From the very beginning he was incredibly helpful, professional, and quick to respond to every question. The whole rental process was clear, smooth and handled with great care. Matthew went above and beyond to make everything easy — he explained every step, kept me updated throughout, and made sure the agreement reflected exactly what was discussed. Even after receiving the keys, he acted immediately when I reported small issues and arranged help straight away. It’s rare to find someone so reliable, honest and genuinely supportive. I dealt mainly with Chloe and she was brilliant at communicating throughout the whole process, always returning calls or emails promptly and giving regularupdates. She actually saved me a big delay, due to my surveyors, by noticing they hadn't been in touch with the vendor after they told we they would be. Overall I would highly recommend.

Having dealt with commercial estate agents in the past I have never had any sound advice….my opinions have now changed. Thanks again Martin and team. I will definitely be recommending yourself. What you see is what you get with them old school but with modern touches. I would definitely use them again and highly recommend them.

26th Sep 2026 (5 weeks ago)Called every day for a week to get tree branches removed from my garden (they took down two trees on their property next door), despite daily promises the big branches are still there a week after the trees came down.<br>** It's my landlord who is most annoyed, I'm just frustrated that I have not been kept in the loop/given updates. I was assured it would be done on Friday... A call to apologise and tell me the plans going forward would have been appreciated ??????

From start to finish, the service we received was absolutely outstanding, and a huge part of that was down to Charlene and Alice.<br><br>Charlene was incredible throughout the entire process of finding a buyer and securing our sale. Her dedication, commitment and communication were second to none. She worked tirelessly every step of the way, and even when she was on holiday, she continued to go above and beyond to keep everything moving and keep us informed. It was clear that she genuinely cared about achieving the best possible outcome for us, and we cannot thank her enough for all her hard work and dedication.<br><br>Alice, the director, was equally fantastic. She liaised with all parties involved, handled numerous obstacles with real professionalism and made what could have been an incredibly stressful process feel far more manageable. Her calm, confident approach gave us reassurance throughout, and she seemed to find a solution to every challenge that arose.<br><br>Selling a property is never straightforward, and our sale certainly had its fair share of hurdles. However, the determination, expertise and teamwork shown by Charlene and Alice were exceptional. They consistently went above and beyond what we would ever have expected from an estate agent.<br><br>Fine & Country should be incredibly proud to have these two ladies representing them. 30th Sep 2026 (5 weeks ago)I instructed Sullivans in April 2025 while heavily pregnant and removed the property from the market in July 2025 shortly after giving birth, so clear communication was especially important. While my experience started positively, communication deteriorated towards the end of the process. Following my decision to relist with another agent, I received correspondence that I found unnecessarily aggressive in tone and which contained information that did not match my understanding of events. When I requested clarification, I did not receive a response. The experience left a sour taste and I would not use Sullivans again.<br><br>Update in response:<br>As stated in response to your email (which was ignored) viewing was not ever confirmed or booked in for the final viewing (as per the screenshot I sent in my email). Your statement that anything was cancelled is untrue. I was not obligated to share what happened next as I was out of contract with you. Thanks ??????
1st Nov 2026 (1 day ago)Steven was extremely knowledgeable about absolutely everything with our new property and was always easy to get hold of, accommodating and was probably the best agent we could have had! He helped put us in touch with our mortgage broker who basically moved mountains for us, and Steven just made everything feel so easy. Even on completion day, he helped the whole chain move smoothly behind the scenes and never came across as stressed or annoyed by us badgering for updates! If we ever forget the stress of moving again and choose to sell, we will 100% use Steven!

15th Jul 2025 (1 year ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.
