Having dealt with Jacob Steel on our purchase side, we found the staff and in particular Matt to be a fantasic support. I don’t believe Hamptons to be putting the clients best interest first as something very very sly has happened. My offers were never qualified, I never had response from my offers, and then they accept another offer without giving me any chance to counter. We had a viewing and shortly after put in an offer. We went straight to the Hamptons office after viewing the home and we said we would like to start with an offer of £1.45. They then recommended we go in at £1.3 as they thought we had a shot at that type of figure. So we of course followed their instruction but was equally confused as to why they suggested that. They then said the seller wanted to wait until the end of the month to see what other interest had come in, so we went with the flow. We then upped the offer again and again and every time they gave us the same response “the vendor still wants to wait until the end of the month”. We was very eager and frightened about missing out so I popped into the office mid way through the month to see if it’s looking likely etc. Then he told us the offer was refused and they’ve had other offers. We didn’t understand why I had to spontaneously walk into the office to find that out! What would of happened if we did sit tight till the end of the month! David the agent told us that if we offer the asking price of £1.5 then it’s ours, he said this several times. So we immediately upped it again for the forth time to the asking price of £1.5 with completion in a couple of months. At this point I thought a deal had basically been made. After 2 days of no news I finally had a call to say another offer has been accepted which was in fact lower than our offer but they were just flexible when on completion. I was straight away shocked that I was not given an opportunity. What the agent should of done was call me to say you’d rather a delayed completion and I would have then said ok that’s fine. Another point that I find horrifying, is every single offer we have put forward has never been qualified and we have never been asked for proof of funds. I have now looked into it and it’s actually ILLEGAL to not qualify any offer. That is the agents job and that is what the client is paying them to do. We have now made the decision to up our offer £25k over the asking price just to help give us another shot at grabbing the house we wanted. Only now have they asked me for proof of funds, this is baffling. When I look back on their process since my interest was shown I do believe them to be very sly. I’m not sure if theres been a bribe from the other buyers to the agent, (this is extremely common in Brighton at the moment), but our treatment does not add up. Why did they want to plonk us on the back burner for a month and then accept someone else’s offer without giving us any opportunity? And why did they want to delay things by making me put in a silly offer of £1.3 which would just waste everyone’s time. And why did they never qualify my offers, were any of them ever brought forward to the seller? Please just be weary of Hamptons because I personally don’t trust them. I believe they have lost the client a lot of money because everyone may well have carried on negotiating yet they agents definitely favoured a particular buyer/offer for some un known reason. And finally the worst bit about it all is the service I have received since all of this. I’ve not once had an apology or any kind of sympathy. I have been told that it’s my fault and I should of acted faster despite me doing everything I could have possibly done. I have called and called and called and everyone is always ‘busy’ or ‘on the other line’ and that’s the response I’ve had for a solid 3 days now. I have asked for the regional managers number and they gave me a fake number that hadn’t been in use for years and I spent hours calling.... Read more

My partner and I have recently rented a property under this agency, and everyone involved was so helpful from beginning to end, making effort to keep in contact and put out fires that arose during the process. The main person we communicated with was Amber and she was lovely, but everyone chipped in when she wasn't available, and generally our emails were answered within a day. Looking for a place is a stressful experience without dealing with snotty staff who seem extremely proud of that fact that “no, none of our properties except pets okay!”. This is what I got this morning from an extremely dismissive lady on the phone. I get most landlords prefer not taking risk on cats and other animals but would it be possible to add to your staff training some basic manners in empathy and customer relations in explaining why you only work with landlords that enforce blanket bans on pets. All brand and pretence. Probably each and everyone have pets themselves but make a profit from exclusively compounding landlord discrimination against people with pets.... Read more

I have to say i have endured some bad letting agencies in my time these guys are up there in the top three the tenants have been shocking through out. If you don't care about your neighbours or YOUR property then i suggest you use these guys, i fairness they do get you tenants quickly, probably because nobody else will touch them.... Read more
