The best around! Couldn’t recommend Sophie & the team at David Lee’s highly enough. They were approachable, friendly, professional and great throughout our whole selling process. We hadn’t sold before, this was our first house (a new build), so our first experience of really being involved ‘in a chain’. It was daunting and to be quite honest, hard work! But would have been so much harder without the support and guidance from Sophie. Initially we met with Lee and Adam to get a valuation on the house and discuss options. We had met with other Estate Agents and wanted to make sure we chose an Estate Agent who was going to be easy to work with and more importantly honest to work with. We chose David Lee as we felt they filled the bill. We were then passed into the hands of Sophie Coleby (Branch Manager) as our house fell in under the Great Dunmow branches remit. David Lee were quick to promote our property, calling around and ensuring the clients on their books who were looking for a property like ours were informed and aware of the ‘open house’ day to view. Within a week our house was on the market and within 3 days of our ‘open house’ day we had accepted an offer. The top end of the chain (where we were buying) was somewhat complex and a sensitive matter too. Sophie was always at the end of the phone, guiding us through it, being quite frankly the most helpful estate agent of the whole chain! And making sure it ran as smoothly as possible. We genuinely believe if Sophie hadn’t have been our Estate Agent we a) may not have had our offer accepted on our purchasing property and b) the sale ever have completed! It’s fair to say there are different approaches with different Estate Agents and we really feel David Lee have the right blend – their staff are eager (but not pushy in the slightest!), interested (Estate Agents really aren’t always interested in their job!), professional yet very approachable and proactive in what they do. Put a offer in on a property, then got ask for proof of funds and mortgage in decision. When queried if our offer had been accepted, I was told by Laura, yes in principle. Little did I know but speaking to my mortgage advisor and getting my mortgage in decision from him to show as proof, would leave a credit check footprint. With 2 days gone by and no communication, I called to be told they were still showing people the property, despite saying our offer had been accepted. Speaking with 4 individuals, over the period of 4 days reiterating what had happend and to 2 directors - I was basically told they didn't accept the offer and the colleague that said that to obtain all of my financial details and proof was in the wrong. Poor communication between all staff which was clearly evident as each time I called I had to relay what had happen to each person, yet no one was calling me back, I had to chase them! So now we have a credit check footprint which you shouldn't have to many of as its deemed bad which expires in 60 days. For first time buyers with a big deposit, they couldn't have made the process more complicated.... Read more

Under no circumstances sell your business with Hilton Smythe. We made the unfortunate decision to sign a six month contract with them back in February this year to sell our shop. A valuer visited us and told us that if we paid so much upfront, they'd be no more fee's to pay and if the shop wasn't sold within six months we could simply pull it off the market or go with someone else. It was originally marketed and valued at £50,000. Initially we had a lot of interest and a sale looked likely. Then lockdown happened three weeks into the shop being advertised and all went quiet until late July, early August. Barely anything from Hilton Smythe. This we had expected due to the circumstances. In the meantime, the shop has been open and trading extremely well. Then come early August, we start being messed around by the agent. Suddenly and without any warning another agent has taken over and is arranging viewings with people who are not properly vetted. We're let down at the last minute by people who don't show up. We then reduce the price of our business in an effort to sell quicker, even then the agents kept calling with offer's well below the new asking price and when we turned them all down, we were made to feel like we're the ones being unreasonable and as though we should just accept any offer. Low and behold, we have decided to take our business off the market. Our contract ran out on August 2nd, therefore we are now out of contract. But... Hilton Smythe have stated that we have to give them six weeks notice for them to take our business off the market and in this time, we must accept viewings else we are liable for a fee of almost £3,000! We only received an actual copy of our contract, the day we gave Hilton Smythe our notice, which was two days ago. Yesterday, emails were flying back and forth between Myself and the agency over yet another no show. Hilton Smythe have become bullies and will stoop to any depths. They're not on the sellers side, the very people paying them and they will send anyone, unvetted, to waste your time on the promise of a sale. No matter how hard you try to get out of it, they will use 'the contract' against you. Do expect a level of stress that will drive you to the brink of a nervous breakdown and if you have a decent business, expect it to be adversely affected by bogus buyers phoning them and then you being forced into showing such people around! I urge anyone thinking of selling a business, go elsewhere. I wish I had seen some of these reviews back in February.... Read more

Monday 8th June 2020 it took lots of phone calls with lots of messages being left just to arrange a second viewing. The viewing then took place on the Wednesday 10th June. While on the viewing we decided to make an offer in which we were told would be refused but never the less the agent would get back to us with feedback. Well on Friday, we called for a responses to our offer and can you believe we were told somebody would get back to us !! Nearly a week later and still no feedback or response to our offer. Very unprofessional as these agency is and are instructed to sell properties for their vendors. I understand that we are in the middle of a pandemic but come on whether you’re working from home or in an office a phone call takes seconds. No excuse for the lack of professionalism.... Read more
