I had a fairly torrid experience with another estate agent - I had travelled from London for the viewing and despite two calls prior and an email confirming - it was cancelled 30 minutes before my arrival as the property was let. Enter CJ Hole and the extremely professional and personable Zara - who not only secured the viewing of a beautiful property but guided me through the whole process with knowledge, humour and above all - patience (I was in constant contact!). I lived over a decade in London and never once had to pay fees even half as high as these jokes. 200 quid or so I accepted as annoying but normal, these guys sting you for well over double that. What do you get for your money? Basically nothing. If the upstairs flat floods your entire living room, expect it to take about 6 months to sort out, with you doing most of the chasing. If the fire alarm randomly going off in the middle of the night, expect this to happen numerous times over several months before anybody bothers fixing it. Etc, etc. After this horrendously expensive registration and dismally appalling service, they then proceed to put the rent up, and tell you if you don't like it, they'll evict you. Impressive achievement here, they actually make Foxtons look desirable... Read more

Be aware of what you're told on viewings. I was told that as part of the sale a fixture would be left at the property and to wait for the F&F form to come through to confirm that I wanted to keep it. I've since been told that the fixture has been removed and I should have made sure that it was stated on the sales memo. And of course they are now not taking any responsibility for the misinformation and have advised that a verbal agreement means nothing!... Read more

The rudest people I have ever come across. When it comes to booking viewings they do not ask if it is convenient they just tell you that's when they are coming. They give the keys to your apartment to engineers without asking you if you aware they were coming. They also say they've got someone on the way to fix something when they haven't. Never any apologies or please or thank you. Never ever use Chappel and Matthews!... Read more

Had a 6 month followed by rolling tenancy agreement, was contacted 2 months in with a statement of 'your tenancy is due to expire and we cannot secure an extension' and was asked to sign into a second fixed term.. i said i was happy with the rolling period set out in the existing contract.. was threatened with eviction for this. fast forward to best part of a year later.. i move out and leave the house immaculate.. false statements in the check out inventory where items noted as missing but clearly visible in their pictures. landlords & ocean now dragging their heels in even discussing return of deposit and details.. let alone actually returning it. Had the unfortunate luck of getting assigned Mirela as account/tenancy manager never had such a condesending an incompetent person deal with any tenancy in the last two decades and 10 properties. Avoid like the plague! They're just in business to serve the landlord and seem to treat tenants with contempt.... Read more

Katie Holt was my sales negotiator. She did an excellent job. This is especially evident given the unusual circumstances affecting my sale and it's progress. Nonetheless she assisted wherever possible and pushed the right people when needed. Under no circumstances sell your business with Hilton Smythe. We made the unfortunate decision to sign a six month contract with them back in February this year to sell our shop. A valuer visited us and told us that if we paid so much upfront, they'd be no more fee's to pay and if the shop wasn't sold within six months we could simply pull it off the market or go with someone else. It was originally marketed and valued at £50,000. Initially we had a lot of interest and a sale looked likely. Then lockdown happened three weeks into the shop being advertised and all went quiet until late July, early August. Barely anything from Hilton Smythe. This we had expected due to the circumstances. In the meantime, the shop has been open and trading extremely well. Then come early August, we start being messed around by the agent. Suddenly and without any warning another agent has taken over and is arranging viewings with people who are not properly vetted. We're let down at the last minute by people who don't show up. We then reduce the price of our business in an effort to sell quicker, even then the agents kept calling with offer's well below the new asking price and when we turned them all down, we were made to feel like we're the ones being unreasonable and as though we should just accept any offer. Low and behold, we have decided to take our business off the market. Our contract ran out on August 2nd, therefore we are now out of contract. But... Hilton Smythe have stated that we have to give them six weeks notice for them to take our business off the market and in this time, we must accept viewings else we are liable for a fee of almost £3,000! We only received an actual copy of our contract, the day we gave Hilton Smythe our notice, which was two days ago. Yesterday, emails were flying back and forth between Myself and the agency over yet another no show. Hilton Smythe have become bullies and will stoop to any depths. They're not on the sellers side, the very people paying them and they will send anyone, unvetted, to waste your time on the promise of a sale. No matter how hard you try to get out of it, they will use 'the contract' against you. Do expect a level of stress that will drive you to the brink of a nervous breakdown and if you have a decent business, expect it to be adversely affected by bogus buyers phoning them and then you being forced into showing such people around! I urge anyone thinking of selling a business, go elsewhere. I wish I had seen some of these reviews back in February.... Read more

Booked a viewing for a property with them and they had failed to turn up to the viewing. I contacted their office to see if Lee (the person I was suppose to meet) was running late. A lady on the phone said to me that it was cancelled due to staff being "off sick" and someone had left me a voicemail in the morning. I then asked to re-book the viewing. I eventually speak to Lee and he tells me that he cancelled the viewing because the property had been taken off the market (a different story to what the lady had told me) and that he left a voicemail. I told him there wasn't a voicemail. He then checked his computer and told me that someone had mistakenly confused one of the numbers of my mobile phone. I found it hard to believe as I had originally asked the staff member to read my phone number out to me when he put it on the computer. In addition, I called the incorrect number that Lee supposedly had on his computer and it doesn't exist, so he couldn't have even left a voicemail. I am absolutely disgusted by how I have been treated and lied to. I am so disgusted.... Read more
