Charging a whopping £528 claiming there were marks and scuffs to the wall when I moved out only for an independent adjudicator to prove that only £40 would suffice to repair the said marks and scuffs. Level of extortion!!

14th Sep 2026 (13 days ago)I gave Lota property rent one of my property to rent they charge me 10% for look after property but first 2 months regular payment they deposit in my account after 12 months they not deposit in my account when I ask them they said tenant not paying rent so whey they take long 12 months? After I went for the court I won but still tenant not get out in my property I make bailiff appointment after tenant gone but they messed my property I loss 12 months rent also I spend 10k to repair property. Lota property they not been checked property. Before I gave property clean I done new paint and carpet. This pic before rent I gave them.<br><br>After below pic
7th Nov 2019 (6 years ago)Hogans would not do repairs in the property I was living in so I had to move they also had me redecorate the house from top to bottom as I got down to the last room I came off the ladder and fractured my ankle evan then they wanted me to finish the decoration evan tho I had painted 3 of the rooms on more than one occasion due to damp and mold they had also left me over Christmas holidays with no hot water or heating
26th Feb 2025 (1 year ago)The original estimate was £180k. I moved to a modern auction on their recommendation with an asking price of £120k after no interest. There was not interest at £120k and currently I'm selling the property privately at £95k.

24th May 2026 (18 weeks ago)Had an absolutely awful time attempting to get a flat with these agents. We had to constantly call and ask them to actually do the job they said they were going to. Only to then find out they'd given another applicant the property without even telling us because they had "better references". The issue being they never completed our references or actually looked at our documents?? No reason given by the agents of why they never completed our references, they honestly sounded like they couldn't be bothered. Wasted a week of our time when we need to be moving soon, will never be looking at a property through this estate agents ever again.

2nd Jun 2026 (17 weeks ago)Terrible refuae to do repairs had to move out for 6 months property damaged from mold avood at all costs. Raciest remarks during meetings laughing at customers when they become emotional because there property has been ruined because of thier neglect tolf close to a year ago problem mine to fix now after all that timw its their problem but want to send untrained workers into fix the problems yet again after thw drunk worker incident they want to send unqualified workers around who barely speak a word of english

11th Sep 2024 (2 years ago)From start to finish the experience of purplebricks was terrible and more stressful than the process demands. They used a cut and paste description of the property that was completely false and uninformative, alongside photos that were missing to cover the rooms properly. This meant we had to write the description and take our own pictures despite us having paid for them to perform this service. Once the house finally went live onto the portal they had it listed over the value we had agreed. Purplebricks were not helpful in getting feedback after viewings and a key issue is that the portal does not allow to block out days on the calendar. This meant that we were getting viewing requests when we were on holiday that we were unable to rearrange. I would not recommend to anyone looking to sell, the cost saving of using this provider is reflected in their disinterest in proactively marketing and selling your property as they have already been paid.
15th Jul 2025 (1 year ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.

Aidan gave expert and experienced advice on market pricing and advertising aimed at the most likely section of the target market. When it came toward the sharp end of offers and negotiations Aidan was calm, professional, polite and clear with his advice to us. We are convinced that we could not have sought out a better more committed agent who never once did not answer the telephone or respond promptly to an email. Top drawer service and very much appreciated. Very highly recommended.

We also quickly resold the property when we lost our initial buyer. From that point, Lauren was communicative and present right until the day we moved (and beyond). She was fundamental at passing information and keeping things moving - often informing us of progress and changes before our solicitors did, coordinating between the chain, and generally ensuring a swift exchange and completion could happen. I would highly recommend Lauren and The Home Movement.
