4th Feb 2026 (8 weeks ago)We had a very disappointing experience renting through Henley Charles. At the start of the tenancy, communication was fairly responsive. However, once serious maintenance issues began to arise, their responsiveness declined significantly. We are a family of three who were looking for a safe, long-term family home. We have a young child, and therefore the standards of the property needed to be extremely good. Unfortunately, this was not the case. Throughout our tenancy, we reported major disrepair issues including roof leaks, water coming through ceilings, damaged guttering, and later water leaking from the bathroom into the kitchen. Eventually, water was dripping from a ceiling light fitting and onto the gas cooker, which is extremely dangerous. Brown damp patches and mould began forming in affected areas. This is deeply concerning, as mould and damp can cause serious health problems, especially for babies and young children. Despite repeatedly reporting these issues from November 2025 onwards, no effective repairs were carried out. A roofer was supposedly instructed but never attended, and our follow-up messages and emails were often ignored or left on read. We constantly had to chase for updates, which was stressful and exhausting. We were originally told this would be a long-term tenancy, which is why we invested our own money into improving the property (new carpets, garden improvements, filling gaps and holes to improve insulation and prevent rodents, etc.). We heard, saw, and even disturbed rodents coming through holes in the kitchen units, so we sealed these areas ourselves using cement and expanding foam. These improvements remain in place and improved the condition of the property. Later, we were informed the landlord wanted to sell the property. During this period, it felt as though repairs were deliberately avoided. The explanation that the landlord was abroad should not prevent urgent repairs, especially as we always paid our rent on time and fulfilled our obligations as tenants. To make matters worse, they are now attempting to deduct money from our deposit due to a small amount of expanding foam on laminate flooring inside a kitchen unit. This does not require replacement or repair — it simply needs cleaning. The substance has not caused irreparable damage. There is also spare brand-new laminate flooring stored in the kitchen cupboard if replacement were genuinely needed. We always paid our rent on time and took pride in the home. If anyone would like proof of our messages, emails, videos, and photos of the disrepair that was never fixed, we have everything fully documented and can provide it. Based on our experience, we would not recommend Henley Charles to tenants.

23rd Jan 2026 (10 weeks ago)I agreed a purchase on 5 Whitburn Avenue which was marketed and confirmed in the memorandum of sale as freehold. After instructing solicitors and incurring costs and a level 2 survey, it later emerged during conveyancing that the property was subject to a short lease of around 12 years, fundamentally affecting value and mortgageability. I withdrew immediately once this came to light. Despite requesting written confirmation that the sale was no longer proceeding, my emails were not responded to. This experience caused unnecessary stress and wasted legal costs. Buyers should independently verify tenure before proceeding.

They are unprofessional,talk about clients to other dubberley branch at Great Bridge.They dont keep things confidential.They dont keep you updated.Please avoid them!

Id like to add that I have used Connells West Bromwich again for another rental property and as expected excellent service from Bethany & Arif x I would like to add Bethany again found a tenant within 24 hours which I find amazing ! 6th Mar 2026 (26 days ago)Advertised a property on Camden Street and after viewing, we discussed taking it further and this is where it began to go downhill.. Applied undue pressure to pay £276 to move within 2-weeks, yet after making the payment it was complete silence. When reaching out for an update 2-days prior to the move in date, the rep was unhelpful, unprofessional and lambasted over the phone. The entire move has collapsed with a lot of expense gone down the drain, including the £276 which they refuse to refund. Will be looking into escalating with The Property Ombudsman. DISGUSTING!

From our first phone call he took real time to listen and understand exactly what I was looking for in a property. He wasn't just pushing whatever was available to make a quick sale. He genuinely focused on finding the right fit for my needs and priorities. His knowledge of the properties and areas was impressive. He'd clearly studied the details thoroughly, had been to the homes before, and could answer specific questions about service charges, sellers, specs, and local context without hesitation. That level of preparation and expertise stood out massively compared to other agents I've dealt with in Birmingham. They often rush viewings, know very little beyond the basics, and treat buyers like just another number. Ethan was exceptionally responsive from day one. Quick replies to emails, no rushing on calls, and he even kindly drove me to multiple viewings since I don't have transport. Something most agents simply don't offer. He was warm, friendly, patient, and completely non-pushy, which made the whole process enjoyable and stress-free. It felt like he was building a real relationship rather than just chasing a commission. He's a real credit to Dixons and has made me decide to work with them as my primary agent moving forward. If you're looking for someone professional, knowledgeable, and truly client-focused, Ethan is outstanding. Highly recommended!

Looking for a commercial rental property twice I have made an appointment and twice I was ignored by the agent, we were interested in renting a property but again emails ignored. I find this company completely unprofessional. To any landlords please use another company not these guys!
24th Mar 2026 (8 days ago)I have bought several properties through OPA over the last 5-6 years. Mainly investments, leased to housing providers with guaranteed rents. very happy with service. Great investments. I get paid ontime, no headache. OPA have always been great. helped with purchase all the way, helped facilitate the transaction and on hand with any issues, even after completion. This is why I go back and buy more. I have also recommended to others who have purchased and sold through OPA. Thanks to Zara & Ramsha for help.
21st Mar 2026 (11 days ago)We have just sold our house with Oakmans and can recommend them entirely. Tom was great to deal with during our initial valuation visit and was the main reason we decided to go with Oakmans in the end. During viewings there was a couple of times where miscommunications meant that we had buyers turning up to our house before the agents got there, or turning up after agents had left, however overall the quality of show around was good. Particular shout out to Paul here who was great. Once we had accepted an offer, Sue was great at ensuring the transaction remained on track, particularly as we got closer to exchange and completion and communication between certain parties was becoming challenging. Overall, great service and marketing and would recommend if you were selling a house.
