Les and his team were excellent at giving us advice, providing feedback from all the viewings and keeping us informed of progress. Despite a difficult housing market we managed to successfully complete the sale of the property. I would recommend them.

26th Sep 2026 (1 day ago)I wanted to say how great it’s been to deal with Zak in purchasing our new home. He’s been so helpful, available and importantly personable without being pushy.<br><br>It’s a shame that it took about 6 weeks to get to see the property we’re now buying. We asked Eloise about it in our initial valuation meeting and she told us we wouldn’t like it & actively discouraged us. This was combined with the policy of not showing properties to buyers who are unproceedable i.e not under offer.<br>Whilst we understand the benefit of this, to vendors, we had a £750K house to sell and would always prefer to sell & buy with the same agent but this, combined with the highest fee’s quoted locally meant we didn’t sell through Cubitt’s this time. We sold very quickly through another agent so it seemed an opportunity missed for them.<br><br>Zak is an asset to this branch and we were glad to deal with him throughout

Throughout it all, Nick and his team have been consistently professional, helpful and genuinely lovely to deal with.<br><br>Our sale in particular became quite complicated and time-sensitive, and Nick went above and beyond to step in and support us. His involvement was instrumental in getting the sale over the line, and we’re incredibly grateful for that.<br><br>We couldn’t recommend Nicholas & James highly enough. A fantastic team who genuinely cares about their clients!!

The admin staff who greet you at the front desk, Laoisa and Ruth, are friendly and professional, and if I ever had a query they usually answered my email within 30 mins. Its easy to get through on the phone, and the staff all know where everyone is - and they always ring you back. I think the photographer they use is superb - I've used other agents, and this guy is great. Wish I could give him a name check! James came and valued my flat, Rob conducted the sale and I felt entirely confident that they would get me the best result. The solicitors they recommended were extremely responsive and professional, and all in all, it was a simple and straightforward process. High Five, all at Lextons, and thank you.

Friendly, helpful, polite and always showed integrity. This was for a purchase, but I wouldn't hesitate in recommending them for sales also. They made the whole process less stressful for me - thank you!

Her professional, at the same time kind and polite attitude made it easier and quicker for us to resolve the different issues regarding our flat. 13th Jul 2026 (11 weeks ago)Extremely disappointing experience dealing with Sawyer & Co on a purchase in Brighton. Our main point of contact was Bob Beaken, and communication throughout was poor - basic management pack queries went unchased for weeks, information was mixed and kept changing, and updates were inconsistent.<br><br>The low point came when, after a brief and entirely reasonable visit to discuss timings with the seller, I received a call from Bob lecturing me about the visit rather than helping resolve the underlying delays that had caused the frustration in the first place. The seller withdrew from the sale shortly afterwards, at which point I'd have expected a competent, professional agent to be working to keep the sale together rather than adding friction to an already stressed situation.<br><br>We had cash in hand and were ready to proceed quickly. The lack of proactive, professional handling from this agency made an already difficult process worse. Can't recommend
