8th Jan 2026 (9 days ago)Extremely poor viewing experience. Around 45 minutes before our scheduled appointment, we were contacted and asked to bring the viewing forward, which we said we would try to do. Due to traffic and difficulty finding parking we unfortunately arrived 5 minutes late which we apologised for. On arrival, we were told the viewing had to be “super quick,” with no explanation. The agent then simply opened the door and told us to “just follow it round.” No information was provided about the property, we weren’t asked if we had any questions and to be honest it felt uncomfortable to ask any questions as we felt rushed and like we were an inconvenience being there and not as if we were potential buyers, there was no real engagement at all from the agent Raushan. It genuinely felt as though the only role he played was unlocking the door and that he wanted to get away as quick as possible. The viewing was rushed and completely unprofessional. This was especially disappointing as we felt this house could have been the one for us, but the experience completely ruined it and put us off entirely. Would not recommend using Bagshaws if this is the how people are shown around. We will be making the homeowner aware of this also.

I would advise landlords to avoid giving them properties to manage, as payments were repeatedly delayed even when tenants paid their rent on time. Please be cautious if you wish to avoid potential financial complications.

She was fantastic showing us around, very happy to answer questions, but equally allowing us ample time to look around comfortably. She has communicated all steps of the process in a friendly and efficient manner and was just lovely in person as well.

18th Mar 2024 (1 year ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!
14th Aug 2025 (22 weeks ago)When I read some of the old tenants’ reviews mentioning that the estate agent had deducted from their deposit, I was worried the same might happen to me. The garden wasn’t in perfect condition when I gave the key back, but I had painted most of the house, given it a deep clean, removed all nails, filled the holes, and repainted the whole room where needed. To my surprise, the estate agent didn’t claim a single penny from my deposit. This shows that if you return the property in a nice, clean, and well-maintained condition, they are fair and won’t deduct unnecessary charges. I’m very pleased with their professionalism, fairness, and helpful attitude. While living in the property, they were always cooperative and responsive whenever I needed assistance, which made my tenancy much smoother. Highly recommended — a trustworthy estate agent who values honesty and treats tenants respectfully.

24th Jul 2023 (2 years ago)Got my review removed on google because i didn't comment anything which is petty as hell ! so i'll be leaving my comment here with all the legit reviews as they seem to fake and remove any none 5 star reviews from their google account! Leaving a none comment doesnt equal a fake review ( even though my account was anonymous on google doesnt mean its a fake review FYI it was anonymous for reasons i cannot state publicly ) , its weird how im being treated and singled out while literal other reviews have no comments . This further proves to me they are a disguistng company that would only value their customers if you write a 4 or 5 star glowing review. My experience with this company was horrendous , and i continue to experince their horrendous and disguting treatment i will not be using them ever again . I HIGHLY DO NOT RECOMMEND THIS COMPANY unlesss you want to get treated like utter flith by them!
