6th Apr 2026 (29 days ago)I was interested in a studio flat in Stamford let by Murrays Oakham. The whole experience was stressful and unprofessional from the outset. The agent, Eleanor Burge, initially claimed that the property wasn’t available anymore but a few days later changed her mind because she said she didn’t like the sound of the tenant who had secured the property. In order to obtain the tenancy I had to pay 7 months’ rent in advance, plus a deposit and credit check fees because I had been living overseas, despite the fact that I had an employment contract with an income that was more than adequate to cover the rent. Tenants are routinely assumed to be untrustworthy and easy to make money out of and it was very unpleasant to be so treated. As I needed a place to live quickly, I reluctantly agreed to these terms. Upon arrival I discovered there was NO internet despite Murray confirming that it was available; in addition, the electric heating did not function and the place was absolutely filthy and needed cleaning before I could move in. Ms Burge seemed completely uninterested, and it took a whole week without heating for the landlord to finally show up and replace the heater. During his visit he sat on and broke one of the chairs (his property) and did not bother to fix, replace or even apologise for the damage. When I mentioned the filthy state of the flat when I took it, the landlord said Murray had told him it had been professionally cleaned which it had certainly not been. The internet issue was beyond a joke; I work mostly online so I could not work from home and it took 4 months for internet to finally be connected; a major reason for the delay was the landlord’s and Murray’s utter lack of interest in communicating with me or the managing agents of the flats to fix the issue (provide access to the locked area where internet cables needed to be installed). I was obliged to travel to my office every day which made life very inconvenient – not to mention that I had no phone signal at home and no TV. In this day and age this is completely unacceptable, akin to living without electricity or water. At a later date I reported to Mrs. Burge a broken showerhead resulting in a non functioning shower. She asked if I wouldn’t mind waiting until the landlord got back from holiday in two weeks to get it fixed, and it was only after insisting that this was unacceptable that Murray actually sent someone over to fix it. After 7 months I had the option to pay for the remainder of the tenancy up front again (5 months) or fork out £60 for credit referencing fees once again. I don’t know whether they actually did a credit check or just pocketed the money. It seemed evident to me that Murray are only interested in taking your money but don’t actually want to give anything in return. The poor service I received from both landlord and Murray prompted me to buy a property instead continuing to rent. In order to get my deposit back I had to agree to pay an additional £80 for cleaning and repair costs although I returned the place a far cleaner state then when I took the tenancy. Some minor ‘damage’ like scratches on a cupboard and a cracked wall plug were already there when I moved in! I believe every new tenant routinely gets charged for this every time – Murray takes money for so-called professional cleaners and puts it in their pockets.

Phil was extremely helpful and made the experience very easy. I had been left in the dark by another mortgage advisor which made the start of the already daunting experience even worse. Phil set me at ease, he made the effort to keep in contact and guide me through the whole process. He explained everything clearly and offered good advice wherever I was unsure. All while being a genuine and friendly guy who clearly cares about his client’s needs.

From the very beginning, the level of customer service was exceptional; professional, responsive, and genuinely helpful throughout. Sam in particular was fantastic. He was attentive, proactive with follow-ups, and communicated clearly at every stage. He also showed real initiative in arranging viewings in a way that worked around our schedules and travel, which made a big difference. Although we didn’t end up purchasing a property through them, this was purely because we found our dream home elsewhere, not a reflection of their service in any way. In fact, compared to other agents we dealt with, they were miles ahead in terms of care, organisation, and overall experience. I don’t leave usually leave reviews and haven’t for the other agents we encountered, but this team genuinely deserves recognition for breaking the mould. I wouldn’t hesitate to recommend them.

Jess could not have been more helpful in helping is secure our forward purchase. A massive thankyou to Moores . Highly recommend to anyone wanting an agent who is motivated, communicative and has excellent local knowledge.
19th Feb 2026 (11 weeks ago)Wouldn't recommend this company jobs reported when vulnerable take over a week to sort out can never get hold of who you need to calls never get returned antisocial behaviour doesn't get sorted I've moved from bad to worse a day late on rent they soon contact you though.... looks like I'm house hunting again. I've reported numerous times the same people to no avail it's got to the point I've said forget it also if you unfortunately do get housed with this company please check bins before deposit rent and tenancy is signed mine was all full infested and took them over 4 months to empty the council refused rightly so as its the company and landlords fault also check your out house mines still full it's terrible. Especially when the rents so expensive aswell

I’m very happy with them and in particular with a lady called Hannah who is my Property Coordinator. She is always very polite, friendly and helpful and a go between for myself and the tenants. She deals with all enquiries promptly and keeps me updated on a regular basis when needed. Couldn’t be happier with her.

The viewing was nicely timed without being rushed and follow-up emails sent on as promised. Having used Newton Fallowell as agents quite a few years ago for my rental properties & now a tenant myself - it really is a refreshing change to know that you are in good hands. I do believe that they are a company that are looking after the best interests of both the tenants and landlords. Highly recommended !

18th Mar 2024 (2 years ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!

18th Apr 2026 (17 days ago)Michael and his team at Frank Modern gave us a great service from start to finish.They are a very friendly team, and always very easy to get hold off. They completed the valuation, and great photos of our home for right move quickly. They also advised how best to generate interest, advising on the right price point. The team completed all our viewings, which we found easy to arrange with them. Once we sold our house the service Tracey provided was 5*, she communicated regularly with us and our buyers. We would recommend selling through Frank Modern.
