12th Jul 2026 (30 days ago)Absolutely outstanding Estate Agents, from initial contact through to moving in to my new home.<br>They endeavoured to make everything run as it should be.<br><br>Winston ?????? a very highly trained service dog told me all I needed to know about the staff within minutes of visiting the Stockton Heath branch.<br>He wasn't wrong either 100% friendly, polite and exceptionally honest and professional.<br><br>After months of dealing with lots of various other agents, coming across the team at Mark Anthony Estate agents was very refreshing. Not only did they hear what I said however they listened too.<br><br>After an initial clients needs analysis re my requirements i was very quickly put in touch with what seemed to be the ideal home for myself and Winston ??????.<br><br>After the one and only viewing i immediately thought i can see myself living here.<br>3.5 months later I'm here in my new home settling in and getting unpacked / organised after 2 very hot draining days (the worst time to move apart from rain I.M.O).<br><br>The team worked very closely with everyone involved including regular updates to my solicitor, that in itself was extremely helpful.<br>I honestly don't believe after our initial point of contact I had to call them once !!<br><br>They only got in touch with myself when they needed to making the whole process stressfree and a very easy pleasant one.<br><br>I honestly can't recommend or thank the Stockton Heath team enough.<br>For me this is exactly what an estate agent should look like, they certainly set the standard leading by example in the Warrington area.<br><br>I had other estate agents sending me to view properties coming up with reasons why I should view them rather than listening to my needs in the first place.<br>The amount of other properties I viewed and the time wasted was in itself a gruelling affair, often leaving myself frustrated and annoyed.<br><br>As mentioned these were the complete opposite more interested in finding the right property for their clients rather then getting viewings done for all the wrong reasons.<br><br>10/10 from me, I have no hesitation recommending them to clients looking for properties to buy.<br>I can't comment re selling as I moved from out of area.<br>That said there is no doubt in my mind that these would be the ones to use, connecting real buyers with sellers.<br><br>Thanks to all the team,<br><br>Andrew and Winston ?????? ??????????????????
11th Jul 2026 (4 weeks ago)I would just like to thank everyone at Edward Mellor for their help and support in selling my parents home which wasnt straightforward and involved a legal process to get the job done.<br>Because of the nature of the sale i was assigned a very experienced and specialised agent Amy Hardman who was superb,she is very professional has 100% dedication and very very good indeed,not just that i felt she really cared,was really supportive during the stressful times in what was a difficult sale,she is the person you want helping you in getting it done.<br>I can’t thank her enough,she was an absolute legend!<br>Kind Regards<br>John

He managed to get me to move in and worked his absolute hardest for me to be able to move in when I needed to. Absolutely fantastic service and consider anyone else that he isn’t taking care of lucky! Genuinely one of the best services I have received. Thank you for making my process less stressful and helping so much!!<br><br>Had a viewing with Harris today and he was extremely helpful! Answered all my questions and was able to help me decide on the apartment that I wanted. Made the viewing fun as well so made me more interested in renting with X1!! 15th Jul 2025 (1 year ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.
17th Jul 2026 (25 days ago)Please stay clear of this company. They are highly unprofessional and have no desire to stand by their own terms and work in a smooth and timely manner. They do not stay updated on any progress when working through a purchase of a property and do not act as if they want to get to completion within their own 60-day terms. I had two occasions on the same property when a mortgage valuation was booked in, and the Jack Senior at Let Property assured me the first would be completed. Once no one turned up at the property to allow access for the valuation, it had to be rebooked, and when I spoke to Jack again he assured me 100% someone would be there. But again, when the valuer arrived at the property no one was there to allow access. Also during the process it would take days, sometimes a week, to get a simple bit of info or just a return call from Jack or anyone at Let Property. They set 60-day completion terms, which I was happy to work to and moved fast on my side, but when they constantly delayed things, it got to the point nothing was moving foward. On top of this, they take a reservation deposit and will not refund it has we are past the 60-day terms even with the delays being their own fault. I would highly recommend staying clear and using any other company. I have found Pure Investor to be very professional, helpful and hardworking to make sure both the seller and buyer are happy and continue to get things moving forward.

In our experience, many estate agents have initially offered a high level of service for a not inconsiderable fee, but then failed to deliver. This has certainly not been our experience with Lawrenson Ball. They have provided us with a personal level of service which has been second to none. They have been available to offer helpful advice and support at all times of the day and week, especially during the stressful times. Their experience has been invaluable during the negotiation of our house sale right through to exchange of contracts and final completion. We would not hesitate to recommend Lawrenson Ball and cannot praise them more highly.

As fairly new to the house buying process (other than buying off a builder) I was nervous about the whole process. With Andy (and his colleagues) I need not to have been.<br><br>When our house was valued by Andy he came and checked through our house and gave us a realistic number we could obtain. A yes man he is not, but you purchase expertise for a reason. Our house sold for less than the advertised amount, but Andy helped guide us through the whole process end to end and actually we look to make the same saving on our onward purchase that we lost out on at our own, giving a nil effect, thanks to his hand holding (even checking in on us whilst on holiday!!) and advice given on negotiating a purchase price.<br><br>Genuinely interested in your progression and can’t do enough for you!<br><br>Thanks Andy!
