22nd Jan 2026 (8 mo. ago)We saw a property for let online, and last week my partner reached out to the agency to request a viewing and ask what documents were needed for the application. We were told we’d get an email with the details, but never received a response. After ome week I followed up asking for both a reply and a viewing, but again, nothing. Honestly, it’s not surprising the property has been on the market for almost a year—prospective tenants shouldn’t have to chase basic communication. Because of this lack of professionalism and responsiveness, we decided to look elsewhere and won’t be dealing with this agency.

He was punctual, professional, friendly and incredibly reassuring throughout the viewings. Junior took the time to explain the current market situation clearly and honestly, which I found extremely helpful. He was well prepared, supportive, understanding, and always happy to answer my questions. His knowledge, professionalism, and approachable manner really made a difference and made the whole experience much less stressful. Paolo is a local expert and is very familiar with property typologies and buyers in the Honor Oak and Forest Hill area.<br><br>Paolo looked after the whole process for us, was easily contactable directly via WhatsApp, achieved a sale over asking surpassing alls expectations. We appreciated the personal service.<br><br>Paolo expertly progressed the leasehold sale and we are delighted to have now completed.

2nd Sep 2026 (20 days ago)Unprofessional, discriminatory and inconsistent practices at the Streatham branch.<br><br>I have had an extremely poor experience with this agency, stretching back over a period of 4 years. Years ago, they showed me a property but rejected me purely because I was receiving some benefits at the time, completely ignoring the fact that both my partner and I had excellent salaries and stable employment.<br><br>Fast forward to recently: we applied for a property managed by the Streatham branch priced at £2,300 per month. Our combined household income easily exceeds the standard UK affordability threshold (£69,000/year, which is 2.5x the rent). Despite our strong financial position, the staff rudely moved the goalposts and insisted we needed a guarantor.<br><br>When I offered two valid guarantors, they claimed that one single guarantor had to earn over £82,000 a year to qualify.For comparison, I have viewed properties worth £2,500/month elsewhere that only require a combined household income of £72,000. It feels like they are intentionally fabricating impossible criteria and wasting people's time.<br><br>I strongly believe we were targeted and treated unfairly because we are foreign nationals. Avoid this branch—they are rude, unprofessional, and apply double standards depending on who you are.<br><br>Many people in the community have warned me about them, and now I see why. Absolute joke of a company.

Although we had a very long buying process (due to issues with the length of lease, and share of freehold ownership - which were down to the seller) Lewis was always on the other side of the phone, and worked his socks off to get the deal done. I really felt that he went above and beyond what most estate agents would be willing to do. Very human, very responsive and working with Lewis made the transaction much more pleasant. Would highly recommend their services.

18th Aug 2026 (5 weeks ago)Unfortunately, my tenancy with Robinson Davies Property was an extremely burdensome experience, both financially and in terms of the time I had to spend dealing with issues.<br><br>As an international student coming to the UK, I ultimately felt that I was treated as an easy opportunity for additional charges. The property itself was of a good standard-as you would expect for a property costing approximately £8,000 per month-but the problems arose primarily from how the tenancy was managed, particularly towards the end.<br><br>Our contract ran from September to May. From around January, the property administrator began carrying out routine checks, often giving short notice and repeatedly contacting tenants to gain access (spamming). She also arranged two property viewings. After the first, we were instructed to prepare the property for the second viewing ourselves, 5 people cleaning down the whole place for a day to please the landlord. No «thank you» was received.<br><br>During the second viewing, two tenants were ill and had locked their bedroom doors while resting. Despite this, the viewing continued, and their rooms were knocked on several times and them entered and shown to strangers while they were sick in bed. I found this extremely uncomfortable and showed, in my view, very little respect for tenants’ privacy.<br><br>After January, we also received an email from the finance team requesting that we change the account to which we paid our rent. Rather than the UK account originally specified in the contract, we were asked to transfer the money to a UAE account under a name that we did not recognise from the tenancy agreement or previous correspondence (see screenshot). We asked for an explanation for the change but did not receive a satisfactory response. This understandably raised concerns for us.<br><br>The most difficult part came after the tenancy ended, when our deposit was due to be returned. We were presented with numerous deductions, including charges for what we considered fair wear and tear, stains that had already been present when we moved in, exterior window-related cleaning, and approximately £850 for cleaning!!!!. The property was cleaned for two days by the tenants, but this was not accepted. In total, the alleged damages and costs exceeded £3,000.<br><br>Fortunately, one of the tenants was studying law, and we challenged the deductions through the relevant deposit adjudication process. After months of correspondence, the dispute was ultimately decided in our favour. Of particular concern was the documentation submitted in support of the cleaning charge, which the adjudicator found was not sufficient to substantiate the claimed cost. (See Word template she sent us after requesting to see the invoice for cleaning attached).<br><br>I strongly dislike seeing temants placed in situations where they have to spend significant amounts of time and energy challenging questionable charges or practices. Tenants should be treated fairly, with respect for their privacy and in accordance with their agreements.<br><br>Based on my experience, I would strongly avoid Robinson Davies Properties and the property administrator involved. London is an incredible city, and students should be able to enjoy their time there without having to spend months disputing their landlord over their deposit.<br><br>Overall, an awful and unnecessarily stressful experience.

Charles is super attentive, responsive and so friendly and personable. Anything I needed, any question I needed answering (and I had a fair few), Charles was always there to help with a smile. Thanks to Marriott Vernon I have found my dream home and I'm so appreciative of how they dealt with the process (and me!). Also special mention to Alison & Ian who also assisted me in the progression of the sale - both super lovely and helpful. I would highly recommend this agency. Communication was excellent throughout: they kept us fully updated, responded promptly to every question and worked tirelessly to achieve the price we wanted.<br><br>Their dedication and attention to detail exceeded our expectations and made the entire sale feel far less stressful than we had anticipated. We truly appreciated how much they did to keep everything moving smoothly and support us at every stage. We have already recommended Liam and Abidul to friends and would happily recommend them to anyone selling a property.- 16th Mar 2026 (6 mo. ago)Buying and selling a property is already a very stressful time and I found this estate agents overall poor, and general lack of communication exasperated what should be a simple part of the process in relation to viewing properties. I contacted the agency a number of times requesting a viewing to not get through to anyone or told to wait for a callback. When I did finally receive the confirmation, communication issues persisted with no replies to queries, a dead phone line when trying to call, and even a closed office even though we could see someone sitting in there. I was often given the excuse of a tech issue, but no other route to contact them was offered. We were left standing in the cold waiting for the viewing and 15 minutes late the door opened and it appeared the estate agent was waiting inside the whole time. I was very disappointed in the service and even if I was interested in the property I would think twice before buying in case the poor communication carried on delaying the sale.
