21st Jul 2026 (14 days ago)Please stay away from this company whatever you do. They tried to take our whole deposit and refused to let tds dispute it. Finally 3 YEARS! Later we have our full deposit back because they had no proof to take us to court! Our flat was left in perfect condition, in fact better than when we got it as the floor was peeling up when we got there, we fixed that ourselves. One time we went on holiday, came back and the door was unlocked and there was a screwdriver on the floor in the bathroom. Landlords should give notice before entering your property, we were not given that AND our flat was left unsecured! We had so many issues eg: the fridge didn’t work and it kept defrosting all our food, took them ages to fix it. Imagine the money we lost. Anyways I’ve held off 3 years on this review waiting for them to take us to court for our deposit, please if you already live here and they try and take your deposit DISPUTE IT! It takes ages but they have no legs to stand on. Only saving grace is the deposit company they use TDS (or at least the one they used 3 years ago) have been great at helping us.- You know it was a bad experience when 3 years later I’m still annoyed writing this review ??????

Tom worked very hard to get everything done quickly for us, and made sure to explain things to us as we are first time buyers. Great experience and we would use LV if we need to sell or buy again!

He is knowledgeable about the local area and the property market, and it is clear that he knows what he is doing. He listens to your concerns and always does his best to find the right solution.<br>John was great in communication and kept me informed every step of the way. He even answered my call while he was on sick leave. He liaised effectively with both solicitors and the buyer, and I always felt that my sale was in the right hands and that he was on top of everything.<br>Everyone had told me to expect a long and stressful process, but with John by my side, it was smooth, straightforward, and much quicker than I expected. I am extremely pleased with his service and would not hesitate to recommend him.

31st Jul 2026 (4 days ago)Was with JM for 3 years . In my time with them they Have proven to be incompetent. No inventory just have poorly taken pictures. Switched tenant without my consent and they new tenants destroyed my house. No accountability.

7th Jan 2022 (4 years ago)We have just started renting through Rhubarb and have had a great first experience. A few minor admin errors but everyone has been very responsive, kind and welcoming. Tom has been great with working around our plans and being flexible!
23rd Jun 2026 (6 weeks ago)Very poor communication, do not follow up on instructions from tenant i.e. renew contracts without prior discussion with you despite your request to them not to do this, series of mistakes with no effort to improve. Would not recommend

He was updated more than fully on multiple long emails etc. The market at this time was peak interest rates. I mentioned with regards to the saturation of the market on flats as well and with regards to the price, but he had bought high as is mostly the case and didnt want to lose money on the property and drop. He eventually did drop to the figure I mentioned with another agent and it was not at the same price. It was not 6 weeks, I noticed it when looking for comparables. It came off with me October 2024, it was remarketed and completed September 2025, 1 year later, this comment left June 2026!!They were not fictitious viewings. I was not evasive I talked how the market is whether a vendor wishes to hear this or not. Personal insults! They noticed all the awards on the outside of the shop and the website. Lowest rated from those with grudges, please read the answers below from those few reviews like that. Companies use companies that block low reviews and only then upload the higher reviews to Google, I dont. I have no issue if people want to leave reviews, freedom of speech, but at least let them be factual/correct and not with personal insults, I expect more/better , in this case from his line of employment he works in. Shirt not tucked in, that then gets tucked in, is this relative, food! I lost 3 stone, even though I was told I looked ok, a personal choice to be healthier.<br><br>Sam Ades<br><br>Your offers were going up in increments over a 1 month period.<br>The property was sold to someone else, as there were other interested parties, that you were aware of, and these buyers came in with immediate offers at acceptable figures soon after viewing. You were coming and going at times and mentioning other properties in the area, which i presume you were also looking at. I gave replies to your emails as to why the lower offers were not acceptable to the owner. The owner took time coming back as mentioned at the time. If you had offered the correct required figure from day one, you had a better chance of securing the property. I have staff members. But like other companies i do undertake viewings but sales progress all sales. I have over 30 years of experience and have sold 1000s of properties to exchange and completion with an exceptionally high conversation rate with all manor of issues, some vendors have even commented that no other agent would have got their sale through, as i sale proceed in a certain way. I have been on Barking road E16 for over 18 years. Good luck with your search.<br><br>Rabi Dil<br><br>I have no information, that i have ever had dealings with you.<br><br>Candice Bonney<br><br>I gave an expert insight into these types of properties which are blocks of flats with deck access, of which the lenders will also require the % of owner occupiers and take into account re-saleability. The service charges are also high, due to lifts and the concierge, these are predominately for cash buyers, but at certain prices as mentioned. I was marketing at a price that was requested. The housing association i work with declined to purchase. Offers were received, but as mentioned ,when they applied for mortgages there is every possibility they would be declined. I gave 3 other examples of blocks in the area, whereby purchasers had tried multiple brokers but with no joy and unfortunately this was the same in this instance and they were declined due to the above points. Cash buyers at this time, were few and far between and would look at other types of properties to purchase. Feedback was supplied, i handed the keys back politely. I can appreciate it is frustrating with these types of properties and i only wish lenders would be more flexible.<br><br>Imran Khan<br><br>I can not go in to detail with regards to the landlords professions but they are very busy at present, we will still be managing the property as we have known them for many years but unfortunately you were declined.
