4th Feb 2026 (8 weeks ago)We had a very disappointing experience renting through Henley Charles. At the start of the tenancy, communication was fairly responsive. However, once serious maintenance issues began to arise, their responsiveness declined significantly. We are a family of three who were looking for a safe, long-term family home. We have a young child, and therefore the standards of the property needed to be extremely good. Unfortunately, this was not the case. Throughout our tenancy, we reported major disrepair issues including roof leaks, water coming through ceilings, damaged guttering, and later water leaking from the bathroom into the kitchen. Eventually, water was dripping from a ceiling light fitting and onto the gas cooker, which is extremely dangerous. Brown damp patches and mould began forming in affected areas. This is deeply concerning, as mould and damp can cause serious health problems, especially for babies and young children. Despite repeatedly reporting these issues from November 2025 onwards, no effective repairs were carried out. A roofer was supposedly instructed but never attended, and our follow-up messages and emails were often ignored or left on read. We constantly had to chase for updates, which was stressful and exhausting. We were originally told this would be a long-term tenancy, which is why we invested our own money into improving the property (new carpets, garden improvements, filling gaps and holes to improve insulation and prevent rodents, etc.). We heard, saw, and even disturbed rodents coming through holes in the kitchen units, so we sealed these areas ourselves using cement and expanding foam. These improvements remain in place and improved the condition of the property. Later, we were informed the landlord wanted to sell the property. During this period, it felt as though repairs were deliberately avoided. The explanation that the landlord was abroad should not prevent urgent repairs, especially as we always paid our rent on time and fulfilled our obligations as tenants. To make matters worse, they are now attempting to deduct money from our deposit due to a small amount of expanding foam on laminate flooring inside a kitchen unit. This does not require replacement or repair — it simply needs cleaning. The substance has not caused irreparable damage. There is also spare brand-new laminate flooring stored in the kitchen cupboard if replacement were genuinely needed. We always paid our rent on time and took pride in the home. If anyone would like proof of our messages, emails, videos, and photos of the disrepair that was never fixed, we have everything fully documented and can provide it. Based on our experience, we would not recommend Henley Charles to tenants.

The property has presented a number of challenges due to its age, but Alex has always arranged for repairs to be made with regular correspondence along the way. I can trust him to handle matters, and I know issues will get fixed thanks to his persistence.

18th Mar 2024 (2 years ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!

His professionalism, unwavering support, and particularly his assistance to our first-time buyer, enabled us to complete the transaction more expeditiously than anticipated. Liam was always available to respond promptly to our inquiries, demonstrating a commitment to resolving any concerns efficiently. We can’t praise Liam enough for the work he did on this sale. 10/10 We insisted that Liam work on this sale for us because we were unable to collaborate with Heidi due to her ineffectiveness in handling fundamental tasks. Consequently, we lost our initial sale, which ultimately fell through because she failed to exercise the necessary diligence and attention in ensuring the successful completion of the first sale.
24th Mar 2026 (11 days ago)I have bought several properties through OPA over the last 5-6 years. Mainly investments, leased to housing providers with guaranteed rents. very happy with service. Great investments. I get paid ontime, no headache. OPA have always been great. helped with purchase all the way, helped facilitate the transaction and on hand with any issues, even after completion. This is why I go back and buy more. I have also recommended to others who have purchased and sold through OPA. Thanks to Zara & Ramsha for help.
21st Mar 2026 (14 days ago)We have just sold our house with Oakmans and can recommend them entirely. Tom was great to deal with during our initial valuation visit and was the main reason we decided to go with Oakmans in the end. During viewings there was a couple of times where miscommunications meant that we had buyers turning up to our house before the agents got there, or turning up after agents had left, however overall the quality of show around was good. Particular shout out to Paul here who was great. Once we had accepted an offer, Sue was great at ensuring the transaction remained on track, particularly as we got closer to exchange and completion and communication between certain parties was becoming challenging. Overall, great service and marketing and would recommend if you were selling a house.
