduce a lot of the stress and uncertainty. He made what is already a stressful process feel much more manageable, and he is the only reason this review isn’t even lower.<br><br>Unfortunately, once Mark took over, the experience changed completely.<br><br>Towards the end of the purchase, I felt under constant pressure to exchange contracts immediately. It wasn’t the decision itself that felt rushed — I was always going to buy the property — but there were important final steps that needed to be completed first, including last-minute financial checks that my solicitors needed time to look into. Despite this, Mark was unwilling to wait.<br><br>Rather than offering support or explaining the situation calmly, he spoke to me in a rude, dismissive, and confrontational tone. He repeatedly made it seem as though the seller was going to pull out unless I exchanged there and then, and even went as far as saying that the vendor was a former estate agent and that if I didn’t exchange immediately, it wouldn’t make much difference to them. This felt like a clear attempt to pressure me into rushing something that required proper due diligence.<br><br>Whether that was genuinely the seller’s position or not, it felt like I was being pushed into making one of the biggest financial decisions of my life without being given the space to ensure everything was in place.<br><br>That conversation left me in tears. Buying a home should be an exciting milestone, but instead I was left feeling anxious, overwhelmed, and intimidated. No buyer should be made to feel that way.<br><br>The whole interaction came across as though the priority was getting the sale completed as quickly as possible rather than ensuring both parties were comfortable and informed. It gave the impression that getting the deal over the line was more important than providing good customer service, and it made me question whether unnecessary pressure was being used to speed up the exchange.<br><br>To make matters worse, the experience didn’t improve on completion day. After receiving a call to collect the keys, we arrived at the office expecting at least a warm welcome after months of dealing with the purchase. Instead, there was simply a single key left in an envelope on the reception desk, and we were told, “It’s there on the desk.” There was no congratulations, no greeting, no effort to make what should have been a memorable moment feel special. Mark, who had called us to collect the keys, was nowhere to be seen. It perfectly summed up the level of customer service we experienced by the end of the process.<br><br>In the end, we got the house we wanted, and that’s what matters most. However, the service we received during the final stages was genuinely terrible and added a huge amount of unnecessary stress to an already stressful process.<br><br>Based on my experience, I would not recommend this estate agent. If it hadn’t been for Pete’s professionalism at the start, this review would have been half a star without hesitation.

29th Aug 2024 (1 year ago)I wanted to bring to all Landlords attention, that Smart Move Estate Agent has got a criminal records. Smart Move Estate Argent unfair withheld all of the deposit money and refused to co-operate with me and my solicitor. They failed to return all the calls made by my solicitor and myself and ignored all our letters. Tenant was evicted out of my property and it was in a state of some considerable damaged upon the tenancy coming to an end and I had to spend in excess of £2,000 in remedying the problems. I have taking Smart Move Estate Agent to small claim court and I have won the whole of the deposit money. Also I have provided ample notice of my desire to dispose of Smart Move Estate Agent services and yet despite this they have continued to charge me, in my view without justification. I have issued the tenant with a section 21 notice, giving them at least two months notice to leave, but the tenant ignored the notices. I have also gave Smart Move Estate Agent two months notice that I did not required their service any more and I will manage my tenant until they will be evicted out, Smart Move Estate Agent have ignored all my letters and continued to make charge. I have clearly put them on notice that I no longer want the company to represent me concerning the collection of the rent etc as to my property. I find them reluctance to accept this disappointing and clearly in breach of the recent remarks of the Court of Appeal in the Foxtons Case. I was seeking a refund from them as to commission paid and subsequent to notice terminating they retainer. I have also took Smart Move Estate Agent to small claim court and unfortunately I have lost the court hearing, because I did not had the evidence showing that the tenant paid Smart Move Estate Agent rent money. Tenant told me that they have paid the rent money to the Smart Move Estate Agent, but tenant refused to provide me the evidence and this is way Smart Move Estate Agent has got the criminal record. Smart owning showed the judge 12 months transactions and lied to the judge and said that they have accept the terminating from me, they never showed the other transactions. Also Smart Move Estate Agent carried out repairs without letting me know first, and charged me when the item was one year guarantee, Smart Move Estate Agent sent me two invoices, the first one they sent to me was a washing machine invoice and then they changed they mind when I said the washing machine had a one year guarantee and then they said it was a fridge freeze, I also said to them that was also one year guarantee. They refused to give me the receipt; it showed that they have not repaired anything. At the court hearing they had a made up receipt, which was too late. I have also taken them to small claim court and I have won. That why I want to tell you my story to all the Landlord out there to beware of Smart Move Estate Agent Residential Sales & Lettings 16b The Concourse, Edmonton Green, London, N9 0TY. I find them rude and when they wrote a letter to my solicitor the letters were all mis-spelled, and they wanted to charge me ever letter they wrote to my solicitor. Good News! I am so glad to see the back of Smart Move Agent in Edmonton Green!

Whenever we looked at house prices in the area, we always felt that Bennett Walden priced their properties very accurately. When it came to selling our property, we got three estate agents around but Jamie’s personality and approach shone through. We felt confident that he would make it work for us and he did even though the sale had its hurdles. We got a good price for the property and throughout the sale process Jamie was always there liaising with all parties. It was a pleasure to deal with him.

30th May 2026 (9 weeks ago)I've had dealings with quite a few managing agents over the years and sadly I've not been very impressed with their services. Novus seems to be an exception. We engaged them to manage our small block of flats and from the start they have been excellent. They answer emails very quickly and are empathetic to our needs. They are polite and efficient. They genuinely seem to want to help us and the block. We've been using them for 4 months now and I can't really fault them on anything. It's a refreshing change to the usual slow response and indifferent reaction from many other managing agents on the market. I'm very happy to recommend Novus to anyone else looking for a new managing agent.
17th Jun 2026 (7 weeks ago)Martyn Gerard handled the selling of property 19 The Glade in Winhcmore hill , which was marketed as 3 bedroom property. We made our offer and agreed on the price , after agreement we made a survey which we paid £895 and spent £500 on solicitor fees just to find out property is 2 bedroom and loft extension is not in the lease/deed. Few times we have been told owner will add it to the deed and we have lost 5 months dealing with the property and losing money. While we were negotiating , we saw property was put back on the market as 2 bedroom with a lower price , which is now reduced even more. I was very disappointment with martyngerard winchmore hill , which i expect to be profiessionals . It was a total disaster the way they handled the process , amatuers i will say.
