20th Feb 2026 (29 days ago)I strongly advise against doing business with this estate agency.<br><br>They currently manage my mum’s property and have withheld tenant funds without any clear or lawful justification, which is deeply concerning. Additionally, they introduced a tenant who is now using the property for a rent-to-rent arrangement, despite being under an AST agreement.<br><br>The situation has escalated further, as the tenant has set up what appears to be an HMO which goes against the clauses of the AST and is now attempting to pressure my mum into covering costs (such as installing a fire door) to make the property compliant.<br><br>Communication has also been highly unprofessional and slow. Afsheen has been consistently disrespectful on the phone and has ended calls abruptly when I have tried to resolve these issues. Nyala is slow and doesn’t answer requests in a timely manner. Furthermore, there has been a refusal to provide tenant details required for us to proceed with an eviction notice, causing unnecessary delays.<br><br>Overall, my experience has been extremely negative. I would strongly caution others to think carefully before engaging with this agency.

Communication was clear and prompt, and any questions I had were answered quickly. Moving into a new place can sometimes be stressful, but Husnain made the process smooth and straightforward. He was helpful during viewings, transparent about the tenancy details, and always approachable whenever something needed to be sorted. It’s refreshing to deal with an estate agent who is responsive and actually follows through on things. Overall, a very positive experience renting through him and I would happily recommend Elms Estates to other tenants looking for a reliable and professional agent.

Matt and Ashleigh were professional, responsive, and supportive throughout the entire process.<br><br>They kept me well informed at every stage and made what could have been a stressful journey feel smooth and well managed. I’m currently dealing with a very stressful situation at home, so navigating the rental process could have easily felt overwhelming. However, Jonas has made the experience genuinely refreshing. From the start, he has been approachable, responsive, and supportive. His communication has been excellent, and he’s always taken the time to answer my questions and keep me updated, which has really helped ease some of the stress I’ve been under. After my recent experience with renting, it’s been such a relief to deal with someone who is professional, helpful, and clearly cares about making the process as smooth as possible. I’m very grateful for his support so far and would definitely recommend reaching out to him if you’re looking for a new place.

I had an awful experience with another local estate agent and was cautious about buying in general. However, I saw this property with Neighbour - liked it from the first visit - and it was a simple process from there. Jamie was attentive, checked in and answered any questions I had through the whole process. They are different from the others, they genuinely care about the people involved and this definitely sets them head and shoulders above the rest. Thank You!!!

When we first met, he promised he would find a buyer for my property — a former council home — and he delivered. I moved to Oaks after my previous agent failed to secure a single viewing in six weeks. Oaks arranged viewings every week. Communication was excellent throughout. They set up a WhatsApp group with me and my partner, which made everything quick, clear, and professional. The team also worked incredibly hard to ensure the sale progressed smoothly right to the end, making sure no communication was missed between the legal teams and that everything stayed on track. I would highly recommend Oaks Tulse Hill.
