It was a pretty stressful few days for us and Nellie in particular went above and beyond to communicate with us, and check the new house for us when we had last minute questions. I’d definitely consider acorn when we move (hopefully many many years from now..)

From the very first valuation to completion, he was professional, approachable, and always on hand to answer our questions, no matter how small. His local knowledge of the Epping market was spot on, and he gave us honest, practical advice that helped us achieve a great result. What really stood out was his communication: he kept us updated every step of the way and chased things proactively, which made a stressful process feel much smoother. It's rare to find an estate agent who genuinely cares as much as Charley does. I wouldn't hesitate to recommend him to anyone looking to move in the area—thank you, Charley!
7th Oct 2026 (27 days ago)**UPDATE following Mile Estates’ response:**<br><br>Their response rather proves my point.<br><br>Apparently 16 days was “far too short” for me to assess their service, but 15 days was enough for Mile Estates to decide there was a “fundamental misalignment” because I kept asking them to correct listing errors and explain what they were actually doing.<br><br>I had to chase mistakes, ask for the tailored marketing strategy I was sold, and ask where the “active buyers” were that I had been told in writing were already looking for a property like mine at my price point.<br><br>So: over-promise to win the instruction, fail to deliver, then label the client “too involved” for asking where the promised service and buyers are.<br><br>I even gave Mile Estates the chance to reset; instead I got a dismissive response and more talk of £480,000 based on an unrelated Ladbroke Grove property. Ending the agreement was no favour, I was ending it anyway.<br><br>This was never about expecting a sale in 16 days. It was about expecting an estate agent to provide the service it sold. Everything above is documented in writing.<br><br>My original review stands.<br>——————<br>Original Review:<br><br>Mile Estates sold me a completely different service from the one they actually delivered.<br><br>I am fully aware this is a difficult market. That is exactly why I instructed an agent who claimed to offer tailored strategy, strong marketing and sold me on having actual active buyers for my type of property. I was given a £535k valuation and told they had buyers who matched the flat.<br><br>In reality, I handed them virtually everything: professional photography, floorplan and marketing material already done. Despite that, the listing still went live with mistakes, incorrect filters and poor attention to detail, and I had to spend my own time checking and correcting work that should never have needed correcting.<br><br>When I then asked perfectly reasonable questions about the tailored strategy I had supposedly bought into- who was being targeted, what outreach was happening, what buyer feedback had come back, what the data actually showed- suddenly my “level of involvement” was apparently not the right fit.<br><br>That was extraordinary, because the things I was asking for were exactly the things they promote themselves as doing.<br><br>There was almost no interest in creative marketing, social media, proactive outreach, buyer targeting or anything beyond portal performance. The conversation quickly became: Rightmove and Zoopla views are not converting after 9 days, therefore the price must be wrong.<br><br>After barely any time on the market, the answer was already a significant reduction, with a suggestion that the property was really closer to £480k, based in part on a materially different block out in Ladbroke grove, not remotely comparable in product, presentation or buyer profile.<br><br>That is the wider issue I now have with too many local agents. The market is already difficult enough. Sellers do not need agents making it worse by only relying on portals, doing minimal proactive work and then reaching immediately for price reductions because that is the easiest route to getting a deal done.<br><br>Of course a heavily discounted property will attract bargain hunters. That does not mean it has been marketed well or sold properly.<br><br>And every unnecessarily low sale becomes the next comparable, which then gets used to pressure the next seller lower. That is how entire buildings and eventually whole parts of Kensal Rise get dragged down.<br><br>If you are selling a very high-value property, perhaps the experience is different. But for ordinary sellers below that level, I would expect far more strategy, care and actual work than I received here. It also took over 1 month and 3 follow ups to get anyone to get back to me about an initial conversation to sell my home. I should have known then that this was not an agency that was going to give my sale the level of attention, strategy or urgency it needed.
30th Oct 2026 (4 days ago)I thought through this very carefully before making this post, as I don't tend to provide an extreme negative comment without a good, justifiable reason. However, I felt that I can no longer bite my tongue, and I have to express how bad this estate agent is.<br><br>It is important that I pinpoint the specific service they provide. For the letting and sales teams, I do think they are professional. They have been proactive in engaging with me and offered a professional service. However, when it comes to property management, I could not advise enough to NOT EVER use this agency. The property management team is one of the worst I've experienced as a landlord for many years. The team is extremely unprofessional and unresponsive, providing empty promises after empty promises. They have poorly managed my property and the tenant. The property manager assigned to me was unethical. The whole team does not protect the landlord's interests or act in the best interests of the landlord. They can't even provide basic communication when necessary. They recognised the tenant may not be the best choice of tenant. However, the property manager covered the damages the tenant had inflicted on the property. He/She was dishonest, unprofessional, and uncommunicative, and provided one of the worst customer experiences I have come across.<br><br>I have escalated to the head of the department, but nothing has been done to improve the service. The toxicity comes from the top down and filters across the team. When another property manager was subsequently assigned, the lack of communication continued. There was a complete lack of accountability from the top down, and it's simply extremely disappointing.<br><br>For any landlord in the neighbourhood, I can only sincerely advise you to stay away from this agency for their property management service.<br><br>LATEST UPDATE: When they saw my review, one the staff reached out to me in a threathening tone requesting to remove this review and suggesed that I should pass the work to another agency when they were the one ultimately responsible for.

The whole team are extremely professional, honest & knowledgeable. They often go above and beyond, offered in a friendly way with a genuine commitment to help. Always a pleasure to deal with and I would highly recommend!

After a failed attempt with another incompetent local Letchworth agent, Andrew stepped in and gave us clear, practical advice that turned everything around. The listing quality—from the photos to the write-up—was easily the best we’ve seen.<br>?Once an offer came in, they made sure the buyer was completely solid before moving forward. Then Amie took over as our sale progressor and she was incredible, constantly keeping solicitors and management companies on track while keeping us updated every step of the way.<br>?They might charge a bit more than other agents in the area, but the level of personal care and stress-free service they deliver makes it worth every single penny. It can be a stressful experience, but Sarah was supportive, approachable, realistic and motivating throughout the process. I felt I could really trust Sarah - she was incredibly good at communicating, available and responsive, even in the evenings when everyone else was closed and no longer responding! This made a massive difference. I could tell that Sarah respected and cared for the sellers of the house she was buying, and she juggled each of our different needs with sensitivity and integrity. A total game changer in terms of buying a house. Definitely a bespoke experience and yet affordable.

Communication was excellent throughout right up to completion. And it didn’t feel like you were just a number, I would 100% recommend Phil, very genuine and straightforward and he got the job done with very specific requirements!
