13th Apr 2026 (6 weeks ago)I feel compelled to share my experience with Property Link, located at 448 Bordesley Green, B9 5NS, to warn others before considering their services. From the outset, the company demonstrates a lack of transparency and professionalism. Prospective clients are not given adequate time or support to properly review agreements before being pressured into signing contracts. Even more concerning, the fees charged prior to signing are excessively high and feel completely unjustified. Unfortunately, the situation does not improve once tenants move into the property. Any maintenance or repair issues are handled extremely poorly. Requests for repairs are either significantly delayed or outright ignored, leaving tenants in unacceptable living conditions. Communication is particularly frustrating, as calls and messages are frequently disregarded. The conduct of staff members is equally disappointing. Employees often come across as unapproachable, dismissive, and at times disrespectful. This creates an environment where tenants feel unsupported and undervalued. Overall, this company shows a clear lack of accountability, professionalism, and customer care. I would strongly advise others to proceed with caution and consider alternative property management services. Not trustworthy and not recommended.

From the very first conversation, Angel Estate agent was different. They took the time to genuinely listen to our needs, fully understood our business requirements, and were very clear about what was realistic within our budget. Rather than pushing unsuitable options, they gave us honest guidance, clear direction on locations, and practical advice that actually made sense for our business growth. What really stood out was their commitment and persistence. They stayed with us throughout the process, kept communication clear and consistent, and worked hard to find a property that truly matched what we were looking for tomorrow not just something to close a deal. In the end, they successfully secured the perfect commercial property for our business, within budget and in the right location. The whole experience felt professional, supportive, and stress-reducing during what can otherwise be a very challenging process. If you are looking for an estate agent who is knowledgeable, patient, budget-conscious, and genuinely invested in helping you find the right property, I would highly recommend them without hesitation.

11th May 2026 (14 days ago)Very disappointing experience dealing with this estate agent and landlord from start to finish. When I initially moved into the property, the condition was already far below an acceptable standard. I had to pay for new carpets throughout the property myself because the existing carpets were in such poor condition and the underlay was literally stuck to the floor. The oven had clearly been heavily burnt by the previous tenant, including the oven elements, which I had to spend time cleaning myself before it was even properly usable. The bathroom also required work, including re-grouting of the tiles, which they expected me to deal with myself rather than resolving professionally. Over the years I repeatedly raised concerns regarding the condition of the property, especially the front door, poor insulation, and bathroom issues, yet very little was ever done. I have message trails dating back to 2019 confirming that a new front door would be fitted, along with further confirmation 2–3 years ago that the landlord had authorised the work to be carried out. Despite this, nothing was ever completed. EPC inspections were also carried out over the past two years where the same issues were pointed out and photographed, but again no action followed. The property suffered badly from drafts due to the poor condition of the front door and non-double-glazed windows, making it difficult to properly heat the living space during colder months. To make matters worse, I later received incorrect information regarding my rent payments, stating I had been paying £700 and that this would increase to £750, despite my agreed rent being £650, which I have written proof of. Now, after all of this, they are attempting to deduct money from my deposit, which honestly says everything about how they operate. Communication, maintenance, and overall professionalism have been extremely poor throughout my tenancy. What a joke. I would strongly advise others to stay away.
4th Jan 2022 (4 years ago)Pizza was like a DIY pizza one makes at home for the first time. Amateurish! The Pizzas were undercooked and both the pizzas were not sliced thoroughly. The doughs were too soft to separate pieces and they start to tear without keeping the pie shapes any more. The steam came through the bottom of the card board box and made the oily steam mess on the surface. The taste was not there, and, I don't believe the dough is freshly made but from the factory. I think the staff should go to their contender stores of the area and match the bake texture and cutting the slices. Delivery was fast arriving just under 35 min.
21st Apr 2026 (5 weeks ago)I recently moved into a property managed by Spectra Property Services, and unfortunately, my experience has been a mixture of good, at the start, and then not so good. At the beginning, the service seemed satisfactory, which gave me confidence in the process. However, things started to fall short. There were delays in receiving my contract early to consider, and essential steps such as conducting meter readings were overlooked entirely - causing unnecessary stress and uncertainty from day one. More concerning was the condition of the property upon move-in. I had been assured the flat would be cleaned thouroughly prior to my arrival, yet it was clearly not done, leaving me to deal with a dusty environment causing many sneezing fits during the night. A particularly distressing incident occurred when I became locked inside the living room due to a faulty door handle. This caused considerable anxiety, and despite reporting the issue, I received no response to my email. Instead, I had to buy door stops to prevent the door from closing on me if the window was open. Overall, the customer service has been unsatisfactory especially as i was told i could approach Spectra with any concerns or teething problems. As someone familiar with regulatory standards and tenant rights, it is evident that basic responsibilities around responding to consumers or tenants has slipped with my case. I would strongly urge improvements in communication, property preparation, and tenant safety before tenants are permitted to move into their homes.

24th Jun 2021 (4 years ago)Raman and his team are very quick and efficient and great sub contractors as well in and out they get the job as soon as possible as well never let you down As per my review above, Raman and Jade went above and beyond to fix an issue for me and my family even Raman called and spoke to us on a weekend to update us on what’s happening and how soon it will be resolved, top top people to deal with and all round great service

Catherine is super friendly and communication is great. Charlotte is 100% proactive and always on the end of the phone regardless of the time of day. I would have no hesitation recommending them!

20th Nov 2025 (6 mo. ago)Moved out on 1st of November from a property managed by Lordsons. One month notice was given, as per my contract, and yet deposit is still to be returned by them, even if they had landlord’s confirmation to return in full. Not responding to calls or e-mails and now their website is no longer active. I suspect they never held my deposit in a protection scheme as I cannot find it on any of the main ones. Searching on the internet, it seems like they were banned by Southend Council in 2024. Stay way clear from this con agency!! I suspect a lot more people are or will be in the same position as I am!!
