15th Aug 2025 (7 mo. ago)I moved to Xact from another agent and have been really pleased with their performance. Lovely pictures, very prompt and efficient service on every level. The difference is they know the local area, understand the market and they don’t just rely on all the usual property portals - they proactively market the property. I would highly recommend both the Knowle and Balsall Common office if you are thinking of buying or selling.

They acted professional, helpfully and keep us abreast of how the process was going. What more they always did what they said they would and did it on time. The guidance of both Emily and Rodger was invaluable and made the whole purchase process so much less stressful Brilliant job Earles Alas the same can not be said of our vendors agents

On the last viewing told us we had secured it in the Saturday only to be told on the Tuesday that there was a higher bid. We have been brought in as a bidding baite in this property. Avoid this agent! No office to even call in

25th Mar 2026 (17 days ago)From start to finish I couldn’t have been happier. Shout to Eugene Doyle! He came round and instantly put my mind at ease. I was selling my late mother’s property so it was still all over the place. Eugene talked me through every step that would be happening. Was respectful and down to earth the whole time. So much so I recommended him to others and I would personally only deal with Eugene in the future if I got a choice. The whole team were great though

I chose Smart Homes as they were the most realisic when it came to price, lower than the other 3 quotes I got, I was not disappointed. From the very start all the Staff who I have made contact with were really so kind and helpful and encouraging., The people who did the viewings (mainly Rob and Claire I think) did a great sales job on my behalf. They always had time to answer my questions and gave me feed back from each viewing the next day. I could not have got better service anywhere, So thank you Smart Homes you are great.

We were very impressed with them and in particular Sunny who kept us up to date with all information even before our solicitor or our actual Estate agents did. In view of this I have recommended Arden to family and friends.
