I have been a good paying customer of Hamptons at the top end of the rental market for over 4 years. I gave birth to my daughter January this year to return home from the hospital to a stone cold house in the middle of a very cold winter. 22 visits from various contractors later, the heating was never fixed and we were threatened with action against us for breaking it. I had men marching through my bedroom to check on the radiators during a very private period of time for me with my baby. No sympathy, no advice. I was spoken to like I was a complete idiot. No apologies. It was like talking to an answering machine. I had to call and demand or beg that something is done about the heating, otherwise I heard nothing for days and days. After escalating a formal complaint, I was told that service was absolutely spot on and to provide more information. I’ve never received a formal apology. After we moved out the misguidance continued. Our undisputed deposit which should have been returned within ten days only got paid to us after nearly 3 months and only after I logged it with TDS. Otherwise I was told to wait until the landlord said I could have it back. This advice from Hamptons was in fact in breach of the tenancy deposit agreement. Terrible experience, felt l was treated as a nuisance, not a customer. The management team is extremely rude and lack any kind of humanity. They will try to misguide you whenever they can to protect the landlord’s whim to save a penny or to simply annoy you. There is no fairness when it comes to the tenant. Be prepared to having to resort to legal means to receive basic rights as a Tennant. The only person who completely stands out is Richard, the leader of the management team. Once I got talking to him, I started getting solutions. He is very personable and sensible. Strange that the rest of the team is impossible to deal with.... Read more

Booked Friday, 5 building to see today with Dover Office, arrived this morning from London, they couldn't find their appointments anywhere, were not helpful in any way. said they could book for tomorrow instead!!!! We came all the way from London especially for this. We find the treatment we received very unprofessional and very rude.... Read more

I wish I could give more stars. I've just sold my property with Burnap & Abel and was blown away by their professional but friendly service. It was a really tough sale with lots of complications, but the team remained relentlessly positive. I cannot fault the level of communication I received, I was kept in the loop at every hurdle. The whole Dover team are just brilliant, but I have to give a shout-out to Charlotte. Charlotte kept me sane throughout this whole process and really, truly went above and beyond. After what I can honestly say is the worst seller experience I’ve ever received, I politely requested for both parties to mutually agree to end the sales contract for my unsold property. Unsurprisingly, Burnap + Abel weren’t able to demonstrate any maturity with the situation and mutually agree to end the 3 month relationship, despite the breakdown between seller and agent. They would rather hold you to ransom for their cut of any potential future sale and prevent you from marketing through a new agent. I think it speaks volumes for this company, directors and employees. Also of cringe worthy note, is the 5 star reviews from Abel family members on the Burnap + Abel Facebook page. I wonder how many other 5 star reviews are from family and friends! So here is my 1 star review (0 star not an available option): Great estate agents if you’re solely a buyer! They will try to sell your property below their true market value and below other agents valuations in order to increase their sales, albeit at a slightly reduced income on their percentage of the sale, this company are a buyers dream. The flip side is a sellers nightmare, unless selling your house below it’s market value is acceptable and recommendations to accept even lower offers just to ensure they get their cut of the sale at the earliest opportunity. You may very well consider this acceptable if you’re in a rush to sell. Most sellers will want as close to true market value as possible. Burnap + Abel will tell you how they are a local market leader and seeing record monthly sales. The strategy clearly works well for this agent but not necessarily for their clients, the sellers, who provide the end payment for the services. High sales are unsurprising, given many buyers can’t believe their luck at purchasing a property through Burnap + Abel low property valuations and recommended procedable sales through below market value offers. As another reviewer stated, it’s not about achieving the best offer or market value, it’s just about achieving quick sales through any offer for your property. Their Dover sales team will fool most people with their initial friendly charm. Please don’t be fooled. We were shown around properties they had no knowledge of and couldn’t answer questions posed. Neither did they get back to us when asked to do so. The positive reviews for a certain member of staff could be from family & friends too. Just like the B+A Facebook page. This member of staff is massively incompetent. She once turned up to a viewing 15 mins late and went, much to our amusement as the prospective buyer, to the wrong house! Much to the annoyance of the seller, who had shown us around their property in her absence at the agreed viewing time. The seller removed their house from sale with B+A shortly thereafter. Probably within the 14 day cooling off period. If only we had the foresight. After Burnap + Abel received a low offer on our property, we received an answerphone message from the staff member mentioned above, clearly intended for the person who had actually offered on our property, but she had mistakenly called us, the seller. It was a very telling message and provided evidence that Burnap + Abel were NOT acting in our best interest with a prospective buyer. The senior salesman at Dover will no doubt charm you with his friendly demeanour and convince you to sign up to sell with B+A with his wealth of experience and knowledge. A word of caution. He ISN’T so knowledgable of the Dover area, was contradictory at times or very friendly thereafter. Twice we asked for B+A to review their own website as our property wasn’t listed. 3 months in and we still weren’t listed on their website. On neither occasion was any technical issue resolved or explained and we never featured to their embarrassment. So my final words of caution are - if you’re looking for an estate agent who have your best interests, are throughly professional at all times and are able to resolve any issues you have during the process... you may well want to sign with a different estate agent.... I am a joint executor for the estate of a cousin who passed away in December 2020. We used Northwood for the sale of two residences in Ashford. As the first property was already mid-sale at the time of death, we had to halt the sale for several months. With the uplift in the market, we as executors were legally obliged to maximise the value of the estate. Accordingly, we instructed Northwood to give the buyers a few days to increase the offer. This was not forthcoming, so we instructed Northwood to re-market the property. We quickly received new offers and achieved an 11% increase on the price from the previous sale. Northwood then marketed the second property and secured 16 viewings in one week; all conducted without any need to attend by us. We received several offers and agreed a sale at 12% higher than the estate valuation. These sales represent a great result for the estate beneficiaries. Northwood’s fees were highly competitive, and I have no hesitation recommending the team at the Ashford office. Mark & Gavin were professional, communicative and gave independent advice when needed. The sales were confirmed very quickly, and Northwood have guided us through the sale process smoothly.... Read more
