2nd May 2026 (3 days ago)I had a very disappointing experience with Gatekeepers when trying to sell my flat earlier this year. We initially approached them in early February and discussed a realistic asking price of around £230,000. However, they listed the property at £235,000. When I questioned this, I was told it was based on my mum’s suggestion — which is simply not true, and in any case, not appropriate justification. As the agent, they are supposed to provide expert guidance on pricing, not deflect responsibility. Over the course of approximately 10–11 weeks, they managed to secure just one viewing. Communication was extremely poor — I received no regular updates and had to constantly chase for basic information. When I raised concerns about the lack of progress and asked what they would do to improve the situation, there was no clear strategy, no proactive plan, and no effort to generate interest. Instead, I was told that market conditions were difficult and that “nothing is selling,” which felt more like an excuse than a solution. To make matters worse, when I asked to exit the agreement early due to the lack of results, this was refused. Despite acknowledging the challenges, they insisted I remain tied in until the full contract period ended on April 27th, meaning I continued to incur mortgage costs with no progress on the sale. Overall, the service was unprofessional, reactive rather than proactive, and lacked accountability. I would not recommend using Gatekeepers based on my experience.

Making me feel at ease talking to him despite it was my first contact. He was efficient and arranged a viewing for us very quickly even when it was a last minute request.

They have chased relentlessly to keep momentum and without them, I’m certain we would have seen the time at least doubled. A difficult property to sell, they managed to quickly find me buyers when the sale fell through 3 times, remaining calm and efficient the entire time. Unfortunately the original property we were buying also fell through, but some great alternatives were quickly presented, noting all the things which were important for us. 18th Mar 2024 (2 years ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!

They provided clear guidance, kept everything running smoothly, and were always on hand to answer any questions. Communication was excellent, and we always felt like we were in safe hands. Their expertise and dedication really showed, and it was absolutely worth every penny to have such a reliable and efficient team managing the sale. They made what can often be a stressful process feel straightforward and well-handled from start to finish. -------------------------------------------------------------------------- We had a fantastic experience working with our estate agent Mark. From start to finish, he was incredibly communicative, always keeping us informed and making sure we understood every step of the process. He took the time to explain everything clearly, which really helped take the stress out of selling our home. His professionalism and proactive approach made the whole experience feel smooth and straightforward. Thanks to his hard work and expertise, our house sold successfully, and the entire process felt far easier than we expected. The whole process was smooth from start to finish with regular updates, and nothing being too much trouble. Id like to give a special mention to Chelsea and Steph for being so professional and keeping us updated throughout. I would 100% recommend and use again in the future. I have been kept up to date throughout the process and feel confident that they are supporting me as a seller. I was a little concerned at first that their valuation was £25,000 above what another agent had provided, but I needn't have been as they secured an asking price offer a week after it went onto the market!

After having our flat on the market for three years with multiple other agents and getting nowhere, he managed to secure a sale in just two months. From the start , he has been proactive, communicative, and genuinely motivated to get the best outcome for our family. The difference in approach compared to our previous experiences was night and day – better marketing, regular updates, and a real sense that he cares about the service he provides.
17th Nov 2025 (24 weeks ago)They didn’t sell my house. I had to pull them off and go for a PTX as they began to give me anxiety. They didn’t keep me up to date and when it came to speaking to my PTX company they gave inaccurate information which affected my valuation. They seem like lovely people but I don’t think I will recommend them to anyone as there were just too many issues that I felt I didn’t have to deal with.

They completed the valuation, and great photos of our home for right move quickly. They also advised how best to generate interest, advising on the right price point. The team completed all our viewings, which we found easy to arrange with them. Once we sold our house the service Tracey provided was 5*, she communicated regularly with us and our buyers. We would recommend selling through Frank Modern.
