Although the team was initially efficient in finding a tenant and completing the referencing, everything that followed was deeply disappointing. Communication after the contract was signed became appalling, and the agents demonstrated a clear lack of competence regarding the bond protection process.<br><br>It took the agent 11 days to provide me with a copy of the contract, despite repeated requests. This delay meant the bond protection had to be completed at the last minute. Instead of acknowledging their own failure to supply the required information, they sent me a threatening, legally?worded email, which was entirely inappropriate given the circumstances.<br><br>Despite this, I remained patient and attempted to work with them to resolve the issue.<br><br>Despite this, I remained patient and attempted to work with them to resolve the issue. It became apparently that the agent simply could not understand how the bond protection process works, so the CEO became involved.<br><br>Unfortunately, the CEO’s involvement made matters worse. He spoke to me on the phone in a patronising, condescending and dismissive manner, clearly assuming I was ignorant of the process and showing no awareness of the events leading up to his involvement.<br><br>While the agent’s mistakes could be attributed to inadequate training, the CEO’s prejudicial demeanour and belittling tone reflect a deeper cultural problem within the organisation, one that cannot be resolved through training alone.<br><br>Update: I have submitted a formal complaint with supporting evidence. The delays referenced in the CEO’s response were caused by the company not providing the tenancy agreement for 11 days post contract execution, despite repeated requests. All statements in this review are supported by email and call logs.

The whole rental process was clear, smooth and handled with great care. Matthew went above and beyond to make everything easy — he explained every step, kept me updated throughout, and made sure the agreement reflected exactly what was discussed. Even after receiving the keys, he acted immediately when I reported small issues and arranged help straight away. It’s rare to find someone so reliable, honest and genuinely supportive. I’m very grateful for his assistance and highly recommend Matthew to anyone looking for a property or working with First4rentals. Excellent service!

I dealt mainly with Chloe and she was brilliant at communicating throughout the whole process, always returning calls or emails promptly and giving regularupdates. She actually saved me a big delay, due to my surveyors, by noticing they hadn't been in touch with the vendor after they told we they would be. Overall I would highly recommend.

Having dealt with commercial estate agents in the past I have never had any sound advice….my opinions have now changed. Thanks again Martin and team. I will definitely be recommending yourself. What you see is what you get with them old school but with modern touches. I would definitely use them again and highly recommend them.

4th Aug 2026 (6 weeks ago)I would not hesitate to recommend Thomas Estate Agents. Every member of staff with whom I have had contact has been patient, communicative, friendly, and professional. I know I have a tendency to over communicate and be over eager in terms of looking for information on what I should be doing or updates, and they have always been very understanding - never made me feel like a nuisance! As a person with the sole responsibility of moving with a child, it can be a daunting and stressful experience. Having the right estate agent can significantly lessen that stress and I can say that is the case for Thomas Estate Agents. Thank you! For context, there are houses in my area that have been on the market a long time. Considering this being summer time where things can be a little slower from what I understand, mine was only on the market for around 6 weeks I believe before we had an offer. Up until this point, communication about viewings was great. Peter, who eventually sold my property, has been fantastic! I believe he is new, but you wouldn't know it. Thank you all!

We had a very difficult buying and selling process that lasted many months with ups and downs but if it wasn’t for Charlene and Alice’s persistence, help and guidance we wouldn’t got it over the line. We’re extremely grateful for all they’ve done for us. They went above and beyond and we love our new home. I cannot give enough praise and this review doesn’t do justice to how great they’ve been throughout the whole process. Diolch! Thank you very very much!

From the initial valuation to the day of completion it’s been a pleasure to have him by our side. Communication has been outstanding, nothing was ever too much trouble, evening viewings accommodating around our work schedule and securing wonderful buyers, I can’t imagine another estate agent going above and beyond like Steve did for us. A true asset to estate agents! Thanks Steve, until the next sale ??????!

15th Jul 2025 (1 year ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.
