28th Feb 2026 (5 weeks ago)Extremely unprofessional and a complete waste of time. I booked a viewing on 24 February 2026 for an appointment confirmed on 28 February at 12:00 pm. I travelled nearly two hours to attend, arrived on time, and when I called the agent to check their arrival, I was casually told the appointment had been cancelled. No one informed me beforehand. No call. No email. Nothing. This shows a total lack of basic organisation and zero respect for clients’ time. Cancelling appointments without notifying people is unacceptable, especially when customers are travelling significant distances. If this is how they treat potential buyers, I would strongly question how they handle actual clients. Very disappointing experience.

17th Dec 2025 (15 weeks ago)Absolutely terrible. I had the displeasure of renting with Spencer Munson from 2020 to 2023 and I am appalled at their service. Issues with our rented property was noted when we moved in, such as blown double glazing that needed to be fixed, but we never got that fixed in the entire 3 years. We needed ventilation in the bathroom and I chased them for 2 years to get an extractor fan fitted. We had contractor after contractor visit yet nothing was ever done because they couldn’t organise. We had one contractor come twice for the same thing! He was as confused as us and stated he sent his quote to them and never heard back till months later when he was asked to go and visit again! We ended up with horrid mould due to their negligence. Every time I would call or email I was told they were sorry for my wait and would check with management and call back. Yet I never ever got one call back!! I was sick and tired of chasing so I made them aware I would report them to the ombudsman and that is the only time I got a response! Even then, it took MONTHS to get an extractor fan and still nothing was done about the window. The boss himself came to our property because it had gone on so long. Originally he gave us a day and time and never showed. This happened twice which I can understand things happen, but he never attempted to call or email while we waited in. When he did arrive, he tried to tell us the property was so old it didn’t need an extractor fan. I brought my grandad around for this reason. He has been a builder all this life and knows the laws. The building is required by law to have some form of ventilation in the bathroom to combat the mould that was growing. The boss tried to give us the run around but it did not work. We decided to move out earlier this year as we were fed up of them and were given the option to self clean to a professional standard or pay for cleaners. We cleaned ourselves and I videoed the entire flat as proof, knowing what they were like. We spent 2 days scrubbing every inch, skirting boards, corners, lamps, oven, fridge, windows and it was spotless. We used their own checklist to make sure we had everything to their standard only to be told we would be charged £250 for a ‘further clean’ after moving out. So a waste of our time. Don’t give the option to self clean if you are going to charge for progressional cleaning regardless! My family friends helped who are actually CLEANERS, so when I say it was cleaned to a professional standard I mean it. We were then charged over £200 for ‘bathroom damages’. After probing into this I was told the ‘damage’ was a loose toilet roll holder that just needed tightening…and the seal on the shower door was coming apart. So they were wrongly charging us for wear and tear NOT damage. So £500 out of our deposit later we are finally out. Appalling management, morally wrong and from what I saw in 3 years, could not manage a property and keep them to a good standard. Avoid at all costs or be prepared to be spending your free time calling and chasing.
21st Sep 2025 (6 mo. ago)They asked me my ethnicity when I called enquiring about a rental property. Not sure why that's important, however I assume it's because they are not keen renting to people from my Caribbean background because I never heard back from them.

I had my property on the market for months with no luck, then I moved to a different estate agent who managed to sell it straight away. I found them to be unprofessional and dishonest. The best thing anyone can do is use another estate agent, a professional one not Man & Co.
16th Jun 2024 (1 year ago)Was dealt the worst tenancy of my life through Lifestyle Property. Within 3 weeks of living at the flat we were burgled, front door was taken off the wall so we had no choice but to phone the landlord and was told we ‘ruined his Sunday evening’. The property made us all severely sick for months at the result of black mould. We had doctors notes and the landlord disregarded all proof that the mould was a result of poor insulation. Adam and the management team at Lifestyle property were reluctant to help in anyway, Adam asked us to send him evidence of the flat and instead of giving advice, he ignored emails and decided he no longer wanted to help. Useless estate agents and I would advise anyone to stay away from Lifestyle property, especially if the landlord is Lee Poppy.
22nd Dec 2021 (4 years ago)I am a 44 years old an a Gas Safe Engineer. I have been working in maintenance since 1996. Never seen a worse maintenance company than Strettons. I have no words to describe how we the residents of Onslow Parade N14 5JN feel. Come and judge for yourself before considering to buy or rent a property where this company is involved. Now obviously they are going to reply that they do as much as possible etc . Which is rubbish! We are their customer and we are the people entitled to give them a honest good or bad review. Don't listen to they answers

20th Mar 2026 (15 days ago)As the owner of the house R Bhasker bought below, I feel it's only fair to say my opinion of Neil King and his team is the absolute opposite. They have been professional, straightforward, proactive, and fair throughout. I have known them for years; I have used them both as a buyer and as a seller; and I would not hesitate to recommend them. In my experience they operate with great integrity in an industry where trust is at a premium. And I can see my experience is echoed in most of the other reviews. Lastly, my own opinion on the survey is that it was perfectly normal for a house of this age and type. Any issues with vermin were common, localised, minor, and dealt with quickly.

His agency stands out from the rest due to his highly personal service; we spoke with or saw only him so felt super confident he was fully engaged and invested in our sale at all times. His comms were also excellent, as were his problem-solving skills and professional partners. The photography was outstanding, with much thought taken in both the planning and execution. Highly recommended!
4th Dec 2025 (17 weeks ago)BE CAREFUL! As a tenant this company are a nightmare, they don't care for you at all. So slow to respond to queries, unprofessional and misleading. When we first moved in the flat was in a complete mess - dust, grit, mould, hair and even used underwear hiding underneath the kitchen sink. They insisted a professional clean had taken place which was obviously a lie, on moving out of the property we cleaned to professional standard and have been footed with a large bill, including random over-priced costs. Several problems with our property during our stay which they were slow to respond to including the balcony having a massive and dangerous hole in it which caused leaks into the downstairs neighbour, and meant we couldn't use during the hot weather, they were so slow to get someone in for this and when they did he did a bodge job that will rot in a couple years time, made a complete mess of our flat and the communal area in the process. Never responded to our requests to fix the window that had rotted. Unorganised - when showing the properties to other tenants they had the wrong keys with them so I came round to let them in, also didn't communicate clearly on when viewings were cancelled so had me waiting at home when nobody arrived. It's so common to have useless agencies, but we now are with a lovely company who really care for us, are quick and reasonable - it does exist!
8th Dec 2023 (2 years ago)My experience of Guru’s sales team is good. However, the property management team is very rude and would not help the tenants solve the problems after you rent the property. They only asked the tenants for money.

After a disastrous start with another estate agent which almost lost me the house I really wanted to buy, I instructed Century 21 and Jason pulled everything together. Jason got my property sold very quickly in an urgent situation working late into the night to get my property listed and negotiated my purchase so that everything was held together, despite various difficulties along the way, and I got my dream home. He is extremely proactive and responds quickly to messages seven days a week and outside normal working hours. I cannot thank him enough for his hard work, and dedication in getting my sale and purchase over the line. He is truly passionate about his work and I wouldn't hesitate to recommend him.

He guided us through the entire process with patience and professionalism, especially as we were managing a rental remortgage alongside a purchase mortgage at the same time. What could have been a stressful and complex situation felt much more manageable thanks to his clear communication and supportive approach. He was always helpful, responsive, and willing to take the time to explain everything. We truly appreciated his support and would highly recommend this company. We intend to use Assure Move Estate agents for our rental also.

11th Feb 2026 (7 weeks ago)We sold our house in Buckhurst Hill. Alter and Cope helped immensely throughout the process. They were extremely helpful with the initial valuation and we always got feedback from viewings. They were also on hand to accommodate us logistically for the viewings. After we found the buyer they were always responsive and helpful to any questions we had. A sale can be stressful but they made our lives a lot easier with constant, helpful and responsive communication. 10/10
