26th Mar 2026 (10 days ago)This is what you might call a dodgy estate agent, in my view. We made an offer to rent a property through them, which was accepted by the landlord and we then passed all the referencing checks. However, they then sent us their "standard" tenancy agreement, which contained several unusual, unfair and potentially illegal terms (we have been renting for years with other agents without problems, so have a good idea of what a normal tenancy agreement looks like). When we questioned any of the terms, we were strung along for about a week and were then suddenly told we could no longer rent the property, even on the original weird terms. It feels like they are knowingly (or recklessly) putting forward unfair and potentially illegal terms to tenants, in the hope that people will agree to anything just to get a home to live in. If they are willing to do that, who knows what else they are doing to tenants who don't know of their legal rights and might get taken advantage of in many other ways?

I initially spoke with Zia, who was incredibly welcoming and took the time to really understand my requirements rather than rushing through the conversation. It was clear she genuinely cared about helping rather than just handling another enquiry. Zia then introduced me to Gavin, who was equally welcoming and very easy to get along with. The whole conversation felt natural and productive, and I honestly found myself wondering why I hadn’t picked up the phone to this agency sooner. A genuine pleasure to deal with so far, and I’m really looking forward to hopefully building a strong and established working relationship between our organisations going forward. Highly recommended.

As part of this process (both selling and buying), we came across a number of different agencies, and the Akeman team is easily the most professional, responsive, honest, accommodating and helpful team. From viewings, to deal negotiations, to progressing the sale, they are supportive and transparent at every step. They follow-through with their promises. Bottom line, I never felt the need to "chase" them on anything, and that speaks volumes. They are simply a breath of fresh air after some mixed experience I've had with other estate agents. I would highly recommend anyone looking to sell/ let their home in the area to give them a call!
31st Jan 2026 (9 weeks ago)Absolutely unacceptable service. We had a property viewing confirmed and arranged, only for the agency to cancel ONE HOUR before the scheduled time. This shows a complete lack of professionalism and basic courtesy. People plan their day around viewings — cancelling at the last minute like this is careless and disrespectful. If this is how they treat potential clients at the very first interaction, I can’t imagine how they handle actual tenants or buyers. I would strongly advise others to think twice before dealing with this agency.
