Communication appears inconsistent, with different information provided at different times, which makes it difficult to rely on what is being said. There also seems to be a lack of clear structure, procedures and follow-through, which affects confidence in how the business operates.

13th Apr 2026 (21 days ago)My partner and I recently sold our first family home with Cowell Norford Rochdale. It was a very bitter sweet feeling as we loved our home, but the staff down at Cowells made us feel so much better about the whole process. We had a difficult buyer to say the least, however without the help of Maisie, our sales negotiator and Sophie, our sales progressor the process would have been a whole lot worse. No question asked was too stupid, and they always went above what was asked of them. I received daily updates from them, even if there was no real update, they were constantly reassuring me that they were chasing the relevant people to get it over the line as quickly as possible. Selling and buying a house is a real rollercoaster of emotions, and without Maise and Sophie I'm not sure I would have survived it! Thank you so much Maise and Sophie, you were amazing and are a real credit to the business. I wish you all the best in everything you do!
5th Dec 2025 (21 weeks ago)AWFUL SERVICE. NEVER ANSWER THE PHONE. Why anyone would list with this company is beyond me. They clearly dont act on behalf of their clients. I've called 20 times this week to arrange a viewing and never once answered.

The entire experience went smoothly and within a week I have received confirmation of the place! I am so greatful. Definitely a good place to start looking for a home. Ashleigh was particularly helpful — always professional, responsive, and clear in her communication, which made things much easier from our side. The move-out process was straightforward and handled efficiently, and everything was dealt with fairly. Overall, a well-managed service and a professional team to deal with. Would happily rent through them again.

15th Dec 2025 (20 weeks ago)The services provided is so bad, one of their staff called talking so disrespectfully as though he is doing me a favour by selling house to me, the day we went to collect key after the sale fall through they attended to us so shabbily, I only went through with the sale because we already gone far...but this team is terrible
7th Apr 2026 (27 days ago)Things started off great with Reside coming to value our property and to take pictures for the website. The agent was very polite, friendly and knowledgeable about the house and area having marketed the property previously. However, things went downhill after our first block of viewings. The lady that was supposed to be conducting the viewings was late. As it had been organised as an open house sort of viewing we had people turning up while we were stood waiting to set off to a viewing we had booked for ourselves. When she did finally turn up she knew absolutely nothing about the property or area and had clearly done no prep for the viewing. We then had the problem of lack of communication which was ongoing up until completion of the sale. Reside failed to tell us for 4 days that our buyers had actually withdrawn their offer, it was only because we got in touch with them that they decided to tell us. Luckily we managed to resolve this with our buyers and the sale went ahead, but had we not have got in touch who knows what would have happened. Buying and selling a house can be stressfull enough as it is, and unfortunately Reside did not help with this.

The sale was handled efficiently and my house was sold in a very quick time. I would definitely recommend them to anyone looking to sell their property

I was then up against at tight deadline with the sale and it’s fair to say I made my fair share of calls and emails into the office. Gabby was absolutely outstanding at moving things along at pace for me and always responded promptly. We got the sale completed in an unbelievable timescale and I’m extremely grateful to West Riding. I cannot fault the process whatsoever throughout.
