I wish I could give more stars. I've just sold my property with Burnap & Abel and was blown away by their professional but friendly service.
It was a really tough sale with lots of complications, but the team remained relentlessly positive. I cannot fault the level of communication I received, I was kept in the loop at every hurdle.
The whole Dover team are just brilliant, but I have to give a shout-out to Charlotte. Charlotte kept me sane throughout this whole process and really, truly went above and beyond.
Cannot thank you guys enough - will highly recommend to anyone selling in the local area!!

After what I can honestly say is the worst seller experience I’ve ever received, I politely requested for both parties to mutually agree to end the sales contract for my unsold property. Unsurprisingly, Burnap + Abel weren’t able to demonstrate any maturity with the situation and mutually agree to end the 3 month relationship, despite the breakdown between seller and agent. They would rather hold you to ransom for their cut of any potential future sale and prevent you from marketing through a new agent. I think it speaks volumes for this company, directors and employees.
Also of cringe worthy note, is the 5 star reviews from Abel family members on the Burnap + Abel Facebook page. I wonder how many other 5 star reviews are from family and friends!
So here is my 1 star review (0 star not an available option):
Great estate agents if you’re solely a buyer! They will try to sell your property below their true market value and below other agents valuations in order to increase their sales, albeit at a slightly reduced income on their percentage of the sale, this company are a buyers dream.
The flip side is a sellers nightmare, unless selling your house below it’s market value is acceptable and recommendations to accept even lower offers just to ensure they get their cut of the sale at the earliest opportunity. You may very well consider this acceptable if you’re in a rush to sell. Most sellers will want as close to true market value as possible.
Burnap + Abel will tell you how they are a local market leader and seeing record monthly sales. The strategy clearly works well for this agent but not necessarily for their clients, the sellers, who provide the end payment for the services. High sales are unsurprising, given many buyers can’t believe their luck at purchasing a property through Burnap + Abel low property valuations and recommended procedable sales through below market value offers. As another reviewer stated, it’s not about achieving the best offer or market value, it’s just about achieving quick sales through any offer for your property.
Their Dover sales team will fool most people with their initial friendly charm. Please don’t be fooled. We were shown around properties they had no knowledge of and couldn’t answer questions posed. Neither did they get back to us when asked to do so.
The positive reviews for a certain member of staff could be from family & friends too. Just like the B+A Facebook page. This member of staff is massively incompetent. She once turned up to a viewing 15 mins late and went, much to our amusement as the prospective buyer, to the wrong house! Much to the annoyance of the seller, who had shown us around their property in her absence at the agreed viewing time. The seller removed their house from sale with B+A shortly thereafter. Probably within the 14 day cooling off period. If only we had the foresight.
After Burnap + Abel received a low offer on our property, we received an answerphone message from the staff member mentioned above, clearly intended for the person who had actually offered on our property, but she had mistakenly called us, the seller. It was a very telling message and provided evidence that Burnap + Abel were NOT acting in our best interest with a prospective buyer.
The senior salesman at Dover will no doubt charm you with his friendly demeanour and convince you to sign up to sell with B+A with his wealth of experience and knowledge. A word of caution. He ISN’T so knowledgable of the Dover area, was contradictory at times or very friendly thereafter.
Twice we asked for B+A to review their own website as our property wasn’t listed. 3 months in and we still weren’t listed on their website. On neither occasion was any technical issue resolved or explained and we never featured to their embarrassment.
So my final words of caution are - if you’re looking for an estate agent who have your best interests, are throughly professional at all times and are able to resolve any issues you have during the process... you may well want to sign with a different estate agent.
