The whole process from start to finish was professional & seamless. The team were always there to help if needed and provided regular updates without the need for any prompting. My sale was agreed and completed within the month, as requested. We would have no hesitation using Kirkham's again in the future, in fact we look forward to it!

I can’t recommend them highly enough. We had no stress whatsoever as they did all the hard work for us. Many thanks ????????
15th Aug 2023 (8 mo. ago)The agency itself it's fine but I want to make everyone aware of a corrupt landlord Paul Ginty who made me homeless by accusing me of running an illegal massage business from the flat in Moston! This was just a few days after I've moved in, I refused him to come to the flat to do some random repairs I wasn't told about right at the beginning. I let him finish off what he meant to do at first but he kept coming up with other excuses to do other repairs which didn't need doing. He seemed very desperate to come in do them even though there wasn't any repairs left to do. I work as a counsellor from home over the phone and the tenant has a right to privacy. He's a dodgy landlord who believed he could take advantage of me because I was a young woman, so be aware. He sent me intimidating text messages saying he would just walk in, which upset me because I felt he could appear at any time as there was only 1 lock on the door and I didn't feel safe. He only gave me 1 days notice to leave, when by law its between 1 or 2 months. I was homeless for 3 months because of him, sleeping on sofas, having to put all my stuff into storage and going through more stress which I didn't need after seeing my dad dying of cancer few months earlier, I will not let anyone treat me like this, he's probably never been told NO by a woman and I believe this is what triggered him. He is a horrible and disgusting landlord and shouldn't be trusted.

They have now handled and completed the sale of that property in a prompt, timely, and professional manner. 19th Nov 2023 (23 weeks ago)I recently had the displeasure of having Phillip Ellis manage my two properties, I'm compelled to share my profoundly unsatisfactory experience. Having initially connected with a staff member at a networking event, the reality of working with this company fell far short of expectations. The litany of unprofessionalism began with the inexcusable allowance of early tenant access to one property, a blatant violation of the contract terms. In the other property, a shocking lack of property inspections persisted for an entire year, leaving my investment at the mercy of neglect. Critical paperwork was not only mishandled but also lost, contributing to a pervasive lack of communication from this company. Despite my persistent efforts to address these issues, there was no acknowledgment of fault or a hint of an apology. To say that Phillip Ellis fell short of their promises would be an understatement. The level of unprofessionalism exhibited throughout my dealings with them has been beyond poor. I cannot emphasise enough the sheer frustration and disappointment this company has caused. In conclusion, my encounter with Phillip Ellis stands out as one of the worst business experiences. Their complete lack of accountability, awful communication, and unfulfilled promises make them a company to avoid at all costs. Spare yourself the headache and explore alternative options for your property management needs

20th Mar 2024 (5 weeks ago)They are thief’s, i rented out property from this agency, where fire occurred due to neighbours fault, my propery affected due to that, they promised me to find alternative accommodation and then left me on road without any accommodation, then they didn’t not allowed me to access property to collect my stuff while they given access to thier contractor, when i went for collection at the end after counless calls and emails, i found most of valueable items missing from property, when i inquired from them they said they don’t know anything about it. they were the one only had access to property ,my other remaining stuff was all damaged due to water. Sharon from Leytonstone branch is biggest manipulator, she try to act smart and play political games, i m in process of legal action now . i have instructed solicitors now and i am taking them to the court now i would advise everyone to avoid these thieves. *update* reply to stretton comment Sharon and zita both aware and admitted they took photos of the item and would like to match , then later on zitta said she didn’t took photos of right angels,i can post all emails correspondence screen shot here. Alternative property link they are claiming they provided those were taken from zoopla which i could have find myself. They are absolutely joke. I m in process to take this further and definitely expose them and thier contractors.
