Throughout this time the service I received was very professional, always on time and showing a high level of customer care. Worth mentioning Yasemin, who as my property manager did everything incredibly efficiently during my check out process, including the administrative paperwork, last property checks and returning my deposit in full.

11th Mar 2024 (7 weeks ago)We were informed - after being told we had an offer accepted and paying a holding deposit - that the property we intended to rent had been given to someone else, seemingly because of shoddy communication on the part of View - who later claimed they had “found required documents we had sent in Spam”. Advertised terms were ignored and we were left having handed in our notice’s with a worrying search to find somewhere else quickly because of View’s incompetence. Would strongly advise against using.

24th Mar 2024 (5 weeks ago)Terrible estate agents put us through hell for nearly a year couldn't be bothered to do anything didn't wanna fix any problems me my 3 year old daughter and partner got moved to harlow by hackney council so woodlands was our estate agents if anything needed repairs they was meant to sort it we had no hot water or heating for nearly a year kept complaining nothing got done we had to sleep in the living room as the whole house was covered in mould and our clothes washing machine floor cooker my daughter's toys everything was ruined they told us to clean it ourselves my 3 year old now has asthma she was healthy before we moved their I had carbon monoxide poisoning due to the sever smell of mould environmental health found over 28 hazards and shut the place down only a week before we had to move due to the property being shut down they put a new boiler in after waiting nearly a year they lie they are disrespectful and rude Please if you have a property from woodlands screen emails messages take pictures because that's what we did from the day we moved in they called us liers but we had all the evidence now solicitors and environmental health are involved

From the first time when she called me, she got the idea of what I'm looking for straightaway and suggested some options. We then successfully secured a flat with her. During the referencing and pre-move in process, she's been super helpful as well, even on her day off! It's been a great experience dealing with her, highly recommended :)

From the moment I stepped through the door, I felt welcomed and at ease. The property owner, with their kindness and cooperative nature, made my stay exceptionally pleasant. The overall environment of the house was serene and calming. The peacefulness enveloped me, allowing me to unwind after long days. Moreover, the neighborhood itself contributed significantly to my positive experience. It was a community where friendly faces greeted me, and where safety and cleanliness were evident. I wholeheartedly recommend this rental property. With its kind owner, serene atmosphere, and excellent neighborhood, it deserves nothing less than a 5-star rating.
17th Jan 2024 (15 weeks ago)In times like this when renting a property is literally a nightmare, when agencies don't even bother to reply or answer the phone because they've got too many clients anyway, contacting Jemma from the agency was like seeing a light on the end of the tunnel or better to say an angel who finally woke you up from nightmares and gave a hope. So busy and under huge pressure, she always find time to answer your emails or call you back, she is an absolute jewel! Like my friend said and I absolutely agree, we just won a lottery with them! Edit: We lived(rented) in the house where many flats are managed by the agency and than you can get the clue why some people here are giving 1 star. I read those reviews and witnessed on my own eyes people from next door not paying bills, electricity cuts, bringing and leaving rubbish around the house and complaining that this government is not doing enough for them and they just want to live on benefits and agency suppose to give them accommodation for free??? It really makes me angry reading and seeing things like that, because if you are on benefits doesn't matter the reason why, you must understand that not even one agency will consider you in front of working people, simple as that, because you don't understand that you are risk for the people who work there, they are working for salary and they want to be payed for work they are doing, for service they are providing and you are expecting them to risk their work and life because of people who eventually might not pay the rent anymore??? Are you willing to work for someone who eventually will not pay you ? I know the answer on this one, because I'm not! I left the flat how I found it when my contract expired. We maintained it as it is our own property because we are living in it and we respect someone who owns it (same as you would expect if you give your car to someone, to fill it up, keep it clean and intact, no difference), and we got our whole deposit back on the same day our contract ended. So, don't believe some reviews here, it is not even worth it to read, because like I said, I witnessed the story behind that and how they left the property after they've got finally evicted (it was a relief for all of us in the building). Agency couldn't even place the property back to market, it was a nightmare. So they lost all that money for the rent, deposit is not going to be enough to bring it back for living condition and tell me, how people who work in the agency suppose to live? On benefits too? Sorry for my long rewiev, but someone independent needs to say the truth behind those 1 star reviews and according to this, I would just suggest the agency, "don't even bother with cases like this, because not even one agency does", but I know that you have more human approach like I said and that's why you are trying to help people even if they think that paying 6 month in front is a rip off, they don't really understand in what risk you are really placing yourself. BTW, we left the agency because our friends who left the country, gave us their property to live in, otherwise we wouldn't move from there, no chance. The best agency we experienced, honestly! Recommend!!!

Ian and the team at Michael Steven are nothing but true professionals that go above and beyond to ensure that not only is your house sale safe with them, but you have full communication throughout your journey. Moving home as we all know is one of the most stressful experiences anyone can go through, but with a team like this working to do their best for their clients it helps to put your mind at ease. I would recommend them to any friend or family! Thank you so much we are so incredibly happy
7th Apr 2024 (21 days ago)Great service, Jayne was very helpful and explained everything to me when arranging a valuation , Chris did the valuation and the report was done quickly, both again helpful when had to extend twice more, then when had to get extended again recently to a long drawn out sale, and just about to complete, I had to again get in touch and Jayne again sorted quickly with the help of James who sent a cover letter for my housing association. So thanks guys, I have finally moved, thanks for all of your help, really appreciate it.

9th Dec 2023 (20 weeks ago)Imran Khan, Candice Bonney, Sam Ades and Rabbi Dil Reply From Samuel King Estate Agents Sam Ades Your offers were going up in increments over a 1 month period. The property was sold to someone else, as there were other interested parties, that you were aware of, and these buyers came in with immediate offers at acceptable figures soon after viewing. You were coming and going at times and mentioning other properties in the area, which i presume you were also looking at. I gave replies to your emails as to why the lower offers were not acceptable to the owner. The owner took time coming back as mentioned at the time. If you had offered the correct required figure from day one, you had a better chance of securing the property. I have staff members. But like other companies i do undertake viewings but sales progress all sales. I have over 30 years of experience and have sold 1000s of properties to exchange and completion with an exceptionally high conversation rate with all manor of issues, some vendors have even commented that no other agent would have got their sale through, as i sale proceed in a certain way. I have been on Barking road E16 for over 18 years. Good luck with your search. Rabi Dil I have no information, that i have ever had dealings with you. Candice Bonney I gave an expert insight into these types of properties which are blocks of flats with deck access, of which the lenders will also require the % of owner occupiers and take into account re-saleability. The service charges are also high, due to lifts and the concierge, these are predominately for cash buyers, but at certain prices as mentioned. I was marketing at a price that was requested. The housing association i work with declined to purchase. Offers were received, but as mentioned ,when they applied for mortgages there is every possibility they would be declined. I gave 3 other examples of blocks in the area, whereby purchasers had tried multiple brokers but with no joy and unfortunately this was the same in this instance and they were declined due to the above points. Cash buyers at this time, were few and far between and would look at other types of properties to purchase. Feedback was supplied, i handed the keys back politely. I can appreciate it is frustrating with these types of properties and i only wish lenders would be more flexible. Imran Khan I can not go in to detail with regards to the landlords professions but they are very busy at present, we will still be managing the property as we have known them for many years but unfortunately you were declined.
