    In summary - Knight Frank is a professional company, offering a professional service, run by a professional team. I would recommend them without hesitation. Definitely worthy of a 5* rating. Our huge thanks to all involved for getting us over the line! Selling your home can be a stressful experience not to mention costly and therefore we wanted the most professional team to help support us through this process. Knight Frank have dedicated people / a team for each area of the sale process, from pulling the property information together, to ensuring you are happy with everything before your property goes live on line. They inform you of viewings and have their own team of people who guide potential purchasers around your property. These people are throughly briefed beforehand and are able to answer most of the purchaser's questions. Once you receive an offer on your property, the next group of professionals play they part in the process. At this stage, our point of contact was Giselle who was an absolute genius in keeping everything ticking along, even when there was a blip with the buyer's solicitor, Giselle was there to keep everything moving forward. The whole team is headed up by Luke Pender-Cudlip, a consummate professional, who has a vast knowledge and experience in this field, and someone you can depend on to get the job done.     4 months of waiting and still no call back to offer me a premesis. I've taken it upon myself to contact Landlords directly now if I see anything advertised by Goadsby. This is because Landlords of the sites that I've enquired about previously have not received offers or proposed plans passed on to then, yet I'm told they are not interested. Maybe I'm missing something but I don't understand why. Based on this, I would not recommend Goadsby Commercial to anyone if you want a hassle free, simple business transaction.... Read more

    Wonderful experience from start to finish, Meredith was incredibly helpful and informative throughout the auction process. As a first time auction seller my dad was a little unsure how complicated it might be but was pleasantly surprised, the entire process went very smoothly. We couldn't recommend her and the rest of the team highly enough, always went above and beyond. Surpassed all expectations in every way, my dad was delighted with the result, as was I.     There are many estate agents in Dorchester. Following a recent deep dive / investigation and interviews with most of them I chose Fox's to sell my high spec town centre property. Please don't underestimate the advantage of them having the highest footfall of any estate agent in the town as they have the only brilliantly situated window display full of top properties right in the main street. Not everyone always searches online. Libby , Shauna & Jo in the Dorchester office have been 100% fantastic. Wow enthusiasm in abundance , local knowledge and professionalism superb for all 3 ladies , all are great ambassadors for the Fox brand. Nothing is too much trouble . Very impressed .     In my personal opinion very unethical and potentially breached estate agent’s code of conduct. Code of Practice 4A "When you give advice to someone selling their property, any figure you advise, either as a recommended asking price or as a possible selling price must be given in good faith and must reflect available information about the property and current market conditions and must be supported by comparable evidence. You must never deliberately misrepresent the market value of a property" Code 1E "You should provide a service to both buyers and sellers consistent with fairness, integrity and best practice; and you should not seek business by methods that are oppressive or involve dishonesty, deceit or misrepresentation. You must avoid any course of action that can be construed as aggressive behaviour (*) or harassment (*)" I was shown a property as a first-time buyer where I was informed by the agents the seller would not accept anything less than £125,000 despite being advertised as “Offers above £100,000”. Halifax came out to undertake a valuation of the property and stated it was only worth £115,000 and Natwest came back with a valuation of £110,000. My counteroffer of £112,500 was rejected and the sale subsequently fell through 2 months into the conveyancing process. Connells should have valued property and realised that the asking price by the seller was way above the valuation that any high street bank would value the property at and therefore it was entirely unethical to allow a first-time buyer unknowingly to enter the sale process knowing it was more than likely that later down the conveyancing process someone with a mortgage was never going to be successful and should have, at the very least inform the buyer of this fact. This was in my opinion incompetence at best and deception at worst. Connells in my opinion knew that the property was over valued and attempted to take advantage of a first-time buyer and were so complicit in the seller’s greed/or delusional belief of the property’s value, they were happy to take a first-time buyer all the way to the end if they could get away with it. Fortunately for myself Connells went too far and the banks refused the mortgage. Please do your homework, make sure you get a valuation as well as a survey, and do not accept estate agents at their word. In my own personal opinion I do not believe this was a genuine mistake. Connells knew the property was over-valued and were quite happy to allow me to pay for it, potentially putting me in negative equity later down the line. The property remains on Rightmove and the Connells website back on sale and advertised as previously “Offers above £100,000” despite being told this morning that they seller was likely going to let it again when just yesterday it was marked as subject to contract. It seems that Connells might be trying to do the same with another person and sell a property that they now know has been valued by two high street banks at £110,000 and £115,000. They seem to want to get themselves into trouble. I am considering taking the matter further. I very much doubt they will show people around the property and say that two high street banks have refused a mortgage based on the sellers requirement of £125,000. After Lucy's response on 04/02/24: Thank you for your comments Lucy as I might well contact you, however I am sure it would be of great reassurance to the community of Blandford if you could assure them publicly by replying to me again, that anyone viewing this property from now on will be informed: A. Halifax have valued the property at 115,000 and Natwest at 110,000. B. Anyone with a mortgage will be required as a result to put down an extra 10-15000 extra Are you able to that for us Lucy? I think you should if you are complying with the code of ethics but some how not convinced you will I will be in touch more formally at some point in the future. Edited. 19 Feb/16March.     AVOID AT ALL COSTS! The worst estate agents I have ever encountered. The day I went to collect my keys, I entered the branch and was completely ignored by all staff members and was not greeted. This was just the beginning of an awful year. Living room windows allowed water to enter. At first, they tried to convince me it was due to condensation. It took 2 months of me calling and emailing for someone to even have a look. The rain water damaged my brand new TV stand. Instead of fixing the problem (the damaged gutters) the leaking area was painted over with "sealant" which quickly allowed water through again. Spoke to the owner of the branch who said he would have a look and send someone out, he never did. Window is still leaking 13 months later. The bedroom began to sprout mould due to the unprecedented winter cold but also extreme damp caused by a leak from the upstairs flat. When I sent an email about the leak in the bedroom, I was told its probably caused by the leaking window in the living room. The mould began to effect my health and damage my furniture and belongings, which I was told to "give them a wipe". This was also painted over. I had to purchase a £300 dehumidifier to tackle this damp with no support from the landlord or estate agents. Humidity levels in the flat measured at 85%. I was actually advised to "seek alternative accommodation" if I wasn't happy. Found a live earthworm in my toilet. Bathroom sink wouldn't properly drain. Bathroom light and kitchen hob lights were not working on move in day. Owner and staff have no sympathy or compassion, offer absolutely no solutions and will ignore or avoid you unless they need a payment from you or to sign documents. Had to remind them to return my deposit 2 weeks after I had moved out. If you can rent or buy from anywhere else, I strongly recommend.... Read more
