The very kindly contacted the person in question, who in turn contacted me back. They didn't need to help, but they did so and I'm very grateful for that.

17th Mar 2026 (25 days ago)I have had a very positive experience with GHE for taking care of letting my flat. Everything, from the correct valuation, the careful selection of potential tenants, to the completion, was executed in an exceptional and friendly way. I always felt informed and supported.
8th Feb 2026 (9 weeks ago)I felt the agent had a lack of knowledge and understanding of our local area, and was too focused on metrics rather than seeing the advantages of our particular property over some of the other properties around us. I felt there was too much pressure being put on us to drop our asking price after only a few weeks in.
30th Mar 2026 (12 days ago)Completely disorganised from the start. Rented a property from foxtons Guildford and had little to no communication from them until our move in and after. Foxtons property management also hardly any communication or efforts to fix anything within the property. I called every day to chase and I hardly heard a thing back. We moved in and the property was in a state, no welcome pack, unclean, no instructions, appliances hanging down or fallen off, no help from foxtons at all. Four months since our move in and nothing has been resolved.

Initially, I worked with Jenny and Mark, who was incredibly helpful, professional, and made the whole process feel smooth and stress-free. They took the time to understand my needs and guided me every step of the way. Later on, Samantha Strong took over, and I couldn’t have asked for a better continuation of service. Samantha has been absolutely fantastic—responsive, knowledgeable, and genuinely committed to ensuring everything went perfectly. She kept me well-informed throughout and handled everything with great care and efficiency. Overall, the level of service I received was outstanding. The team is professional, approachable, and truly goes above and beyond for their clients. I would highly recommend this agency to anyone looking for a renting , letting or selling properties.

27th Mar 2026 (15 days ago)Property Management - Milton Drive Room! Feb 24, 2026 – I sent a request asking for confirmation of a date when someone could visit the property to carry out a move-out inspection. This was based on a prior understanding that, due to previous issues, I would move out once I had secured alternative accommodation. Feb 23 - request for move out was submitted following unauthorized access to the room and landlord causally claiming about TV & electrics in the room. There is an inventory report in place. March 3, 2026 – I sent a follow-up message regarding the above request after not receiving a response. March 4, 2026 – Vicki Harbor and Rebecca Sparks emailed stating that there were approximately £2K in rent arrears and that I had not confirmed a move-out date, when I requested for a move out date citing earlier agreement in writing. This response came after the initial request sent on Feb 24 and the follow-up on March 3, during which time another rent payment became due. They waited for another rent to become due before replying with inflated arrears amount. Vicki, copied to Rebecca, Landlord and Walton Office tried to claim that request was submitted on March 3 instead of Feb 24. I had also previously requested the possibility of moving to another room within the property in order to mitigate ongoing antisocial behaviour concerns, however this request was declined in the same email of March 4, 2026. March 4 - In communication, Vicki stated that the move-out request had only been submitted on March 3. When I provided a screenshot showing the earlier request dated Feb 24, the discrepancy was not completely ignored. Rent Arrears - Due to a history of issues with the tenancy, there had been an agreement that I would continue making payments and that any remaining arrears could be addressed from the tenancy deposit at the time of move-out. Despite explaining this position multiple times, debt collectors were given my details, payment reminders have continued to be sent over several months, including a further reminder after I reiterated the above context on March 4 - copying Landlord and Walton Office. Another reminder is sent today (March 5, 2026). When I asked whether the communication could be amended or clarified to reflect the earlier request and the existing understanding regarding arrears, this was declined by Vicki - the Head of Property Management, Leaders Roman Group. March 4, 2026 – following the expiry of the notice to rectify their conduct and issue amended communications along with a date to move out as per Feb 24 email - A formal complaint was submitted to Leaders Roman Group. March 5, 2026 - Formal Complaint was acknowledged. March 12, 2026 - Another debt reminder is sent. March 18, 2026 - Another debt reminder is sent. March 23, 2026 - Another debt reminder is sent. March 23, 2026 - Look at the reply to stage one complaint. The question of financial abuse due to deliberate delays has been completely ignored by this so called Regional Director, Property Management, Leaders Roman Group, by the name Rachael Salmon. March 27, 2026 - Notice of Eviction threatening letter is received by some Siphindile Jali, Credit Control Clerk from Leaders Roman Group (some where on planet, without postal address to leave a review of experience at relevant offices for all other ain similar position) The updates will follow. I will update this review as further information becomes available. Additional historical details covering several months will also be added here in reverse chronological order for completeness.

28th Mar 2026 (14 days ago)Generally ok, however agent reassured us our family ‘profile’ would appeal to sellers, some days later they sold to a property developer! Not much more to say, I guess more money was the ‘profile’ that won! Also as days lapsed communication went sour. And since they never contacted us regarding any new properties, effectively loosing interest!

31st Mar 2026 (11 days ago)I have been with a few letting agents over the years. Marcella Coupe are definitely the best one! Gilli and the team are really great at providing an excellent supportive service. They go above and beyond when they can. I have a couple of bits that needing fixing and replacing . Gilli answered the call straight away. The contractors,that they use, were amazing- too. It was two different contractors that I needed for two separate jobs. Both contacted me the same day. Came out as soon as it was convenient for me. Both contractors looked, ordered the parts, and completed their jobs within 72 hrs. First class service!! ??????

1st Dec 2025 (19 weeks ago)Credit where it's due. Despite a slow market, Serena never gave up helping us try to find somewhere, even when I was calling 3 times a day. There's a reason why most homes in this area are sold through Seymour's.

Where we didn't have the best of experiences with our solicitors, we cannot fault the support and just general ease of communication we had with Robbie and Curchods.
18th Mar 2024 (2 years ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!

Jennifer and Clare at Surrey Abodes were not only very professional at all times but were also mindful of the stress I was under and never rushed me or put me under any pressure. They were kind and considerate. Clare would make sure I was update with everything and explained and advised in a way that was easy to understand. They will be honest with you about your property but there is no hard selling tactics. Surrey Abodes is a small independent Estate Agents and I have no hesitation in recommending them.
