3rd Jul 2024 (10 weeks ago)The Abatoria Team have been first class in organising my move onto my recent rental property in Wapping. Everything has been super pro-active from the initial viewing, contract signing through to the final move. They were brilliant liaising with the owner and organising the purchase and installation of al the furniture I requested prior to the move. On arrival all furniture was constructed and in place, all the amenities including internet were fully functional. The couple of small snags I had were dealt with immediately. Having rented many properties in several countries and being a landlord myself I cannot recommend Abatoria enough they are brilliant !

She was super helpful when answering all my questions and was really responsive during the application process. She made time for viewings out of hours and made sure she was flexible to work around my work schedule, which isn’t often the case with other agents. He was also really responsive, and was quick to chase other people on my behalf. The sale agent Carlos has only his own interest (or the seller) at heart, was not helpful, and slow response, and always made us feel, the buyer of the place, a burden. Any questions we had felt it was not responded correctly, or ignored so the buyer cannot find the true state of the home. It made the whole buying process painful. A feedback which we have shared to himself.

On both occasions the service Tom provided was excellent - great communication and an attention to detail. We also appreciated his knowledge of the market and realistic rental evaluation. We would certainly use the agency again and highly recommend them.

27th Aug 2024 (13 days ago)We had a beautiful one bed apartment in the heart of Bloomsbury, high up overlooking the west of London. Our main criterion in selling the property was to meet and talk to the people at the prospective estate agents who were actually going to do the selling, it was not a question of which company might get the highest price or who might have the cheapest commission. We were very impressed with Amir Ghomshei, Foxtons' Sales Manager, and decided to go with them. He then introduced us to the rest of the impressive High Holborn team. Beatrice Rooney, Senior Sales Negotiator, managed the viewings and sale on a day to day basis. They soon had plenty of prospective buyers coming through the door and, relatively quickly, we had agreed a good price for the property. We were hopeful that it would all go through in good time but, being leasehold, and subsequent to the Building Safety Act 2022, there were lots of obstacles to overcome before we could complete the sale. We were dealing with managing agents, the freeholder and their respective legal departments, and having to now come up with more and more paperwork, buying and selling leasehold properties becomes an increasingly difficult and time consuming prospect. However, Beatrice kept on the case in the most amazingly professional manner, we had daily conversations and she did everything she could to help in all aspects of the deal going way further than any other agent we had used before. When she was away on holiday Amir stepped into her shoes and was equally brilliant. Our daily conversations were based around gathering all the additional bits of paperwork which had to be provided and both Beatrice and Amir always went the extra mile in helping to push the whole deal across the line, always keeping us, and of course the buyer, calm and reassured. They were superb throughout the whole process and we could not praise them highly enough for their professionalism and integrity.

The reason for this is that they provide a professional, practical and simply brilliant service to both landlord and tenant alike. Working to provide both parties with exceptional service! This team are different to the big chains of estate agents. They care about the landlords and tenants experience and don't just work for their own interest. Fantastic team rare to get this kind of service. Definitely recommended!

However, when you are a tenant they do not care about you at all. They were completely unhelpful when portions of the building were falling apart, and they gave me no contact information for the building manager. It was only because of a neighbor that I received the information we needed to literally enter the building. And when my heat went out in the middle of December, the only helpful solution I was provided was a link to a space heater, and the email was sent past 9pm when I tried to reach out at 2pm. The heating problem could have also been prevented if the agency listened to the recommendation of the man who came to inspect my gas and electric FOUR MONTHS prior to the incident.\ When I informed them that I would not be renewing my lease, they brought in several individuals to the apartment either without informing me OR informing me five minutes prior to their arrival, which is against the law. When I would refuse they would be extremely rude, and one lettings agent, Jamal, said that I was "much more pleasant when we first met" which was just unprofessional and uncalled for. Long story short, they will help you find a good place to leave, but after they have taken your money they won't care if you live or die.

18th Mar 2024 (25 weeks ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!

24th Aug 2024 (16 days ago)Met a wonderful chap named Daniel who was utterly phenomenal to both me an my mum. For context, we jumped into the London flat market at one of the worst possible times in the year, so we were frantically moving between agencies trying to secure a place. Daniel was quick to show us our options and was incredibly patient whilst we inundated him with many (probably frustrating) questions. Additionally, even though I was the only one moving into London, he patiently entertained any concerns my mum had about the properties and was fully transparent about safety, a topic she was particularly interested in. For anyone new to the area, I cannot recommend Daniel enough.
