2nd Apr 2026 (11 weeks ago)(2-April-2026 update) I am very disappointed with the way Barnard Marcus has handled my deposit return. Despite repeatedly following up, they continue to respond with vague messages like “I am still currently liaising with your former landlord in regards to what they may potentially be looking to claim for to deduct from your deposit.” This has been going on for far too long, and it feels completely unprofessional. The checkout inventory report clearly stated there were no damages and I have hired professional end of tenancy cleaning, so there is no reason for the landlord to spend days “looking for” deductions. The agency should be enforcing a clear deadline for the landlord, not helping them delay payment. I expected transparent and timely communication, but instead, I have experienced avoidable delays and poor accountability. Very disappointing service. ------------------------------------------------------------------------------ To future tenants, I wish you good luck and all the best coz you really needed it. People here just don't give a sh*t and don't care about delivering what they have promised. 1. I was only given the tenancy agreement 3 days before the tenancy start date, as I have mentioned multiple times that I need time to read the agreement and make payment and plan ahead for my moving, they only serve the landlord as the landlord is given a template and rights to modify any leasing terms 2 weeks ago, but I only got 3 days. And they insist that I need to start paying bills on the tenancy start day and not willing to postpone it even it is their fault to not send me the agreement earlier. Without any confirmation how am I suppose to make plans in moving? 2. They will not share the landlord's contact and saying I can contact them whenever I need help. However, whenever I needed them to ask landlord for confirmation, eg if it is ok to replace the traditional meter with smart meter, they will never help you and no reply. I tried to call and email, no response. Also I tried to ask them to confirm with landlord if water bill is also included, as the rent only stated hot water included. I tried to call Thames Water and got the reply is I cannot set up an account with them as the whole building was under 1 business account. I addressed this issue to Barnard Marcus Covent Garden and would would like to seek for a confirmation that I do not need to pay for water. What I got was, if you contacted Thames Water then I should take their advice. Come on! I need confirmation from you! not from Thames Water! There are many more little things that shows how irresponsible they are to Tenants, I hope this review can help anyone who is considering to rent from them. **When it comes to fixture maintenance, Hollie from the property maintenance team however did a great job, she replied my emails and follow up on the issues. I really appreciated her prompt response. PS. I will keep updating my frustrated experiences that I encounter with them.
16th May 2026 (5 weeks ago)As the director of the block, I can honestly say that appointing Heathgate Block Management to take over the management of our large private development in NW3 was one of the best decisions we have made. After years of poor management, lack of communication, and residents feeling ignored, Viv and Shabz came in and completely turned things around. From the outset, they delivered on every promise they made. Communication is now clear and consistent, issues are dealt with promptly, and there is finally a sense that the development is being professionally and proactively managed. Residents who were previously frustrated and unhappy now feel listened to, looked after, and confident that the block is in safe hands. What has impressed us most is their ability to improve the quality of service while also achieving substantial savings on the service charge. It is rare to find managing agents who can both raise standards and reduce costs, but Heathgate have managed to do exactly that. The difference throughout the development has been remarkable. The block is now well run, organised, and under control, and the overall atmosphere amongst residents has improved significantly. I would have no hesitation in recommending Heathgate Block Management to any development looking for a reliable, professional, and effective managing agent.

I also met Guy towards the end who was super nice as well and friendly.

16th Jan 2026 (22 weeks ago)Annie and her team were very professional, transparent and honest throughout the process of listing our flat for sale with them. We had had a bad experience with another agent before switching to Martyn Gerrard and we really noticed the difference in how we were treated and how they worked with us. Useful feedback was given after every viewing and we really felt like they were on our side and trying to get the best outcome for us (and not just push us to sell as quickly as possible to get them their commission). I would definitely use Martyn Gerrard again.

We were out of the country during the whole process, but he made everything simple and stress-free despite the distance and logistics. He was always responsive, professional, and genuinely helpful. Thanks to his support, our move to London went very smoothly, and we’re very grateful for his help.
15th Aug 2025 (10 mo. ago)By far the worst agency I have ever rented from. Was left with a leaking ceiling in my bedroom for several months with minor support from the carter and reeves and they continuously choose to ghost us instead of dealing with issues. When they did book repairs in we would usually have less than 12 hours notice, and received significant attitude and rude comments if we weren’t available with less than 12 hours notice. The only way they would fix things is if we threatened to get external support or not pay rent. I suggest staying very far away as renting from them will severely impact your mental health. Michael especially was inaccessible and barely answered when we reached out. I suggest not renting from them if you want to maintain your sanity.

Throughout that time, they have been exceptional in managing my property and have consistently exceeded my expectations. They have always done an outstanding job of maximising the return on my investment, regularly securing top-end rental offers. On one occasion, when we experienced a leak from a neighbouring property, they went above and beyond to ensure that every penny we were entitled to was recovered through the insurance process. Just as importantly, they take great care in looking after the property itself. They ensure tenants treat it well, stay on top of maintenance issues, and deal with repairs promptly and professionally. Whenever problems arise, they are proactive in finding practical, cost-effective solutions rather than simply opting for the most expensive route. What I value most, however, is their honesty and integrity. Over more than ten years working together, they have never tried to push unnecessary work or expenses. Instead, they consistently provide balanced, sensible advice and look for the most effective solution. The level of trust they've earned means I can genuinely leave things in their hands without worrying. They also never shy away from hard work. Whether dealing with difficult situations, unexpected issues, or the countless details involved in property management, they tackle everything with professionalism and determination. A special mention must go to Miriam, who has been my primary point of contact for at least the last five years. She is an absolute credit to Martin & Co. — always on top of things, incredibly responsive, proactive, and a pleasure to deal with. No matter the issue, I know it will be handled quickly and thoroughly, and her communication is consistently excellent. She is also a genuinely wonderful human being (and the reason i am writing this review!) After more than a decade as a client, I can say without hesitation that Martin & Co. have made being a landlord significantly easier and less stressful. I wouldn't hesitate to recommend them to anyone looking for a trustworthy, professional, and highly effective property management team.
11th May 2026 (6 weeks ago)I recently sold a flat in South Hampstead, which I jointly owned with my wife, through Rose & Co Estates. We live in Singapore and on our visit to London in September last year, it was important for us to have a real estate agent who specialised in properties in that area. Initially we looking at both options i.e. to sell as well as rent, so we were in contact with Jeremy Curtis for sales and James Rockman for rentals, who were both very helpful in guiding us through the two options and the key considerations to bear in mind. We were also helped by Darren Rose who provided us with additional guidance and help. We eventually decide to sell so Jeremy was our principal contact through the sale process. We were pleasantly surprised that he was able to get us an acceptable offer within a month of us engaging his services. Jeremy kept us regularly updated and guided during the longish process leading to completion of the sale including at times when there were procedural delays. This constant communication was important to us as we live in Singapore. We would like to compliment Jeremy for his courtesy, patience, professionalism and promptness of service. We would also like to thank James and Darren for their guidance and service. Overall, it was a very positive experience dealing with the team at Rose & Co Estates.

29th May 2026 (21 days ago)One of the worst letting agencies I’ve dealt with in London. Extremely unprofessional, very unresponsive, and careless when it comes to handling tenant issues. Communication is poor and getting anything resolved takes forever. I would not recommend anyone to rent through Jhons in London. There are far better agencies out there that actually care about their tenants.

There was an issue with our rent agreement which caused a lot of frustration for us and the landlord and Eliot didn’t understand our side so we felt that their agent doesn’t understand the real estate laws properly. I wouldn’t choose them as a landlord or as a tenant.
