The entire end-to-end process was smooth, efficient, and well explained step by step. The property was professionally cleaned and met a high standard. Everything was handled properly, and we are very satisfied with the experience.

I hold them in high regard and highly recommend them. I have used other local agents for both letting and sales over the years and frankly they do not compare favourably. Theydons are my strong recommendation for both sales and property management.

Vicky was absolutely instrumental throughout the entire process. We first viewed an unbelievable opportunity down the road from our existing flat before it had even gone on the market, and she kindly allowed us to put in an offer early, which really helped get things moving quickly. From there, everything progressed at pace, and while the process wasn’t without its complexities, Vicky was always on hand and available — whether it was answering calls, keeping everyone aligned, or making sure communication never dropped. Her dedication, professionalism, and calm approach made a huge difference. I genuinely don’t think we would have managed to successfully complete both the sale and purchase without her support. I would highly recommend Abode and their fantastic team to anyone looking to buy or sell. Their knowledge of the local area and their professionalism are second to none. And a lovely bonus — they’re very dog-friendly! Every time I had an appointment, my dog was thoroughly spoiled with the best treats, which definitely earned them extra points ?????? Dea, my agent, made the entire process of selling my house incredibly smooth and stress-free. We encountered a few obstacles along the way, but Dea went above and beyond to ensure the sale went through. She's knowledgeable, efficient, and always available to answer any questions. If I could give her 10 stars, I would! We completed the sale in record time, and I couldn't be happier with the outcome. If you want an stress-free sale, look no further than Reed Rains!

Their response time is incredible (shoutout to James) and the move process was made so easy for me (shoutout to Alicia). I’ve had so many awful experiences with other London agencies but they really went above and beyond for me and ensured my renting process has been smooth-sailing and problem-free. Super pleased with their services!

16th Apr 2026 (19 days ago)I lived in my flat for 8 months now and have so far experienced so many issues that their check-in report failed to identify. First day I moved in, the bathtub was clogged, there were underwear stuffed in the drawers, toilet seat cover was cracked. The heater was also broken so had to freeze through December, and they also pointed me to the wrong the electricity meter so I’ve been paying for my neighbour’s electricity. Their property manager is incompetent at best, ignoring emails/calls and just sit there watch you suffer / sort out problems by yourself. Avoid at all cost.

I've tried reaching out to you but you never answer left messages for Eric and Ezgi - UNPROFESSIONAL I understand you and some members where off sick but everytime I drove past your office I could see everyone in the office present and working just not answering my call or messages which makes it more unprofessional . I did CALL and try reach out to you and still no response i left whats app messages on two seperate occasions and two different people still no response so from my point of view I was certainly patient and went above and beyond to try get a response from you which never came until I left a review then the response came instantly My main purpose was to sell the property and whilst working with you I felt the only thing you wanted to do was rent my property out for short let's at rock bottom prices which I certainly said no too especially at the low ball figures you offered me( very low figures borderline disturbing) I'm glad I got my property sold with another agent I believe being honest and transparent is very important in this field which I believe in my opinion I didn't receive from you as an agent We all make mistakes if you owned the mistake and apolisged for ignoring me then we could have resolved this Instanly but to say people where sick when I could see them working in the office has certainly left me disappointed in my humble opinion

18th Apr 2026 (17 days ago)Unprofessional, unethical, and publicly mocks clients. I strongly advise avoiding Alexander Rose Estates. Our experience was a nightmare: Financial Pressure: They pressured us to accept a lower offer for their own convenience, disregarding our best interests as sellers. Incompetence: They failed to track essential legal documents and met our concerns with "Be optimistic" instead of professional solutions. Public Mockery: Look at their response to our previous feedback. The owner literally bragged about "celebrating" and "partying" while we suffered from their poor conduct. Using a smirking emoji to ridicule a client’s genuine grievance is the height of arrogance. If you value your money and mental health, do not trust this agency. They don't care about your home; they only care about their commission and mocking you if you complain.

He was incredibly well-prepared and guided us through the viewing in a way that felt relaxed and unhurried. What really stood out was how easy he was to talk to. He has a naturally warm and personable manner that made the whole experience feel far more attentive than property viewings can sometimes be. He answered every question we had and never made us feel rushed or pressured. For someone early in their career, he carries himself with a professionalism and enthusiasm that you don't always see. We'd have no hesitation in recommending him and look forward to working with him to find our home!

They were really fast with their responses and Nick was especially brilliant in sorting everything out and giving advice. I would recommend them to anyone looking to rent or to let. Thank you
25th Apr 2026 (10 days ago)Avoid - rude, dishonest, would not trust as either a buyer or seller Signed up in person summer 2025 as a buyer. No info sent through in months. In December sent multiple requests via Zoopla for a viewing of one of their properties. No reply. Called main office. Finally get one email to arrange viewing; I reply six times and nothing. Physically go into office March 2026 (house is still on market / unsold) and get patronised rudely by a team member - "we couldn't prioritise you as a viewer" "this is how markets work" (thanks I've bought & sold two places before). Told me they'd book me in for viewing; no follow up. It's pretty clear they overprice houses that they don't sell - this one is still on the market as of end April 26 (it was reduced a full six months ago) which was confirmed by friends who live locally "avoid them, terrible reputation". I wouldn't want to partner with such poorly organised / low integrity agents to sell my place, or want to work with them on buying somewhere.
