We were looking at renting a property and we agreed verbally with the lady showing us the property and she said to go ahead and inform the landlords that we are moving out - only to ghost us for one week and then tell us that the landlord is not willing to remove the couch and so the agreement will not progress! Lovely pickle they put us in!

I've been a client of Tate for more than fifteen years. I can't fault them. It's a small team but an incredibly responsive and effective one. The firm has been on the ground in Battersea/Nine Elms for more than two decades so they know the area better than any competitor could ever hope to. From a personal perspective Tate understands my property and my priorities more than a larger agency ever could. This gives me peace of mind: I know that my needs and the needs of my tenants will be met promptly at all times. I also know from experience of other agencies in London and elsewhere that they are great value for money. I would heartily recommend Paul and the team.

Aside from residential surveys/building regs advice, they have let & managed my property over the years (very successfully), & in addition, I have bought & also recently sold through them. As a client, you are guaranteed to receive professional, honest, prompt & courteous advice at all times. The fact W&T have been in business in Kensal Rise for nearly 100 years, speaks volumes in itself, they are the definition of ‘consummate professionals’! 24th Feb 2026 (10 weeks ago)I chose Simple Estate Agents to sell my property (Halsway, Hayes) and had an exceptional experience. From finding buyers/offers to managing the sales process Prablin and Harkiran were great. This sale should have been straightforward, but it turned into almost a year-long process due to a previous buyer choosing to mess us around at the last minute. Through all of it, Prablin and Harkiran continued to support and the communication was constant and supportive. Even when i got frustrated with delays (not from Simple's side) both Prablin and Harkiran were patient and did their best always to get updates and chase They stepped in wherever things were stuck and did everything possible to push the deal forward. A special thanks from me to them both. It was quite a journey but they were amazing throughout. Would highly recommend Simple!

18th Dec 2025 (19 weeks ago)I previously had my flat on the market with Foxtons for three months and, during that time, only had around four viewings, which I was extremely unsatisfied with. I was then approached by HomeSearch, who took on the property and immediately provided honest and realistic feedback. They felt the flat was overpriced and carried out a proper assessment based on the current market. I was happy with the revised price they suggested. From that point on, the difference was clear. They generated a strong level of interest and arranged many more viewings. Arba and Michael were friendly, knowledgeable, and clearly passionate about what they do. Their communication and professionalism stood out throughout the process. After a couple of months with HomeSearch, my property has now received an offer which Ive accepted. I would definitely recommend HomeSearch to anyone looking to sell their property.

They tried to raise our rent without the approval of the landlord until we had to move. We did not know about this until the landlord called me and said he never asked for the rent to go up.
5th Jul 2022 (3 years ago)I vacated my property what is now 6 months, I continue to be ignored and left without my deposit. The behaviour is criminal and I would like to warn others before making the same mistake I did in dealing with this company.

Jonathan was extremely helpful and showed a lot of patience, while all the time providing a professional service. Liaising and encouraging the solicitors, who weren't the most communicative, in order to keep the process moving. Going above and beyond in what proved to be be a protracted and difficult house sale. Thank you
